Situation and Description The land is conveniently situated within half a mile to the east of the village of Cornworthy and 1 mile to the west of the village of in an elevated position overlooking the rolling countryside and close to the valley being within the River Dart Area of Outstanding Natural Beauty. The market town of Totnes to the north and the harbour town of Dartmouth to the south are both within approximately 6 ½ miles.

The Land The land extends in total to 17.52 acres (7.09 hectares) and is comprised of two permanent pasture fields which are free draining and predominately bordered by Devon hedge banks with some semi-mature and mature tree growth interspersed as well as some additional supplementary stock fencing.

The top field, OS9221, is considered to have potential for arable cropping being gently south facing and currently fenced to two convenient field enclosures. OS0513, being the valley field to the east, is much steeper pasture being both east and westwards facing down into the valley through which runs a stream providing natural water supplies to the field. To the south-east is approximately an acre and a half of rough coppice and rock outcrops. Situated to the north-west corner of OS0513 is a further area of rough with the remains of a traditional stone barn 30’0 x 15’0 (9.144m x 4.572m) approx. which is overgrown and derelict.

Access to the land is via an approx. 12’0 wide stone track which has the benefit of a full legal right of way at all times and for all purposes to access the land. This leads to a 12’0 GI gate onto the land itself.

Services Water There is mains water via a metered supply which runs onto the land from the north, which supplies the modern building and the land as well as natural water supply from the stream that runs through the mid- valley section of OS0513.

After a further mile and a half at Longlands Cross turn right down the hill and as the road swings round to your left turn off right onto the stone access track which runs down to the gateway to the land.
