Welcome to your new home. We want your stay to be as comfortable as possible so please help us by letting us know what we can do for you. This booklet has important information about living at Oakbrook Walk. Please take a few minutes to read this booklet and sign the form on the last page.

Please keep this in mind when making requests:

We have done everything in our power to make this transition to your new home as easy as possible. We will do everything we can to help you with anything you may need. Please help us help you by following the directions in this booklet. Our network server located at http://residents.oakbrookwalk.com is the fastest and easiest way for us to accomplish your requests in a timely and efficient manner. Please be sure to set up your computer first and register using the provided registration key (page 4). We have personnel standing by to help you; however we can’t always get to you immediately. If you wish to speak to any member of the management team please call the office at 352-375-4541.

Telephone is answered 24 hours a day. Answering Service between 5 PM and 9 AM.

IN CASE OF EMERGENCY: CALL 911 for the police department, fire department, or emergency medical personnel in the event of any threat to your personal welfare.

After calling the police, call the Security Guard at 352-373-5434 to notify the guard during security hours, which are 9:00 PM to 5:00 AM every day. The guard or an answering machine in the guardhouse will answer this number, and you should state your name, phone number, unit number, and the nature of your emergency.

Page 2 of 8 INTERNET ACCESS AND REGISTRATION

The first thing you will want to do when you move-in is set up your computer and register online at http://residents.oakbrookwalk.com/iaccess/register.php. The registration process will allow you to get access to the internet outside of our network. You will need to manually type the website into the address line of your internet browser. Don’t be alarmed if you see “the page cannot be displayed” on your internet browser when you initially open the program. Until you register the only web page you will be able to access is on our server inside the Oakbrook Walk network.

You will need the following registration key in order to set up an account on our server:

Please follow the instructions provided on the screen. If you have any difficulties, call the office and our network administrator will try to answer any questions you may have.

Your name, birthday, email address, and phone number must be correct and up to date at all times. All information collected on the registration page is protected by our privacy policy which you can view at http://residents.oakbrookwalk.com/privacypolicy.php. This information is only used to verify that you are an authorized resident at Oakbrook Walk.

Improper or illegal use of our network can result in being permanently disconnected. By registering to use our network you agree to abide by our network usage policy which you can view at http://residents.oakbrookwalk.com/iaccess/html/networkusagepolicy.html.

Important: An email will be sent to you by our server that you must respond to within 24 hours. If you do not respond your access will automatically terminate following the 24 hour period.

YOUR PERSONAL COMPUTER

You need to know a few things about setting up your computer:

1. You are required to have some type of surge protection on your computer. This should be hooked up to your network cable and your electrical outlet. 2. You are required to have virus protection on your computer. If your computer is identified as being infected with a computer virus your network access will be terminated.

Page 3 of 8 3. Make sure that emails from oakbrookwalk.com have been removed from your spam filter. We send emails periodically to notify you of upcoming events and of information you will need as residents. If the emails are going to you spam folder you will miss out on important information. 4. If you intend on installing a router in your apartment to allow wireless access or to hook up multiple computers be sure to plug the port on your router marked “WAN” or “Internet” into the wall connection in your bedroom. Failing to properly connect your router can cause others on the network to loose their connection. Read your user manual and follow the directions before installing a router on our network.

PARKING POLICY

Please be sure to review the Oakbrook Walk parking policy which is available online at http://residents.oakbrookwalk.com/residentinfo/movein.php. Parking decals should be picked up when you move-in. If you do not own the vehicle that you will be driving, you will need a form filled out by the owner (parent or only) of the vehicle giving you permission to drive the car. This form is available online at http://residents.oakbrookwalk.com/residentinfo/movein.php; it is also available at the back of this booklet. We do not want anyone to be towed, however in order to ensure all residents have adequate parking, and city ordinances are followed, parking regulations are strictly adhered to. Roam towing will begin Tuesday, September 6th. IF YOU OR YOUR GUESTS ARE NOT PARKED PROPERLY, YOU WILL BE TOWED AT YOUR EXPENSE.

BICYCLES, MOPEDS AND MOTORCYCLES

Motorcycles and Mopeds must be parked in the assigned parking spaces. Bicycles can only be parked in the appropriate bike racks located throughout the community. Bicycles, mopeds and motorcycles should not be parked on the sidewalks in front of the buildings, chained to the white pillars, on your back patio, or stored in the stairwells. The pillars support the walkways not your bikes, anything that is chained to them inhibits the walkway, is considered a violation of state fire codes, and will be removed at your own expense.

RULES & REGULATIONS

Excessive noise or other disturbances amounting to a nuisance will not be permitted. If you experience a noise problem during office hours, please contact the office at 352-375-4541. Noise must be kept to a minimum at all times of the day. After all, your neighbor could be studying for a test or have a night job and need to sleep during the day. If you experience a noise problem between 9 p.m. and 5 a.m. please call 352-373-5434 and ask the security guard to investigate. Please follow-up with an email to the office with the nature of your complaint so that we can investigate the situation. We can only help you if you let us know you have a problem. Any information you provide us will be kept confidential to the best of our ability (we would only release complaints to a judge if eviction becomes necessary – and then we would still ask that he/she keeps the information confidential to protect you).

