Women’s Pioneer Housing and HUB are developing plans for a new co-living accommodation, a new office space and affordable housing for Women’s Pioneer Housing.

Women’s Pioneer Housing is a housing association based in the Borough of Hammersmith and Fulham that provides homes exclusively for women who need them.

HUB is a people-centred property developer that delivers thoughtfully designed homes and places, supporting and empowering communities.

Women’s Pioneer Housing was founded in 1920 by women and men who understood the link between providing women with good quality affordable accommodation and the wider fight for women’s equality. As the organisation approaches their centenary, gender inequality remains a huge issue. WPH aims to make a positive difference to women’s lives by providing homes and services which offer a springboard to independent women to achieve their potential. WPH’s 2016 Hidden Homes programme aims to create more local homes. The programme focuses on extensions and in-fill opportunities amongst WPH’s portfolio of properties.

Development Timeline

Established in 2012 , HUB builds homes for Londoners. The focus is on delivering mid-market, beautifully designed, aspirational homes in well-connected parts of London, understanding the value of good design. HUB are a housing led regeneration developer with a focus on building homes for sale and to rent. 776 homes have been completed with a further 3000+ in the pipeline (on site and in planning). The senior team combines years of experience in real estate and financial markets. It’s about quality and delivering on strong brand values. All developments are community centred, looking to create and encourage local people to get involved in design.

16th October 2019 THE SITE 227 Wood Lane

227 Wood Lane sits on the opposite side of Wood Lane to the new Imperial College building and is bordered by the Central Line and to the south.

The site is currently home to Women’s Pioneer Housing’s main office and 36 of their residents. The existing buildings need significant repair and investment to bring them up to modern standards. Women’s Pioneer Housing has identified an opportunity to redevelop the site, replacing the existing accommodation with larger, higher quality affordable homes and delivering new affordable homes to allow them to help support more women. The development would also provide Women’s Pioneer Housing with a new office, allowing them to grow as an organisation. In order to fund the development, Women’s Pioneer has partnered with HUB to deliver the co-living element of the proposals.

Did you know? The area hosted the Franco-British exhibition organised to celebrate the Entente Cordiale, between Britain and France, in London between 14th May and 31st October 1908.The current name of White City was derived from the exhibition buildings from the above event which were white plaster palaces.

The was located to the south of the site. This hosted the 1908 Olympic Games and was then subsequently home to Greyhound racing until being demolished in the 1980s.

The development of the design has been a collaborative approach between Women’s Pioneer Housing, HUB, the design team and the wider community. Engagement with the community has included focus groups with Women’s Pioneer tenants, pop-up focus groups, interviews, canvassing and online engagement through a survey. We have canvassed community members in a wide variety of spaces including in shops, local businesses, community spaces, cafés, parks, , bus stops, Old Oak Street Fair, Imperial College Campus, restaurants, estates and Television Centre.

Form & Shape The building form responds to the v shape of the site, providing a prominent tall elegant building at the corner, like the flat-iron building in New York.

16th October 2019 APPROACH TO GROUND FLOOR 227 Wood Lane

The ground floor will provide access to the three functions housed on the development. The co-living building entrance will be located on the Southeast of the site and is to provide a 24 hour concierge for residents, a publicly accessible cafe and a gym. The Women’s Pioneer office will be on the ground floor and is accessed from Wood Lane. It will provide a new, state-of-the-art headquarters for the housing association and include a front of house response to residents of the building, office and meeting space and a terrace for staff. This will enable to Women’s Pioneer to thrive and grow as an organisation.

At the north of the site an enhanced route across the site will visually enhance the setting of the green-space to the north of the site and provide level access for people of all abilities to Pioneer Way.

The residential portion of the building is located on the upper floors. The proposals for Women’s Pioneer Housing include 80 new homes, replacing the 36 that are on the site currently, and a new office for the housing association. All of the Women’s Pioneer Housing homes will be one-bedroom apartments designed to suit the needs of the women that Women’s Pioneer supports. Each apartment will have views over both sides of the property and will have a shared external deck overlooking a shaded courtyard.

Co-Living is an alternative to renting a house of multiple occupancy. The proposed co-living accommodation in this scheme will be provided over 25 floors giving a total of 350 new homes. Each co-living resident will have a 24sqm private studio with a bed, en suite, small living area and kitchenette. As the studios are smaller, residents have access to shared amenity spaces. These will be located on three dedicated floors on ground, level eight and the top floor.

The Co-living building will provide over 1000m of amenity space for the residents. This will be located on 3 dedicated floors within the building. At level eight there will be shared kitchens and dining spaces for residents to cook and eat together and an external south facing terrace. Rather than creating a penthouse, the top floor of the building will be given over to residents and will contain a lounge and facilities such as table tennis and a pool table. This floor will also have a terrace to the perimeter of the building with views across London. Several other types of space are also under consideration including a screening room and gym.

16th October 2019 APPROACH TO MASSING & EXPERIENCE 227 Wood Lane

The approach to the massing has evolved in response to the consultation process with London Borough of Hammersmith & Fulham. The key design principles are:

Building Heights The height of the tall building should be lower that of the Imperial College tower, The height of the lower building should look to provide a transition between the Imperial College site and that of the surrounding residential buildings.

Response to immediate context The building should open to the neighbouring residential context and green space and provide an active frontage to Wood Lane.

Response to wider context The building should provide a fitting gateway to Wood Lane by pairing with the tall building on the Imperial College site.

WHAT HAPPENS NEXT? We aim to submit a planning application in December. Our planning application will include outline proposals for the landscaping. It is our intention to continue the ongoing community engagement programme throughout the planning process to assist in adding detail to these proposals. There will be opportunities for public collaboration during the design process, including the potential for design action groups to look at specific elements of the rp oposals.
