SWIFT CREEK COMMUNITY OWNERS ASSOCIATION, INC. ARC Meeting Minutes 1/26/10

Meeting called to Order at 9:00 a.m. Quorum Established

In attendance: Matt Schwab, Nancy Beukenkamp, Dora Cawood and Beth Clark

Nancy Beukenkamp made a motion to approve the minutes of the January 12, 2010 ARC meeting as written. Dora Cawood seconded the motion. Motion carried unanimously.

OLD BUSINESS:

PH 6, LOT 16 Philip Pruitt, 856 Coldwater Creek Circle The ARC discussed a response to the letter dated 1/11/10 received from Mr. Pruitt regarding his construction deposit refund/forfeiture. Upon a motion made by Nancy Beukenkamp, seconded by Dora Cawood with unanimous approval, a response letter will be drafted, reviewed by all ARC members, and mailed to Mr. Pruitt. A copy will be inserted in the Minutes book.

PH 6, LOT 24 Huff Development, LLC Upon a site visit to the lot, the ARC noticed several deviations from the submitted, approved plan. Matt Schwab made a motion, seconded by Dora Cawood with unanimous approval to draft a letter describing the changes with a requirement to remove and replace according to the ARC Guidelines. The letter will be reviewed and approved by all ARC members and mailed to Huff Development. A copy will be inserted in the Minutes book.

NEW BUSINESS

PH 4, LOT 10 Key Lime Homes, Inc. Upon inspection requested for a certificate of occupancy, the ARC noted that a screen enclosure had been added, and the back patio had been modified from the original approved plans. Dora Cawood made a motion to approve the request for certificate of occupancy and refund of construction deposit. A letter of caution is to be sent regarding making changes without prior approval and to request a revised elevation plan and site plan. Nancy Beukenkamp seconded the motion. Motion carried unanimously.

PH 4, LOT 63 Michael & Melissa Yandel, 829 Coldwater Creek Circle The ARC determined that further information regarding the pool enclosure was needed before approving the request for a pool and enclosure. This request is tabled until the next meeting.

Dora Cawood made a motion to adjourn. Matt Schwab seconded the motion. Motion carried unanimously. Meeting adjourned at 11:30a.m.