Page 4 of 8 DRUGS: Contraband on this property is strictly forbidden. Law enforcement will be called immediately to deal with any suspicious substance found in your home or on Oakbrook Walk property.

WEAPONS: Possession of weapons on this property is strictly forbidden. The use of any weapons or possession of weapons on this property will result in Law Enforcement being called immediately to deal with the situation. This includes BB guns, pellet guns, paintball guns, swords and hunting knives. Using these types of weapons on the property can result in a felony conviction.

BE FOREWARNED: WE DO NOT TOLERATE ANY ILLEGAL ACTIVITY at Oakbrook Walk, and will deal with it in a very strict and swift manner.

LEASING

If you are renting out your new home to others, it is a requirement of the condominium association that you use a lease agreement specifically designed to ensure your tenant will be obligated to the same rules and regulations as everyone else in the community. This lease has been designed so that you can enter your name, your tenant’s name, and any rental rate you decide is applicable. We will be happy to help you if you have any questions on the lease agreement. It is available to download from this link:

Please remember that we can not provide any services to anyone who does not either own the condo or have a copy of their lease on file with the office. This includes (but not limited to) helping with lock out services, emergency maintenance requests, internet access, and parking decals. Please get us a copy of any leases that you may have for tenants in your condominium home.

POOL

In past years, we have occasionally had broken glass in and around the pool area. When this occurs, the pool must be closed and cleaned. This process takes five to seven days. That is one week without the use of the pool. Therefore, for the benefit of everyone, glass bottles and containers are not allowed in the pool area. If you see any type of glass bottles at or near the pool, please pick it up and dispose of it as soon as possible. The pool closes at 11 pm. The security guard WILL enforce the pool closing at 11 pm.

WINDOW TREATMENTS

Oakbrook Walk requires that all interior window coverings (mini-blinds, vertical blinds, shades and curtains) all have a white colored surface or drape lining facing the outside. If you wish to install a window covering in the window to block out the light please first consult with the management team for suggestions.

Page 5 of 8 LOCKED OUT OF YOUR APARTMENT HOME

The Security Officer does not have a key to your apartment. If you are locked out after hours, contact Blackburn & Son Mobile Locksmith at 378-0870. Give them your unit address and name. They will request identification and verification of residency from you. The charge will be your responsibility. Stop by the office during office hours and we will assist you.

PEST CONTROL

Oakbrook Walk has contracted with a pest control company for all the apartments. If you have any pest control problems between treatments or any questions please submit a pest control request at http://residents.oakbrookwalk.com/workorders/pestrequest.php.

MAINTENANCE

You can make maintenance requests using our online maintenance request form at: http://residents.oakbrookwalk.com/workorders/maintrequest.php. Please be advised that interior maintenance requests for owners are invoiced at $45.00 per hour plus the cost of parts. Whoever makes the request will be responsible for the charges. Exterior maintenance is the responsibility of the homeowners association and repairs will be appropriately charged.

SECURITY

We have a Security Officer on-site from 9:00 p.m. to 5:00 a.m. The officer can be reached by calling them at 373-5434. Please be sure to contact the security officer immediately so that management will know of any problems. Please tell the guard the details of your emergency, including your name, address and telephone number. The officer is to be contacted on all problems related to parties, loud music, as well as any emergency situation. Please do not attempt to resolve conflicts and problems on your own; that is why we have a Security Officer. Please utilize his/her services. Security has been instructed by management at the time he/she receives the third complaint on one apartment regarding music, noise, or a loud party, he is to contact the police.

TRASH DISPOSAL & COLLECTION

Please note there is only one large trash bin at Phase II. However, there are two located within Phase I (one by the guardhouse and one by the 1232 building). Phase III also has two trash bins. Trash collection pick-up is twice per week, on Tuesday and Friday. Please place your trash in the receptacle. DO NOT PLACE IT IN THE YELLOW STRIPED FIRE LANE INGRESS/EGRESS AREA BY THE 1132 BUILDING! Please make sure you place your trash in the trash bins and not anywhere else (including outside your front door). There is a $10 charge per bag for trash picked up by the maintenance staff anywhere other than the trash bins. Do not use a pick up

Page 6 of 8 service to collect your trash in front of your door. Leaving trash in front of your door attracts ants and is considered a health hazard. You will be charged $10.00 per bag if you leave trash in front of your door.

PATIOS & BALCONIES

Patios and balconies may contain patio furniture in good condition, healthy plants (dead plants must be removed), and doormats. In accordance with our rules and regulations, patios and balconies must be free of all rubbish, refuse, garbage and trash; “For Sale” or “For Rent” signs; drying clothes, towels and other unsightly objects; and exterior antennae or aerials.

BARBEQUE GRILLS AND OUTDOOR COOKING

According to the Fire Prevention Code, Chapter 3-4.9, “barbeque grills and similar cooking equipment shall not be used on balconies, terraces, roofs, or porches.” If you are found in violation of this code, your first violation will be a verbal warning, second violation will be a written warning; third violation will result in removal of the grill by management personnel. Please instead use the grills located next to the pool entrances.

Monthly Assessment Payments

Monthly condominium Association assessments in the amount of $214.00 per month are due on the 1st day of every month. Please mail and make these payments payable to:
