Subject: Most Significant Real Estate Projects 2007

It is time to start considering what 2007 projects or transactions you are going to submit for consideration as the “Significant Transaction 2007.” The information below is provided to give you ample opportunity to consider submitting your current projects for the 2007 award program. The Significant Transaction awards will be presented in February 2008 during a special event to be held at the Richmond Convention Center in Richmond.

We hope that you will submit your projects for consideration for this award. The deadline will be January 15, 2007 for the February 2008 awards ceremony.

This recognition is open to any commercial, industrial or mixed-use project undertaken or brokered by the private or public sectors or a public-private partnership, in Virginia, in any of the following areas:  Income Producing Residential (greater than 4 units)  Commercial of All Types  Mixed-use  Public development

A panel of leading CCIM real estate professionals from around Virginia will review the submissions and select the winners. Details of the top projects and abbreviated accounts of other submitted transactions deemed worthy of attention will be published in Virginia Economic Trends Magazine published by Chmura Economics & Analytics.

CRITERIA : The main purpose of the competition is to give visibility to those Virginia projects that stand out for their entrepreneurial creativity and positive community impact. The panelists will judge submissions by a numerical rating system from two main perspectives:

 Creativity in solving problems and overcoming obstacles in order to make the deal happen.  Positive impact on the community, considering such factors as architectural design, development concept, job creation, public infrastructure improvements, sensitivity to the environment and contribution to community goals such as addressing traffic congestion, affordable housing, and general quality of life issues.

The competition is open to all projects large or small. The CCIM panel of judges stress that while size may be considered in judging the entries, it does not necessarily present any advantage. Transactions of different sizes present their own unique challenges.

WHO'S ELIGIBLE? Projects can include brokerage, new construction, rehabs, mixed-use and land assemblages. All submissions must meet the following criteria:

 The real estate project must be located in Virginia.  The project has to close during 2007. That means: -For brokerage deals, the sale must close by 12/31/07. -For development projects involving individual buildings or facilities, construction had to be completed and the occupancy must have begun by 12/31/07. -For projects involving multi-year developments, infrastructure needs to be installed and one or more facilities completed with known occupancy by 12/31/07.

SUBMITTING NOMINATIONS: Submittals may be made electronically, via facsimile, or hardcopy by mail. Please use the attached submission form as the first page, accompanied by supporting documentation. You can nominate your own project or someone else's. If you nominate someone else's project, however, we request that you provide us a contact name on the submission form so we can verify the information.

The Virginia CCIM Chapter and Virginia Economic Trends look forward to your submission for the 2007 award.
