Management Report Jan 2010 Miscellaneous Projects Tree Planting; watering set-up & planting of 13ea. 15 gallon trees. Planting complete irrigation will be completed prior to February 28. Street Painting; will start about mid Oct. weather permitting. Not complete. Drainage; Gregg and I have been replacing the drainage pipe and drain boxes @ the front of the club house garden area. (completed ). The area around the sun dial lawn area has been completed with a french drain installed. With the early rain in Oct there were some minor flooding in this area and shower rooms. Complete Street Signage Replacement of weathered street signs has started. Not complete. Lift Station #1 Phone line is being installed between the clubhouse phone line terminals and lift station #1. Strom Electric will install an auto dialer fist week in Oct. (The purpose for this installation is to call the pager of the on call person when there is a failure in the Sewer Lift Station.) Complete Main Storm Drain Culvert will be cleaned out of willows and cat tails in late Nov. ( this is the culvert that drains rain water from the park starting behind 35 club view fence to the rail road tracks) The other culvert that drains the park is located behind #10 Meadow View Dr. and will be done also. Not complete. Jute Landscape Netting will be installed behind 59 & 61 club view dr, and wild seed planted to improve hill side stability. Complete Lighting for Shuffle Board Court planning for a motion activated sensor to be installed by Strom Electric to make it so you don't have to look for the switch and many residents are unaware of its location. Not complete. The Sheds Down Stairs I have an alternative place in mind for the one that’s already disassembled (The smoking area) and will remove the one hanging off the side of the slope. Not complete. Trip and Fall Repairs have been started and one other area on the walkway near the transformer will be done soon. Not complete. New Home Installation @ 130 Panorama Has been suspended pending an alternate plan approval from H.C.D. ( 1-5-10 Home is installed and being completed. ) Not complete. New Spa Cover will be here wed .6-Jan-10. On schedule Asphalt Paving Bostic Paving has completed Asphalt work for this budget year 09-10. This included an asphalt seal coat to 15 cul-de-sacs, Sunrise lane & Panorama lane. Repaving the weathered portion on right side of the entrance road to the Park. Crack Seal to a major portion of the park. Complete ls Retaining Walls Retaining Wall replacement for 09-10 is on schedule, 8 of 10are completed. The Two remaining walls will be finished this month. Carpet M.D.$6,820.79 men & women’s card rooms & upstairs women’s restroom vanity area. Same contractors that did the upstairs carpet. Not on the budget. Except for the vanity area in the women’s restroom which would be part of the women’s remodel in the 09-10 budget.

Pool Deck 09-10 budget of $20,000.00 Bid #1 S.V.$53,830.00, colored,stamped textured in large roman slate stump S.V.$46,650.00, broom finish S.V.$2,100.00 , install deck o-seal between copings and patio

Bid #2 M.D.$38,036.25, pour new concrete pool deck, 50 yards, cove & mastic. The options for the finish at the pool deck were for now to be a light broom finish with color. We can use a stamp pattern if you like for just a little more.

Bid #3 E.W.$41,377.00 Remove and replace concrete pool deck.

Bathroom (women’s) Remodel 09-10 Budget $10,000.00 M.D.$12,586.75, install 3 custom fit stalls to match mens, use existing grab bars, paper dispensers, seat guards. no paint. Install new floor 2x2 mosaic tile floor& baseboard, (same contractor that did the men’s restroom remodel)

New Ballroom Floor 11-12 budget of $15,000.00 #1 M.D.$32,000.00 Mark I am sure that installation of a new pre finished or laminate floor can be done for approximately $10.00 per sq ft. With this large area we could give a good discount as there aren't many cuts. I hope this helps for now.
