Peace in a Terraced Setting Within the quiet village of Sedgeford, this traditional terraced cottage sits in a yard comprising five properties. The current owner’s grandfather purchased the entire yard around the turn of the last century and the family lived in the main house, renting out the other smaller cottages through the years. “There were originally eight cottages, but three were in such a poor state of repair that they were demolished many years ago,” the present owner said. “This extra space contributed to the garden for 2 Cornerstone Yard,”, they added, recalling that at one time many decades ago each of the gardens would have its own pig!

The current owner inherited the yard approximately twenty years ago and initially rented out all five cottages, then the process of selling them off one by one began, along with some of the associated land. 2 Cornerstone Yard is the last of these cottages to be sold.

With two bedrooms upstairs and a lavatory leading off from the landing, downstairs there is a sizeable kitchen/diner, sitting room with a wood burner, family bathroom and an entrance hall/conservatory which is a later addition to the cottage and provides some useful space. When asked about her memories of the cottage, the owner said that, “It has always been very cosy and is very warm with a wrapped into feeling,” and that it had always been a pleasure to stay there. One of the most striking aspects that the property offers are some wonderful views across the surrounding hills. Outside, the cottage garden is mainly land to lawn but, as the owner remarked, “has one of the original apple trees left from all those years ago which still bears a ton of fruit.”

Village and Beyond Sedgeford, a popular village just under three miles inland from the thriving village of with its wide range of shops and facilities, is approximately fifteen miles from King’s Lynn with its many amenities including schools, shopping and leisure facilities. The Sandringham Estate is also close to hand, with the house and gardens and attractive walks through the woods, and the North West Norfolk Coastline is within easy driving distance with its celebrated beaches.

“The village sits in a valley at the bottom of the Sedgeford Anglo Saxon archaeological site and we have many miles of beautiful walks nearby,” the owner said. “And Sedgeford itself is a very friendly village with a wonderful community spirit; there is an active church, a popular pub serving good meals and also offering rooms which can be useful for extra visitors.” Discussing what activities they like to do at weekends, the owner said, “The walks around the village including Peddars Way, but we also have Sandringham, Houghton Hall and Holkham within easy reach. We are only a few miles from the glorious North West Norfolk coast, and there is excellent golf nearby as well as a wealth of birdlife to interest the ornithologist.”
