Operating System The operating system is based on Computrols’ well-known CBAS, and the system is programmed via a user-friendly computer-based CBAS program- ming system. Master Control Unit The Master Control Unit (MCU) serves as a basic information and control center for standard operator functions. The user interface consists of a 320x64 graphical LCD with an enhanced soft-touch keypad and provides both system operation and troubleshooting functions. An RS-232 port pro- vides supervised output to a UL864 listed printer. The system has dual switching power supplies for reliability and a built-in microcontroller- based adaptive battery backup system that maintains sealed lead-acid bat- teries up to a 55 amp-hr capacity. The MCU supports 5 SLC cards. Each SLC card supports 1 class A SLC circuit or 1 Class B SLC circuits. Auxiliary Unit Every CSimon system can be expanded by adding up to 16 Auxiliary Units, each of which provides the same capabilities as the MCU. Alarm Verification The Alarm verification feature is programmable for all smoke sensors. This allows smoke sensors that are installed in noisy or smoke prone environ- ments to distinguish between false and real alarms. In the event the sensor alarms, the system will enter an alarm verification interval. If there are no more alarms within the alarm verification interval, the circuit or device will then automatically reset. Walk Test The walk test feature is performed on a signaling line circuit or zone basis and enables testing of the system by a single person. While in walk test, service technicians can manually produce alarms and trouble signals, there- by verifying their operation without triggering alarm sequences and dis- turbing tenants. Drift Compensation The CSimon fire panel continuously monitors all installed analog smoke sensors and identifies any that fall outside of specified parameters. The drift compensation software is built into the smoke sensors and overcomes effects of aging or environment on sensor sensitivity, providing a depend- able alarm threshold. Sensors automatically change sensitivity with time- of-day to be “matched” to their real-life environment.

Computrols Building Automation System and LEED 2009 (v3) LEED 2009 for Existing Buildings: Operation and Maintenance rating system only awards 1 point (out of a possible 110) for having a building automation system in place. What the rating system does not explain, however, is how a building automation system can be utilized to assist with up to 49 other points. Building operators, managers, and/or LEED certified consultants can use the simplicity and power of the Computrols Building Automation System (CBAS) to easily measure system performance, manage resources, monitor power usage via submetering, implement an ongoing commissioning plan, and most importantly, increase system efficiency. Reports in CBAS can be integral to the building management plan to document and prove key operational parameters. Key Areas for LEED Points

EA Credit 1: Optimize Energy Efficiency Performance (1-18 points) A building can earn from 1 to 18 points in the Optimize En- ergy Efficiency credit, depending on how the building energy consumption compares to established benchmarks for simi- lar buildings. CBAS can be used to establish the current Energy Star per- formance rating using electrical submeters that interface di- rectly with Computrols X line of controllers. Once the current performance rating is established, a wide variety of estab- lished energy conservation tactics can be implemented, and the resulting increase in building efficiency can be measured. EA Credits 2.1 - 2.3: Commissioning (up to 6 points) Commissioning accounts for up to 6 points. Because CBAS programming reads like English language, comparison of in- tended system performance to actual system performance does not require advanced training. Equipment runtimes can be tracked and alarmed to ensure testing at proper intervals. Commissioning test results can be documented within CBAS and printed quarterly from built-in reports to file with the buildings Commissioning Plan. All system parameters are logged, so system performance can be evaluated retrospec- tively. EA Credits 3.1 - 3.2: Performance Measurement (up to 3 points) The goal of Performance Measurement is to provide accurate ongoing historical data that can be used to support energy management strategies and identify opportunities for im- proving energy management. Every point in CBAS can be monitored and historical data saved from the moment it is added to the system. This his- torical data can then be used to analyze energy performance over time.

WE Credit 1: Water Performance Measurement Monitor water meters and submeters through CBAS to trend 1-2 usage characteristics; use histories, alarms, and reports to identify unnecessary usage and identify opportunities to conserve. WE Credit 4: Cooling Tower Water Management Use CBAS to monitor cooling tower water conductivity directly, 1-2 or to interface with a third party cooling tower treatment system. EA Credit 1: Optimize Energy Efficiency Performance Use CBAS to monitor building energy usage during the evalu- 1-18 ation period in conjunction with the EPA’s EnergyStart Portfolio Manager Tool to rate the building; use CBAS to increase this rating over time. EA Credit 2.1: Existing Building Commissioning - Investigation and Analysis Use Hardware Reports in CBAS to identify key system 2 components; test each component for proper operation. Use history graphs to confirm proper operation of system variables per controls loop. Review logic reports to confirm intended operation. Record testing notes and results using the Notepad feature in CBAS; print notepad reports to file with commis- sioning documentation. Use CBAS to monitor energy loads.
