These newly built one bedroom houses are designed as transitional housing for service leavers to assist in settling into civilian life. It is expected successful applicants will be living alone, or as couples without children.

The rent is truly affordable for London, at less than 60% of the normal open market rent in the area.

Parry Court, 263-265 Central Road, Morden, SM4 5SR  Named after past Chairman of Haig Housing Trustees, John Parry, from 2001 – 2005.  Transforming a disused cafe and warden’s house into truly affordable rental homes.  Eight, newly built, 1-bedroom houses.  Energy efficient homes with low bills for tenants.  Attractive U-shaped courtyard with maintained, communal gardens.  Newly built with new fixtures and fittings. Carpeted throughout and includes kitchen appliances.  Great transport links – Situated in TfL Zone 4 and a 15-minute walk from 24/7 Morden tube station. Opposite major bus routes (93, 154, 80). 5-minute walk to St. Helier or Morden South rail stations.

Low rent and no fees  Affordable rent only (no shared ownership or for sale availability).  Truly affordable rent to make a difference to ex-service persons entering work or training.  Rent will be set at around £125 per week, which represents 75% of the Local Housing Allowance for , and only 55% of the open market rent for the area.  For comparison similar 1-bed properties in SM4 on the open market rent at £1,000 per month/ £231 per week.  No pre-tenancy fees, contract fees or deposit required.  Please contact us for details based on your specific circumstances (e.g. if you are working, training, single or as a couple)

The tenancy  New tenants will be granted an initial 6 month Assured Shorthold Tenancy and will agree to enter a training or employment contract.  The tenancy will continue up to a maximum of two years from the initial start date subject to the tenant engaging in the training and employment agreement and conducting the tenancy satisfactorily.  After 2 years tenants will be assisted to find other housing options to move on which may be through the private market having been given a valuable stepping stone through Haig.

Haig Housing eligibility criteria for all applicants  Have served a minimum of three years (if enlisted before 2001) or four years (if enlisted from 2001) in Her Majesty’s Armed Forces are normally prioritised.  Have been medically discharged if service was under the minimum requirement  Have been given a discharge date within 6 months, if currently still serving  Be in need of housing  Not own or have a legal interest in a property  Not have sufficient income and/or capital to rent or by a property of a size to meet their need

Service leaver’s specific criteria  Leaving service by end of 2017 or have left within last 12 months (i.e. from June 2016)  All applicants will be means tested to ensure they are able to afford to pay the rent  They should be working or in training with an expectation of gaining employment at the end of the training and within the first six months of the tenancy commencement  If not currently working, have a minimum of £5,000 in savings and/or the means/ability to pay the rent

Applications open  Are invited now (July 2017) and applicants will be shortlisted over the next few months.  Interviews expected in September/October 2017.  Invitation to view in October/November 2017.  Ready to move into your newly completed home in December 2017.  Do not delay – apply today.
