MARINA MARTINIQUE HOME OWNERS ASSOCIATION NEWS LETTER May 2017 News letter

CHAIRPERSON: Good day to all members:

On behalf of the Board and myself I would like to voice a word of welcome to new residents to the Marina. We wish you a superb new lifestyle and a relaxing reside in the serenity constructed by nature and human initiative.

The first quarterly social gathering went off well. The Board wants to encourage all members residing in the Marina to join in the fun and talk ninety to the dozen during our quarterly gatherings.

According to the comments from several members, the day to day operations in the Marina, supported by the Board, is well organised and action takes place according to time and urgency.

All members are invited to communicate with management of the Marina. Please feel free to visit or send any proposals through to us. Make use of the monthly news letter to stay informed about activities that surround you.

PLEASE NOTE: Mr Mike Bosch stepped down as Chairperson of the Board as from 2 May 2017 (will serve as a Director on the Board) and handed over the reign to Advocate Marius Van Zyl. The new Vice Chairperson selected by the Board is Mr Org Dannhauser. The Board applaud all decisions made and wish them a successful period in all they bring about.

Herewith the directors of the MMHOA for 2017; from left to right are: Mr Emil Heppell, Dr Rita Cilliers, Advocate Marius Van Zyl (Vice- Chairperson), Mr Mike Bosch (Chairperson), Mr SW Van Der Merwe, Mr Vernon Heunis (Manager) and Mr Org Dannhauser

Mr Emil Heppell and Mr SW Van Der Merwe resigned from the Board with immediate effect on 22 April 2017.

The two new Directors, part of the MMHOA has been selected by the Board on the 2 May 2017. From left is Mr Abraham Bekker and Mr Marius Blignaut.

The Board welcomes the above Directors and wish them a productive reign on the Board for the rest of the year. FINANCES: The cash flow situation is healthy, the bank balance was R14,551m at 31/03/2017, with all creditors accounts paid up to date. For the financial year so far, the expenses are still within budget. We are in the process of revisiting the 2017/2018 budget and it will be discussed at the next board meeting, after which it will be circulated to the members. At this stage, we do not foresee an increase in levies.

BOARD STRATEGIC OBJECTIVES/GOALS FOR 2017: The board have four strategic objectives:  The Telkom Contract  Electronic voting  Prepaid metering  Recreational facilities The fifth project – Developing the Carenage will be a long term project. The development of a part of the Carenage will start off by conducting a survey completed by all members in the Marina.

INTERESTING STATS: Seawater is pumped into the Marina canels 24/7 (except during maintenance /repair) with a total water capacity of 406 000 cubic meters and covers an area of 248 600 square meters. NEW PROJECTS: Hiding place for fish:

Advocate Marius Van Zyl, Dr Ferreira and Mornè Strydom is starting a new fish hiding and breeding project in the Marina canals. The main focus to this project is to expand the fish population that is currently existing in our Marina. By creating hiding spots for small and medium fish (at different areas in the canals) the chances is enhanced for the fish to continue to exist and new ones to stay alive and hide from the CORMORANT BIRD attacks.

GENERAL:

Documentations on the web: No new documentation is available on the web. The new policy for the security of the Marina has been analysed and Advocate Van Zyl and Mr Heppell are in the process of compiling and finalizing the document for members to make comments and to communicate with the Board. Water restrictions: Dear member, although we are blessed with more or less 20 mm of rain, instead of carrying buckets of water for animals, grass and plants, we still want to remind you that water restrictions still apply to everybody living in the Marina and to surrounding areas.

The rule of Marina Martinique and Kouga Municipality still says:”no hose pipes are allowed to be used”. We are all grateful for the rain that fell during the last two days!!!!

Smart Pre -Paid Electrisity and Water Metering : Mr Anton Mayne addressed the Board and explained the concept of prepaid electricity in the Marina. The pros and cons have been discussed and even if the billing for electricity in the Marina will be marginally more than the Municipality rates of Jeffreys Bay it is definitely the best way forward.

Mr Mayne indicated that an audit of the Marina infrastructure is to be completed before a final decission from the Board can be taken. All final discussions and the resolution to the above will be communicated with you and will be ratified through e-voting.

Sewerage problem : The collapsed sewer pipeline at the Tobago Bridge has been FIXED late Monday (24 Apr) afternoon. We thank Vernon for his perseverance and determination to accomplish his goal. This was a big headache but the “MANAGER’S GAT” was back in action ready to take the next flush of water. The final finish off of the road surface will be completed, weather permitting.

THE USE OF TOILETS ARE IN ORDER!!

Speed ingtimes :

The Board approved a new set of rules that now allows speeding between 10:00 to 17:00 in the lake area. Speed control in the Marina : Warnings of speeding in the Marina had been issued to offenders but to no avail. Because of the fact that the warnings had no effect to the offenders new measures needed to be considered.

The security guards will now be on the lookout for speeding vehicles. Written warnings will be issued to trespassers and their vehicle registration numbers will be reported to the office.

ALL RESIDENTS IN THE MARINA, PLEASE HELP US TO CHANGE THE BEHAVIOUR OF ALL OF US, INCLUDING YOUR VISITORS.

Sports facilities in the Marina : All options are being considered. This will be done in consultation with all members. Once we have clarity we will communicate it to all members. The location and position for these facilities will be determined by receiving quotations. The possibility to erect it at the Fennell Park is considered but the development of the Carenage for the Marina can also accommodate these facilities. The Board will keep you up to date with the process for the facilities.

