The name of our company is H&H Remodeling (Houses are Homes). Our primary focus is providing lower cost single-family homes by utilizing a network to find properties that are in need of remodeling, but are structurally sound and in good communities with adequate resources.

The idea is simple – fix homes using synergies in networking and cost control to allow more good people to own their own home.

The geographical area H&H will focus will be Illinois and NW Indiana, an area in which many rural homes have become dilapidated over the years as the small-family farm economy changed. Additionally, there are large urban areas in this geographic area that are in desperate need of renovation without excessive gentrification. Our philosophy leans toward making these homes affordable, comfortable, but not so expensive that the only clients that can afford are high-income individuals more suited for the gentrified neighborhoods of the major cities.

Instead, our view is that it is middle and lower-middle income individuals who need a chance to become homeowners and then, in turn, become a productive part of the community – giving back and completely the “Pay It Forward” Cycle.

Our basic model is to purchase the home and land for a median price of $40,000; put

$20,000 of labor and materials into the home, and then retail it for $75-80,000. We will network with realtors who will accept a smaller commission on volume, and with banks and loan agencies who will lower builder fees based on community involvement and, again, volume. Because of our expertise in the field, coupled with synergistic buying power, we will be able to turn a home, depending on its prior damage, in 2-4 weeks; with the goal of 5 crews to start turning a minimum of 50 homes per annum.

Our expertise is in construction and remodel – but more than that, we will network with a variety of professionals and organizations to build community awareness and involvement for our unique niche. Of course, banks, realtors, and other lending agencies would likely be delighted to get high-quality remodeled homes at a fair market price; social organizations, governmental grants, and other political organizations will surely help build the community from the ground up; and religious organizations spread the word that “community is on the rise.” In addition, we will network with small business owners WITHIN the specific communities to source our needs (lumber, supplies, building materials, paint, etc.). This will also help the community and create an environment of cooperation and cost savings for all. By using local businesses, purchasing in bulk (e.g. certain colors of paint and supplies), we will overcome the challenges many builders face when dealing with custom homes.

As you can see, our business model is optimistic. Indeed, our company culture is designed to not only be profitable, but socially responsible. Whenever possible, we will utilize new technology that is both affordable and environmentally sound. While the homes will not have custom colors or custom fixtures, we will work to find materials that are both cost-effective and save resources. This idea will flow through every aspect of our company – money will be spent not on fancy offices, etc., but reinvested into the community and educating the population that we can, one at a time, make a large difference in the lives of many. WHAT WE DO

Purchase older, or slightly dilapidated homes that have charm, decent location, and good basic structure. Use our expertise to cost- effectively fix up these homes using a basic plan; efficiencies come through purchasing larger quantities of similar styles (e.g. water heaters, bath supplies, etc.).

Provide a thoughtful, cost-effective home. Network with realtors, social-service agencies, banks, lending institutions, and other governmental agencies to provide these homes for deserving individuals.

The Result? Happy Customers who become integral to their community and form positive bonds with local society and, in turn, contribute to a better community!
