Cherry Creek Homeowners Association Meeting Minutes

Date: 10/13/2011 Time: 7:00 PM –8:30 PM Open Meeting Location: Township Bldg. Attendees: Bob Ippoldo, Joe DiRico, Dave Subers, Christine Marvel, John Belzner, Lisa Cherry – Community Management Staff, MAMC, Gino D’Angelo Wildlife Biologist, US Department 24 homeowners

I. Call to Order  Bob Ippoldo

II. Establishment of Quorum:

 The board members and MAMC representatives approved the minutes from the September meeting and have been posted

III. Review/Approval of Minutes:

 Previously done via email by board members and posted on Cherry Creek website.

VI. Unfinished Business:

 Pending Legal Issues – Chip Mackrides finalizing documents on CCP No. 08-54914. We are awaiting court date info, this was not discussed at open meeting.  Dying trees issue due to Imprellis – truckload of trees delivered today to replace some of the damages trees infected from the pesticides from Brickman at no charge to the community. These trees are guaranteed for a full year.  203 trees identified to be replaced. 91 are scheduled first week in October and subsequent plantings will be scheduled. Brickman will be planting an additional 27 trees to compensate for some of the

CM Page 1 4/6/2018 larger trees that were infected and could not be replaced with the same size trees.

VII. New Business:

 Deer Management –presentation on process/procedures of thinning. o Follow up to be done by MAMC on township rules  Stucco cleaning – best method, preferred vendors – will be added to cherry creek website  Stucco unity needed in terms of maintenance for carriages  Driveway’s need uniformity – sought by carriages – in terms of repaving  Mailbox replacement for carriages – on an as needed basis  Concrete issues, need a full count of blocks – proposed to township to bill 1/3 for township, homeowners, HOA  Replacement trees are scheduled to be inserted in the conservancy issue  We had an open discussion on the front entrance beautification.  Improve front entrance by next week – Theresa Newman  Front entrance – Brickman has submitted a bid for beautification 4K to 5K  We will ask Brickman for a quote on sod for the front entrance  “Light up the night” needs a coordinator for Christmas Eve street candles  Election held, no change in board members. Bob Ipolodo is the President, Dave Subers, Vice President and John Belzner, at large member.  Home owners seeking more communication regarding HOA issues have been advised they can refer to the website and sign up for the email list. They can also see when the next meetings are scheduled by looking at the minutes which are posted on the website.  The board has hired Penco Management, Inc. to replace Mid-Atlantic Management Corporation effective January 1st, 2012. Penco Management has been in business since 1975 and manages over 40 properties in the Delaware Valley area. Penco is a smaller organization than MAMC and the board believes they will be able to provide a better level of service for the community.

VIII. Schedule of Next Meeting:

 Open Meeting – TBD to transition MAMC to Penco – tentatively scheduled for November.
