TAX/ASSESSMENT PAYMENTS must be postmarked by April 30th for 1st half or full year, and October 31st for 2nd half to avoid and penalty. This is an annual billing. Non-payment by bank for any reason voids payment and will result in a $40.00 service fee. – Taxes/Assessments three or more years delinquent on Real Property are subject to foreclosure. RCW 84.64 – Full or first half tax must be paid by April 30th or the entire tax becomes due and delinquent. The property then becomes subject to seizure and additional costs. Per RCW 84.60.040, 1st half taxes delinquent on June 1st, or 2nd half taxes delinquent on December 1st will be assessed distraint and sale fees of a $45.00 on June 1st and $45.00 on December 1st. When personal property is sold, dissipated or liquidated, the following year’s tax is paid in advance at the time of sale. MOBILE HOMES – Full or first half tax must be paid by April 30th and 2nd half by October 31st; if taxes become delinquent, substantial collec- tion costs may be incurred and the mobile home is subject to distraint and sale. Per RCW 84.56.070 and .090, 1st half taxes delinquent on June 1st, or 2nd half taxes delinquent on December 1st will be assessed distraint and sale fees of a $45.00 on June 1st and $45.00 on Decem- ber 1st. Check with the Treasurer’s Office before buying or selling a mobile home, as all taxes due must be paid prior to sale. FIRE PATROL ASSESSMENT REFUNDS may be available per RCW 76.04.610 if you paid two or more minimum assessments. Contact County Treasurer for further information. SENIOR CITIZENS AND DISABLED PERSONS – If you own and occupy a residence or mobile home, are 61 years of age or older, or retired because of disability and have income of $40,000 or less, you may be entitled to a property tax exemption. (RCW 84.36.385) You must, however, report changes which affect the status of the tax exemption to the county assessor or you may be liable for back taxes, interest, and penalties. FARM AND FOREST LAND PROTECTION ISLAND COUNTY CODE 16.25.040 – Island County has established a policy for unincorporat- ed areas to protect and encourage agriculture and forestry operations. If your real property is located near an agriculture or forestry opera- tion, you may be subject to inconvenience or discomfort arising from such operations, including, but not limited to, noise, odors, fumes, dust, flies, and other associated pests, the operation of machinery of any kind during any 24‑hour period, the storage and disposal of manure, and the application of fertilizers, soil amendments, and pesticides. If conducted in compliance with local, state, and federal laws, these inconve- niences or discomforts are hereby deemed not to constitute a nuisance as provided in Chapter 7.48 RCW for purposes of the Island County Code and shall not be subject to legal action as a public nuisance.
