3 Ref: LCAA7829 DESCRIPTION

Tregye Farm House is believed to date from the late 1700’s and has been in our client’s ownership for the past 6 years. It may originally have been the home of a farm manager for the Tregye Estate. Over the years, the original house has more than doubled in size, resulting in accommodation of a particularly generous nature, displaying much of its origins, but now greatly updated creating a first class country house and neighbouring detached cottage which are both presented in exceptional neutral décor with design flare mixed with the highest quality of bathroom fitments and a bespoke Richard Winfrey kitchen.

The house is much bigger than its deceptive façade gives away, being of double depth with a further wing to the rear. On the first floor, the bedrooms are arranged off a split landing, partly under a vaulted ceiling and there are three double bedrooms with Porcelanosa en- suites in the main part of the house. The wing to the rear contains a further two bedrooms and an equally superb shower room and these can either be used independently or the landing that leads to them has its own door allowing this to be a self-contained suite if desired.

The ground floor is now entered between the wings at the rear of the house into a central hall with a heated porcelain tiled floor that then continues through to the sensational dual aspect kitchen/breakfast room fitted with Wolf, Neff, GE and Liebherr cooking and refrigeration appliances. Off this room is a larder/utility and off the hall, where the stairs rise to the first floor, further doors open into a Porcelanosa wc, a study which contains the modern and extensive plumbing systems, and the dining room. The dining room shows the house’s heritage by having two separate doors opening to the living room, as well as having two windows overlooking the rear courtyard and a wood burning stove set into a fireplace. The living room stretches to over 30’ long across the front of the house and would almost certainly been two rooms split by a hall. To one end is a wood burning stove set in a granite 4 Ref: LCAA7829 fireplace and there are no less than four windows and a glazed door which opens to the front garden. Beyond the living room is a further hall with another door into the garden and is spacious enough to have many possible uses.

The gardens themselves are one of Tregye Farm House’s most special attributes, being very sheltered, south facing, totally private and stocked with a spectacular array of plants and trees including a tree rhododendron, azaleas, camellias, pittosporum, heathers, hydrangeas and spring bulbs to name but a few. In front of the house is a large level lawn and above this are growing beds with pathways leading amongst them. There are various terraces including a large elevated area to the side of the house overlooking all of the gardens and to the rear of this is a glasshouse attached to the back of The Creamery. To the rear of the house, between its wings is a sunken courtyard, backed by stone walls and pretty beds. To the south of the lawn there is a large gated and gravelled parking area with a timber double garage.

The accommodation within the house is very generous, but also within the grounds is a converted stone building known as The Creamery and this is used as a very upmarket one bedroomed holiday letting cottage. The building is particularly beautiful on the outside and this continues to the vaulted ceilinged bed sitting room that basks in light through a huge area of glazing on the gable wall. A perfectly formed kitchen sits in a wood clad extension to the side, beside a covered courtyard and to the rear is an opulent bath/shower room.

It is rare indeed for such a beautifully situated and discreet large country residence to be offered for sale in the sought after environs of both Truro and the superb sailing waters of the Fal Estuary. This is, without question, one of the most desirable and constantly sought after areas of south Cornwall and the particular setting of Tregye Farm House, slightly off the beaten track, is utterly enchanting and well away from traffic and busy roads with the rustling of wind in the trees and birdsong being a much more pleasant background sound. 5 Ref: LCAA7829 LOCATION

Tregye Farm House is found in a peaceful countryside setting along a no-through lane between the village of Carnon Downs and the hamlet of Come-to-Good, close to Feock and only about 3 miles from Truro. About a mile to the south are the sailing waters of the Carrick Roads where Loe Beach can be found offering moorings for boats, a dinghy park and a summertime café and water sports centre. Loe Beach is a draw for families throughout the summer months with safe bathing waters for children and perfect access to the upper reaches of the sheltered sailing waters of the Carrick Roads. The area is obviously renowned for sailing with full marina and boat yard facilities at nearby Mylor Churchtown and also at Falmouth. Regular dinghy racing is run by Restronguet Sailing Club at Mylor and this is where a young Ben Ainsley learnt the craft. There are many beautiful walks in the surrounding area including at the National Trust owned Estate, from where the vehicular King Harry Ferry crosses to the unspoilt beauty of the Roseland Peninsula.

The soft undulating countryside to the south of Truro is considered one of the finest places to live within Cornwall by virtue of the beautiful surroundings, sailing facilities and also near proximity of Cornwall’s capital city. There are various facilities in Carnon Downs including a doctors, dentists and a very good general stores with its own bakery and post office. Truro offers the widest range of shopping, commercial and professional facilities in the county. Its cobbled Georgian and Victorian streets are hosts to many national retailers as well as more local boutique shops. The recently created Lemon Quay Piazza holds weekly markets and events throughout the year and is overlooked by a flagship Marks & Spencer store as well the Hall for Cornwall theatre. Truro also has a museum, multi-screen cinema, many restaurants, societies and sports clubs, three private schools and a railway station on the main to Paddington line.

From the pretty lane that leads to the property the house cannot be seen and off this lane is a brick paved parking area to the end of The Creamery and further down the lane a pair of wooden gates opens to a large gravelled parking area and to the TIMBER GARAGE 18’2” x 18’5”. The gardens are completely private from the lane with granite and stone walls topped by thick high hedges.

From the paved parking area to the side of The Creamery, a pathway leads down a most attractive paved flight of steps, passing quartz bouldered walls and beautiful variegated beds. The path leads to the slate courtyard which is set between the wings of the house and enjoys complete seclusion and shelter with a wonderful backdrop of flowering camellias, a witch hazel and a tall red acer. Paths lead around either side of the house and a flight of granite steps lead up past a small elevated stone set patio to the front of The Creamery, before continuing on around to another large and more open slate terrace with a beautiful outlook over the gardens as well as to the attractive rooflines of the house. The terrace is backed by low 12 Ref: LCAA7829 stone walls with a substantial ancient tree, heathers, shrubs and grasses. At the rear of the terrace is a GLASSHOUSE 14’6” x 9’4” with a high monopitched roof, lighting and power.

A very broad slate path with gently descending pairs of brick edged steps leads down from a gate which opens to the lane, past further beds before reaching the front of the house and the front lawn. On one side of the path is the previously mentioned elevated terrace and on the other is a raised specimen and vegetable garden with rhododendrons, young trees, wildflowers, tulips, camellias, specimen grasses and hedging surrounding growing plots with granite chipped paths leading amongst them. A brick paved path leads around the rear of this garden before gently curving through the foliage and arriving at the main lawn which sits in front of the house. This large open space faces south with a slate terrace across the front of the house that looks beyond the lawn to its borders of huge tree rhododendrons, camellias, wonderful planted beds, a magnificent pine tree and many more specimen trees and shrubs. Secluded within the foliage is a TIMBER SHED 8’6” x 13 Ref: LCAA7829 5’8” with a terracotta tiled roof and front canopy, concrete floor, window and a door to the front.

A pedestrian gate leads from the front garden to a slate path opening into a currently little used small side garden that would be ideal for growing home produce or alternatively could be further stocked with shrubs. Hidden away in a part of this garden are areas used for logs and bin storage, the oil tank and gas cylinders for the cooker, there is also a water tap on this side.
