TOWN PLANNING ORDINANCE (Chapter 131) AMENDMENTS TO THE DRAFT JARDINE’S LOOKOUT AND WONG NAI CHUNG GAP OUTLINE ZONING PLAN NO. S/H13/4 Pursuant to section 7(1) of the Town Planning Ordinance (the Ordinance), the Town Planning Board has made amendments to the draft Outline Zoning Plan for the Jardine’s Lookout and Wong Nai Chung Gap area. The amendments are set out in the Schedule of Amendments. Pursuant to section 7(2) of the Ordinance, the amendments are available for public inspection for a period of three weeks from the date of the first publication of this notice, that is until 21 September 2001, during normal office hours at the following locations:— (i) the Secretariat of the Town Planning Board, 15th Floor, Government Offices, 333 Java Road, North Point, ; (ii) the Hong Kong District Planning Office, 14th Floor, North Point Government Offices, 333 Java Road, North Point, Hong Kong; and (iii) the District Office, Ground Floor, 2 O’Brien Road, Wan Chai, Hong Kong. In accordance with section 7(4) of the Ordinance, any person affected by the amendments so exhibited may object, within the said period of three weeks, by sending to the Town Planning Board a written statement of his objection to the amendment(s) and address it to the Secretary, Town Planning Board, 15th Floor, North Point Government Offices, 333 Java Road, North Point, Hong Kong. A person may only object to the amendments. In accordance with section 6(2) of the Ordinance, a written statement of objection shall set out:— (a) the nature of and reasons for the objection; and (b) if the objection would be removed by an alteration of the draft plan, any alteration proposed. Copies of the draft Jardine’s Lookout and Wong Nai Chung Gap Outline Zoning Plan No. S/H13/5 incorporating the amendments are available on payment of a fee at the Survey and Mapping Office, Map Publications Centre (Hong Kong), 23rd Floor, North Point Government Offices, 333 Java Road, North Point, Hong Kong and the Survey and Mapping Office, Map Publications Centre (Kowloon), Ground Floor, 382 Nathan Road, Kowloon. Amendments to Matters Shown on the Plan Item A— Redesignation of seven ‘Residential (Group B)’ sites at Road, Moorsom Road, Mount Butler Road, Perkins Road and Boyce Road to sub-areas of ‘Residential (Group B)’ zone. Item A1—Redesignation of five sites, each of them located at , Moorsom Road, Mount Butler Road, Perkins Road and Boyce Road respectively, from ‘Residential (Group B)’ to ‘Residential (Group B)1’. Item A2— Redesignation of a site at Moorsom Road from ‘Residential (Group B)’ to ‘Residential (Group B)2’. Item A3— Redesignation of a site at Perkins Road from ‘Residential (Group B)’ to ‘Residential (Group B)3’. Item B— Rezoning of five ‘Residential (Group B)’ sites at Moorsom Road, Perkins Road and Tai Tam Reservoir Road to sub-areas of ‘Residential (Group C)’ zone. Item B1— Rezoning of two sites at Moorsom Road from ‘Residential (Group B)’ to ‘Residential (Group C)2’. Item B2— Rezoning of two sites at Perkins Road from ‘Residential (Group B)’ to ‘Residential (Group C)3’. Item B3— Rezoning of a site at Tai Tam Reservoir Road from ‘Residential (Group B)’ to ‘Residential (Group C)4’. Item C— Rezoning of two existing roads from ‘Residential (Group B)’ to areas shown as ‘Road’. Item C1— Rezoning of Boyce Road from ’Residential (Group B)’ to an area shown as ‘Road’. Item C2— Rezoning of the slip road from Perkins Road to Cavendish Heights from ‘Residential (Group B)’ to an area shown as ‘Road’. II. Amendments to the Notes of the Plan (a) Revision to paragraphs (i) and (ii) (renumbered as paragraphs (1) and (2)) of the covering Notes by adding ‘or developments’ after ‘uses’ and adding ‘or development’ after ‘use’ wherever they appear. (b) Replacement of paragraph (iii) of the covering Notes by a new paragraph (3) specifying that no action is required to make the existing use of any land or building conform to the Plan until there is a change of use or the building is redeveloped, requiring that any change of use and development (except minor alteration) or redevelopment in respect of the land or building must conform to the Plan, and defining the scope of ‘existing use of any land or building’. (c) Addition of a new paragraph (4) to the covering Notes to provide for lapsing of planning permissions when a use or change of use is effected or a development or redevelopment is undertaken. (d ) Addition of the Remarks under the Notes for the ‘Residential (Group B)’ zone to incorporate plot ratio/gross floor area and building height restrictions, the provision to exempt certain uses and facilities from plot ratio or gross floor area calculation, and the provision for minor relaxation of the stated building height restrictions. (e) Revision to the Remarks of the Notes for the ‘Residential (Group C)’ zone to incorporate plot ratio/gross floor area restrictions, to incorporate/revise the building height restrictions, and to incorporate the provision to exempt certain uses and facilities from plot ratio or gross floor area calculation, and the provision for minor relaxation of the stated building height restrictions. 31 August 2001 B.
