5. Description of the proposed development

I would like to do an extension, 6 M x 7.6 M. The ridge height would be 4 M. The distance to the nearest boundary is 10M. The house is surrounded on all sides by fields. The house is not listed. There are no close neighbours.

I believe the dates when various parts of the house were built are as follows (please see attached plan 5).

The house gross internal area in Dec 2002 would appear to be about 229sqm (241sqm less the corridor on the ground floor, of approximately 12sqm, which appears to have been built in 2004).

The total floor area of the house is above the 120sqm noted in SD31 and would therefore not seem to be constrained by the 30% increase policy.

That said the proposed extension would be 45.6sqm and within the 30% limitation (if applied) to the 229sqm total house area (30% = 68.7sqm).

The outbuildings have not been included in the calculation at this stage.

The existing kitchen is small and the ceiling heights are very low. I would like to make a kitchen, family, dining room. This is a good space to put it as it links the other rooms in the house really well. It needs to be this large to link the dining room to the kitchen. It would greatly improve the flow of the house.

I would use sympathetic material to match the existing stone and tile work.
