We write to confirm that our client ______(Employee: ______) intends to lease the above-mentioned premises subject to your acceptance of the following terms & conditions :-

TERMS OF AGREEMENT

Rental S$______per month (*unfurnished/ partially/ fully furnished) inclusive of GST (if applicable), monthly maintenance charges, fixtures, fittings, appliances payable on or before the ______day of each month during the term.

Period of Lease ______(___) months with an option to renew for a further term of ______(___) months at the then prevailing market rental to be mutually agreed by both parties.

Diplomatic Clause Will only apply after twelve (12) months occupation by the Tenant’s designated employee, and thereafter the tenancy may be terminated by the Tenant by giving two (2) months’ notice or two (2) rental in lieu of such notice.

Security Deposit Equivalent to ______(___) months’ rental totaling S$______to be held by the Landlord and refundable without interest to the Tenant within fourteen (14) days after the expiry of the lease.

Singapore Cable Vision The Landlord will provide a minimum of one (1) S.C.V. point in the Subscription premises while the Tenant will be responsible for the subscription. Any additional SCV points required by the Tenant shall be borne by the Tenant.

Air-Conditioning Quarterly air-conditioning service and maintenance charges to be borne by the Tenant throughout the term of lease. Landlord to be responsible for the repair and replacement of parts not arising from willful misuse or gross negligence of the Tenant.

Legal Costs Each party to bear its own legal cost for preparation of the Tenancy Agreement, if any.

Stamp Duty The cost of stamping the Tenancy Agreement will be borne by the Tenant.

Minor Repairs The Tenant shall be responsible to pay for minor repair charges or to replace expendable items in the inventory up to S$______per item. The landlord will provide a ‘Warranty’ period of 30 days during which all repairs and cost of such repairs will be fully borne by the Landlord.

Commission Share The Landlord’s salesperson will share the commission/fees with the Tenant’s salesperson on the basis of _____% / ____% (Landlord’s salesperson/Tenant’s Salesperson) of the commission/fees payable by the Landlord for securing this Tenant. In the event that the Tenant shall renew the lease, the Tenant’s salesperson shall also be entitled to share the commission/fees in the same manner.

ITEMS TO BE DONE AND PROVIDED AT THE LANDLORD’S EXPENSE (other than those items already present at the premises)

1. To ensure that all electrical, plumbing and sanitary installations are in good and serviceable condition prior to the commencement of the lease.

2. To carry out initial servicing to all air-conditioning units, and to ensure all faulty appliances (if any) and any other defects (if any) are rectified prior to the commencement of the lease.

3. To ensure the cleaning of the entire premises including all cabinets, wardrobes, appliances (including refrigerator, cooker hob, oven, cooker hood), windows, curtains, etc. prior to the commencement of the lease.

4. To clean and touch up the interior and exterior of the entire premises. This includes walls and ceilings, the metal railing of the balconies, windows and doors.

5. To thoroughly clean all marble, parquet and any ceramic flooring.

______As a genuine gesture to lease your above premises, we enclosed herewith a cheque of S$______being payment as goodfaith deposit to be held by the Landlord for securing the above said property.

We agree to sign the Tenancy Agreement with the Landlord within TEN (10) days from the date of this letter.

The parties hereto agree that if for any reason the Tenancy Agreement is not agreed upon and signed by both parties within the aforesaid TEN (10) days or the stated occupier is relocated or transferred from Singapore to another country prior to the signing of the Tenancy Agreement, in this circumstance the goodfaith deposit paid herewith be refunded to the Tenant without any interest or deductions within THREE (3) days. Thereon and thereafter, neither party shall have any claim against the other.

Within______days (i.e. by ______/______(time)), the Landlord of the above property must either accept or reject this offer; failing which this, offer shall lapse.

If accepted, the Landlord shall deliver to the undersigned the Letter of Intent duly signed by the Landlord within the time stipulated above.

If rejected, the deposit tendered herewith will be refunded to me/us immediately without any interest thereon and thereafter neither party shall have any claim against the other.

Upon signing of the Tenancy Agreement on such terms as may be mutually agreed to by both parties, this goodfaith deposit shall be treated as the first rental payable under the agreement.
