SITUATION Ponsworthy Mill is situated in this idyllic country village set within the Dartmoor National Park, and offers the opportunity to enjoy rural peace and tranquility. The Mill is one of a collection of period properties in the village, and nearby are and Widecombe-in-the Moor - with the latter offering a range of amenities including two well regarded public houses, a small convenience store with Post Office counter as well as St Pancras Church. Ponsworthy Is only a short drive from the A38 Expressway with its' links to Exeter, Plymouth and the larger motorway network. It is also within an hour's drive to some of South Devon's finest beaches. A Grade II former Mill House and Mill set in approx. 1 acre. Ideal redevelopment opportunity on Dartmoor. DESCRIPTION Ponsworthy Mill is a wonderful Grade II listed property situated on the edge of this lovely Dartmoor village. Whilst offering character accommodation and many period features ((including ceiling beams, bench window seats and a large granite inglenook fireplace) it also offers a unique and rare opportunity to redevelop (subject to the required consents) part of the former Mill itself, and which currently houses much of the original machinery.

The property also offers a self contained 1 bedroomed annex, ideal for extended family use or indeed has the potential for a holiday let. Ponsworthy Mill is set within garden and grounds of around an acre, including a useful pony paddock to the rear, whilst the front courtyard offers off road parking for 2 to 3.

ACCOMMODATION (Please see floorplan) Timber panelled and beamed Entrance Hall with enclosed staircase to first floor. Lounge - with large granite inglenook fireplace with inset wood burner (not tested), ceiling beams and timber panelled window seat to front elevation overlooking garden.

Kitchen/Dining Room - a large L-shaped room with windows to front and rear elevations, oil fired Stanley Range (not tested) with granite surround, bench window seating to front, ceiling beams, range of base units with space and plumbing for dishwasher/fridge etc. Doorway to Scullery/Workshop - butler sink, window and stable door to front courtyard, inner door to section of former Mill, open tread stairs rising to upper floor of Old Mill - vaulted ceiling, original grindstone and machinery workings with wooden gearing and belt drives, 3 windows to side elevation overlooking paddock - all with the potential (subject to the necessary consents) to incorporate this part of the property into the main house and become a really stunning feature with immense architectural and historical character.

From the Courtyard a further stable door entrance with slate hung front elevation leads to the Annexe, which offers a small kitchen/dining room and shower room on the ground floor, whilst an open tread timber staircase leads to a light, triple aspect, eaved bedroom/living space.

OUTSIDE Double timber gates lead into the sheltered front Courtyard which could provide off road parking for 2 to 3 vehicles. To the side of the property is an attached car port/storage area together with a wooden pedestrian gate into the rear pony paddock (around half an acre) and from where can be seen the original mill race and mill wheel together with a stream frontage boundary on the opposite side.

Returning to the Courtyard, a wrought iron gate leads into the private lawn garden which offers a good degree of privacy provided by mature hedging and rhododendrons, as well as enjoying a southerly aspect back towards the house.
