As a result, such plantings can double or even triple a roof’s lifespan, resulting in major savings for landlords. In addition, a study conducted by Columbia University and City University of New York found green roofs cut the rate of heat gained through the roof in summer by 84% and the rate of heat lost through the roof in winter by 34%. “Having a green roof has lowered our tenant’s electricity bills,” said Brian Coleman, CEO of Greenpoint Manufacturing Design, Gotham Greens’ landlord. “That adds value to our building.” By capturing excess water during heavy storms, green roofs also reduce the amount of water flushing into the city’s sewer system, which is one reason why the city offers landlords who lease to farmers a one-year tax abatement, or tax relief of $4.50 per square foot (up to $100,000 or the building’s tax liability, whichever is less).
