Land valuations overview: Regional Council

On 31 March 2021, the Valuer-General released land valuations for 24,844 properties with a total value of $4,077,275,390 in the Gympie Regional Council area.

The valuations reflect land values at 1 October 2020 and show that Gympie Regional Council has increased by 12.4 per cent overall since the last valuation in 2019.

Residential, rural residential and primary production values have generally increased overall.

Land values have generally increased since the last valuation, with some increases specific to certain market sectors and localities.

Explanatory Notes:

Residential land values have generally experienced minor increases throughout the Gympie Regional Council area.

The median value of residential land overall has increased from $95,000 to $106,000.

Almost all localities within Gympie Regional Council reflected increases in median values due to increased demand for vacant land. The exceptions were the western localities of Goomeri and Tansey, which experienced no change in median values.

Explanatory Notes:

Rural residential land values have generally increased moderately over the two year period since the last valuation was undertaken.

Strong demand has been driven by purchasers seeking residential lifestyle properties within proximity to Gympie and coastal townships.

Explanatory Notes:

• Multi-unit residential land values generally experienced minor increases in line with local residential values within Gympie and coastal townships. • Commercial and industrial land values within Gympie remained unchanged with minor to moderate increases experienced within some western townships. • Values for grazing and agricultural lands in the Gympie Regional Council have experienced moderate increases with positive market conditions reflecting current low interest rates and strong rural commodity prices.
