This could take the form of two general options i.e. 1. An option in which a hipped roof is added to the levels as currently proposed on page 25 of the motivation document; or 2. An option in which the third level is incorporated into a hipped habitable roof space.

Either or both options could include articulating the façade(s) which may contribute towards the articulation of the roof form.

Refer figure 4 on page 9 of the motivation report showing suitable local precedent. 3. That lime mortars, plasters and renders be used (no Portland cement) for all repair work to historic fabric.

FURTHER REQUIREMENTS: The Committee supports the architectural design proposals in general as being a significant improvement on the previous proposals.

The Committee supports the CoCT’s comments (submitted late and presented at the meeting by the applicant) except for the following: 1. The Committee endorses the extent of the metal cladding as currently proposed. 2. The Committee endorses the use of new steel fenestration as currently proposed and the consolidation of the existing proposal. 3. Given that the boundary wall will not be affected, the applicant is under no obligation to reduce its height. 4. The Committee requires a landscape plan to be prepared with particular attention to the retention of existing trees, location and species of new trees with the underlying purpose of retaining the green quality of the place, especially within the parking area.

Revised and additional documentation to be submitted to HWC.

FURTHER REQUIREMENTS: The applicant clearly requires assistance with regard to alterations to this highly significant site. It is therefore recommended that the applicant engage the services of a heritage practitioner with experience in the conservation of historic buildings and landscapes to assist with this application.
