Externally

The property sits off a track which leads from a country road. The track serves two properties in total. From the track, a gated tarmac driveway leads down to the side of the property, where there is parking and turning space.

To the side of the driveway, a stream runs down to a small pool and then onto the wildlife pond.

Immediately to the front of the cottage lies a patio area which is ideal for sitting out, from here there are far reaching views over the open rolling countryside of north Ceredigion. From the patio, steps lead down to the large gardens.

The Outbuildings

Sitting at the end of the tarmac drive is a single storey block built Garage / Workshop. This measures approx. 10.15m x 5.6m overall (33'4 x 18'4). The building is divided into two lengthways. One half having an up and over door to allow vehicular access. The front of the other half forms a workshop whilst the rear section contains two animal pens and storage space. Power and light are connected.

At the lower boundary of the smallholding is a small open fronted implement store and beyond this is the timber Stable Block comprising two stables (total size approx. 4m x 9.8m) and attached to this, a lean-to hay store (approx. 4m x 4.1m). The stables have a covered concrete apron to the front, and from here there is access to the land. There is a water tap close-by.

Also close to this is a secure chicken run with chicken house. The Land

To the front of the cottage are extensive gardens, laid mainly to grass but with a number of mature trees and shrubs. In one corner is a large, stream fed wildlife pond.

To the rear of the cottage there is a vegetable garden containing raised beds and a greenhouse. This has been a little neglected over the last year or so.

Beyond the vegetable garden and forming the upper boundary of the holding, there is a belt of woodland consisting of mature pine trees. These have paths through them making them a good place for the dogs to roam freely.

The bulk of the land lies to one side of the cottage and gardens. There are two main enclosures of pasture, one is quite steeply sloping, the other more gently sloping and has access to the stables. There is a field shelter in the corner of the steeper enclosure.

The land is ideal for sheep and ponies.

The property is securely fenced all round.

Adjacent to the holding is a large area of common land. The owners of the cottage also have rights to have a small number of sheep on the common.

In total the smallholding extends to 3.9 acres.

It lies in a beautiful, peaceful location, in quiet rolling countryside offering good walking, cycling, fishing and riding in the vicinity. The university town of Aberystwyth and the coast lies some 15 minutes away. A mountain biking centre lies perhaps 5 minutes away. The skies at night are also very clear here, its a great place to see the stars for those interested, as there is very little light pollution.

The cottage has no immediate neighbours. One other cottage
