Montivideo Square Homeowners Association t/a McLean Greens Homeowners Association Meeting of the Board of Directors

Minutes for Thursday, September 27, 2012 McLean High School Lecture Hall

Vice President Randi Grinbergs called the meeting to order at 7:05 pm. Board members present were: Tracy Hewitt, Linda Graniti and Debra Pontisso. A quorum was established. Steve Richter represented Richter Management Company. Also present was Eagle Scout Justin Ung. More about his visit appears below.

Resident/Homeowner Forum Residents present for the meeting were Trish Manarin, Caroline Milani and Jana Dawson.

Minutes Tracy made a motion seconded by Randi to accept the August minutes. The motion was approved unanimously.

Financial Report The July emergency fund contribution entry was verified and paid by the management company and the August report was reviewed. Also, there is an anticipated Federal refund of approximately $395. Discussion on lawn and tree maintenance was reviewed from our Income/Expense Statement.

Management Report The white wall fences are ready to be painted and advanced notice will be given to the homeowners when the painters will be on their properties. Follow up continues as to when the stump between Gervais and Hutchison will be removed. Steve walked the grounds prior to our meeting to check on the status of the violations in progress and to ascertain the violations they were completed.

Architectural Control Committee (ACC) Report One new ACC application was received and reviewed by the committee.

Grounds Committee Report Some of the towing signs will be relocated in the near future to the Glenn Spring side of the community.

Old Business The Fall newsletter is now ready for distribution. Randi will be delivering this in the next week or two.

New Business We discussed the upcoming Community Clean Up taking place on Saturday, November 3rd. Debra has volunteered to do the flier for the clean up to be distributed to homeowners. She also spoke about the possibility of a community picnic in an effort to bring the community together for a fun event next spring or summer. Regarding the visit from Eagle Scout Justin Ung. He spoke about his goal to do some trail improvement with Haycock-Longfellow Park and build a little retaining wall to keep it from washing out and the size is approximately 10 ft wide by 2 ft tall. Justin will get back to us with the cost for this effort and then the Board will proceed from there.

Executive Session The Board went into Executive session at 8:22 p.m. And ended at 8:30 p.m.

Adjournment At 8:35 p.m. Debra made a motion to adjourn seconded by Randi. The motion was approved unanimously and the meeting was adjourned.
