  • SAN FRANCISCO MARKET UPDATE- RECOVERING from RECENT ECONOMIC RECESSION Jaime Law Assistant Vice President, HVS San Francisco Consulting & Valuation
JANUARY 2011 SAN FRANCISCO MARKET UPDATE- RECOVERING FROM RECENT ECONOMIC RECESSION Jaime Law Assistant Vice President, HVS San Francisco Consulting & Valuation www.hvs.com HVS Consulting & Valuation 100 Bush Street, Suite 750, San Francisco, CA 94104 USA Ranked as one of the most favored cities to visit by readers of the Condé Nast Traveler and Travel +Leisure magazines, San Francisco is a thriving economic center on the West Coast and features a cross-section of demand potential. Nevertheless, the San Francisco hotel market wasn’t immune to the recent economic downturn, and some areas such as housing and employment remain challenged. In the employment sector, San Francisco’s November 2010 unemployment figures stood at 9.6%, essentially unchanged from a year ago but still lower than those of California’s other major cities. The residential real estate pricing has been inconsistent as there were signs of improvement for several months, but then the average price of homes retreated in September 2010 as unemployment and the end of tax incentives curbed purchases. On the other hand, the apartment market improved steadily in 2010, with average rental rates increasing 16% since the start of the year—albeit still below the peak in September 2008. San Francisco’s bright spot is domestic and international travel, which continues to strengthen, showing healthy year-over-year increases. Retail traffic, measured by parking garage use and Saturday Bay Area Rapid Transit (BART) visitors to Powell Street, shows year-over-year improvements; retail sales rose in December 2010 for the sixth straight month, aided by the weakened U.S.

  • US Smokefree Casinos and Gambling Facilities
Defending your right to breathe smokefree air since 1976 U.S. Smokefree Casinos and Gambling Facilities January 1, 2015 State-regulated Gambling Facilities There are at least 510 state-regulated gambling facilities that are required to be 100% smokefree indoors. Of the casinos and other facilities listed below, most are required to be smokefree by state law. Additionally, gambling facilities marked with an * are not required by law to be smokefree, but are smokefree by their own corporate policy. This list does not include all off-track betting (OTB) facilities. Vermont and Wisconsin’s smokefree laws cover state-regulated gambling facilities, but neither state currently has any such facilities. Maine’s smokefree law requires state-regulated gambling facilities opened after July 1, 2003 to be 100% smokefree, but prior facilities may have a smoking room. See page 14 for American Indian Sovereign Tribal Gaming Facilities. • CORNELL CLUB, NYC By
GREAT HANGER STEAK AND GREAT HANGERS TOO THE CORNELL CLUB, NYC by Lew Toulmin SUMMARY We stayed at the Cornell Club of New York for four nights in early August 2010. The Club is about 200 yards west of Grand Central Station in a very good location. The public rooms are relatively modest but the bedrooms are excellent and more reasonably priced than most NYC reciprocal clubs. Rates for a twin room were $220 per night in the low summer season (a negotiated rate), including breakfast, rising to $302 in the fall. CLUB HISTORY AND FACILITIES The Club was founded in 1889 and rented rooms at the Royalton Hotel for a time. Subsequently the Club moved five times around Manhattan, arriving at the current location in 1985. A three year renovation of the existing building was required. The Club is in a 14 storey building at 6 East 44th Street, about a short block west of Grand Central Station, between Madison Avenue and Fifth Avenue. (Unfortunately, this station does not offer train service to and from Washington, DC. The Station is a landmark in itself, with a fruit, veg and meat market, restaurants, shops, great architecture, regular tours and access to the subway.) The Club library is very modest, consisting of a couple of walls of books. There are five function rooms, with square footage totaling 3500 square feet. These rooms are all right but not gorgeous, and in fact the bedrooms are definitely nicer than the public rooms, the reverse of the usual club situation. Other Club facilities include a moderate sized gym, about 50 x 50 feet with free weights, stationery bicycles, exercise balls and treadmills.
