Dear Homeowners,
Back in April of this year, you were sent a letter proposing that the community of Buffalo Ranch install automatic gates, pedestrian gates, entry systems, along with security video cameras. The gates would be installed at: Winter Harbor and Peace Way Willow Hills and Peace Way Buffalo Drive and Buffalo Ranch Avenue
Each Homeowner also received an official Ballot and was asked to vote “YES” or “NO” for this gate proposal. The cost to build and install the equipment and gates would require each Homeowner/Home to pay a ONE TIME Assessment of $828.00 per home. In order to begin the process and hire a builder for this project a majority of the 552 homes in Buffalo Ranch needed to vote “YES” and a minimum of 277 homes out of the 552 needed to agree to this project.
You the Homeowners voted and made your voices heard and as of this date, we have received 303 “YES” votes in favor of moving forward with Gates and begin this project.
This letter is our communication to you that your Buffalo Ranch HOA has been approved to move forward to make Buffalo Ranch a Gated community.
As was already stated the One Time Capital Improvement Assessment will be $828.00 per household or home. The faster that we can collect this separate payment, the faster we can begin paying for the gate installation and begin to build.
We know that the additional cost of $828.00 might create a financial burden on some of our families, so although we prefer to have the payment made at one time, this HOA Board has also decided to let homeowners break the payment up into smaller options.
1. Pay $828.00 – One payment due August 1, 2016 and be done.
2. Two Payments of $414.00 – August 1, 2016 & September 1, 2016
3. Three payments of $276.00 – August 1, 2016, September 1, 2016 and October 1, 2016
4. Four payments of $207.00 – August 1, 2016, September 1, 2016, October 1, 2016 and final payment due November 1, 2016.
5. Paying over the year of $69.00 the first of each month for 12 months ending July 1, 2017
**Whichever payment option you choose to go with, remember, these payments are separate from the $54.00 HOA fee which you already pay each month.***
Western Door and Gates, our chosen contractor needs to receive a minimum of 60% as down payment to start the build, so the faster you can pay. The quicker we can begin.

To be able to keep the payments accurate, we need you to send your payment(s) for the Capital Improvement Assessment to this address:

**Please note this address is different from the address used for your HOA dues.
Please make out your checks to Buffalo Ranch and in the comment area put your HOA account number and “Capital Improvement Assessment”. The Capital Improvement Assessment payments (s) must be mailed separately from your HOA dues. If you are making more than the one time Capital Improvement Assessment payments please keep this address for future payments.
Please also note that the full amount of the Capital Improvement Assessment will be on your next statement. Do not be alarmed, you will have the option of making the payments in the option you select.
