The 46-story hotel in downtown San Francisco had multiple reported incidents of water infiltration. Leaks were occurring as the result of multiple system failures, including failed window gaskets, improper window flashing, failing expansion joints, and deterioration of the modified bitumen roofs. FEA had been requested to assist the hotel in replacement of the tower roofs, replacement of the pool deck coating and expansion joints, and repairs of to the façade. Suspended scaffolding was used to evaluate the façade. Construction documents were created for the repairs. FEA provided contract administration services including periodic site inspections throughout construction.
FEA replaced the roof systems on tower 1 with a two-ply modified bituminous roof system. This work included complete tear- off of the existing systems and installation of a new reflective roof system to meet the Title 24 requirements. This project required re-testing of fall protection anchorages affected by the new tapered roof insulation system.
The following year, FEA replaced the roof systems on tower 3 with a two-ply modified bituminous roof system including new planter systems. Portions of the roof replacement included a raised paver deck outside the penthouse suites. Due to low flashing heights around the cooling towers, a liquid membrane flashing was used to avoid the cost of moving and re- piping the cooling tower systems. Also critical to this project was that the majority of the work was directly above the swimming pool courtyard. Special precautions had to be implemented to protect guests from construction debris that may fall from the roof. The project also included re-sealing of ornamental panels along the façade that were leaking and causing water infiltration behind the roof flashings.