Development of the Carenage: The future development of the Carenage area (or part of it) is an initiation given to the directors as a developing project for the Marina. The development has to include facilities for young, teenagers, middle aged and older members of the Marina.

This might include a yacht club, club house, sports facilities and swimming pools (which might include tennis court and cricket pitch) as well as a putt-putt course and enclosed supervised children play yard. We want your input as part of this development and would like to hear from you through a visit, email or telephone conversation. If you know any person, company or facilitator(s) who can assist us with information, quotations or expertise we want to know about it, urgently.

PLEASE WORK WITH US TO DEVELOP AND ENHANCE THE MARINA AND MAKE IT A LOVELY EXPERIENCE TO RESIDE AND RETREAT TO. QUATERLY GATHERING:

The quaterley gathering on 12 April was an energetic experience. We convey our appreciation to Vernon and Lizelle for a well organized gathering. The food, drinks and the friendly way everybody communicated and participate in Q & A was very positive. In future please attend this gathering so we can get to know you better and attend to urgent concerns that may be lingering amongst our members.

Future social gatherings are scheduled for 14/07/2017, 16/10/2017 and 08/12/2017. Q/A=?

The following questions and suggestions were aired:

Q The possibility to build a cricket pitch and a tennis court: A All options are being considered. This will be done in consultation with all members. Once we have clarity we will communicate it to all members.

Q The outside perimeter of the Marina is very untidy / paper and trash. Who must clean it? A All members of the Marina must voice their complaint to the new DA municipality as well as the Mayor of Jeffreys Bay. In the meantime Vernon arranged to have the area cleaned on a regular basis.

Q The possibility to open up the hall for badminton, ring tennis, volleyball and table tennis. A Teenagers need supervision and the terrain of the hall is open to the public and a major upliftment is necessary to accommodate this request.

Q Building ONE golf green for putting. A The go ahead is given to one member, as long as he makes use of natural grass that will have to be kept neat and tidy. Also take in mind the water restrictions for watering of gardens. Also keep safety measures in place – small children and swinging clubs.

Q Why red roofs and cream wall colour at the entrance gates? Interior must be repainted because it is dirty and untidy. A The red and cream is the colour chosen for facilitation buildings of the Marina Martinique and will stay that colour till revamp has to be done in future. The roof of the guard house at the entrance will be erected during the coming week and thereafter the interior walls /ceilings will be completed. White will be applied to the interior to make it easier to maintain. Q The development or not of the Carenage? A This issue about the development or not of the Carenage requires a serious discussion that includes all members of the Marina.

Q Possibility of a club house. A Major plans were prepared for this area but was informed that the Carenage will be sold and no development must be planned for it.

Proposals without discussion: 1. Please do not use the Fennell Park for leisure activities – the open areas are only space for the dear, buck, and other animals. Use the Carenage for the Tennis court and Cricket pitch. 2. The following sport facilities are also important and can be part of the proposed CLUB! Putt-Putt / Basket Ball / Squash / Volley Ball and Table Tennis. 3. Please build a Marina CLUB with a heated swimming pool for the older people. Can be open only certain hours per day. e.g. 10h00-12h00 and 17h00-20h00. 4. Can also ask entrance fee for all facilities – this fee is for maintenance. Members can be issued with a club-card, pre-loaded with entrance fee to different facilities. 5. In future please look at uniformity in relation to colour of walls, roofs, details etc, to new buildings going up in the Marina. Caribbean style please.

SECURITY: We kindly remind members:

 To take responsible precautions to safeguard their possessions.

 Adhere to the speed limit of kph at all times! o The safety of our children and the wild animal life is important to us.

 To adhere to the NO tail gating rule. o Not to drive off before the boom has lowered behind you, to prevent vehicle behind you from tail gating. o The goal is to protect you and your loved ones against people entering the Marina illegally.

 At the entrance gates newcomers to the Marina will in future be issued with fishing and water rules. Members must please ensure their visiting/renting guests are well informed on MARINA RULES. People are allowed to fish only from their own property (jetty) or at green areas where signboards give you permission to fish. INTERESTING TITBITS: Only read if you are inquisitive

1. We welcome Piet and Susan De Beer: they are new friendly people who moved into no 895 San Andreas Close, all the way from Pretoria.

2. Grant and Jaconi Comley moved across the water canal to 1450, Keywest Crescent, a more comfortable and warmer stay. Enjoy the sun the new view and an enormous garage.

3. Emil and Maxine Heppell moved from 1041 bordering the Antigua Cove to 1154 Antilles Drive. Welcome nearer to Dolphin Drive on the outside of the Marina and a short distance to Tapas.

4. We welcome Marinda and Esmond Jacobs at 893 San Andreas Close all the way form Pretoria. Although it will be short stays during the year you will feel so relaxed that the next visit will be short after the previous one.

5. Bev and Willem Verwey, time is running out! Only a few days then you can move into 940 Kingston Place. The silence and tranquillity will keep you more at home.

6. We welcome the new residents that bought “Herman’s” house at 975 Tobago Crescent. Although we do not know your particulars yet, we still wish you and your family an overjoyed stay in the Marina.

We invite all new residents in the Marina to contact us and provide us with your details so we can introduce you to the long term residents who already have their roots firmly grounded. It is good to know who the new people are and to make you feel welcome in your new home.
