THE PLACE

Castiadas: The Territory, the sea and the park Castiadas is a region characterized by crystalline sea and pristine environ- ment, with 20 km coastline of beautiful beaches, landscapes swathed in gre- enery and dazzling white sandy beaches, among which Cala Pira, Mon- te Turno and Sant’Elmo, Cala Sinzias, Cala Marina, Villa Rey and Santa Giusta.

In addition to the many natural attractions, the territory of Castiadas is characterized by different archaeological areas and sites of historical and artistic interest.

Among the most famous monuments of the area the Quirra Castle and the Fortress of Villasimius, both open to visitors all the year round.

Destination unique for nature lovers and crown jewel of this beautiful area is the Parco Naturale dei Sette Fratelli. THE COAST AND THE BEACHES

The 13 km-long coasts of Castiadas begin south of the Costa Rei, with the solitary beach of Santa Giusta, in the plain of Santa Giusta, chiefl y known for the great turtle-shaped cliff overlooking its waters, also known as “Scoglio di Peppino” (Peppino’s cliff).

Going down along the coast, past the tourist resort, the Hill of Monte Turno which protects the wonderful “Cala Sant’Elmo” consists of a succession of rocks and small sandy coves, an authentic paradise with bottoms covered with thick posidonian beds and a turquoise and emerald expanse.

A little further South, Cala Sìnzias, a wonderful beach at the base of a solitary shrubby group of coastal hills. Still moving southward and towards Villasimius we reach the beautiful Cala Pira; the beach is a white sandy one with transparent-clear waters, on the sea end of a fl at valley. On the headland, the XVIII-century-old Cala Pira tower overlo- oks the coast.

THE PROJECT

THE GRANITE HOUSES OPEN TOWARD THE SKY AND THE SEA

The well-known architect Vito Sonzogni followed the example of Le Courbusier especially in relation to the organization of space, with town planning, architecture and urban furniture all within his remit.

Elegant and exclusive residential complex under construction, is designed for living in close contact with nature and the traditions typical to the territory of Sardinia.

The distinctive design of the Villas of Castiadas features stone-built homes realized in deference to the natural environment and in compliance with typically Sardinian dictates of architecture and setting. An ancient village where the architecture of the houses is inspired by the Nuragic and Roman Sardinia.

The project, currently underway, envisages the development of 44 highly unique and original villas, prestigious from the point of view of quality and architectu- ral design: the homes, which typify the pleasing union of setting and architecture, are tastefully connected to one another by pathways and squares, from which one can admire the characteristic Mediterranean panorama of Sardinia. A multi-faceted modern settlement well thought-out in order to link town planning, architecture and urban furniture with the inherent natural beauty of the location. THE VILLAGE

The paths, common areas, homes were designed with the same criteria and the same materials to ensure the proper consistency to the entire complex. Ample green spaces and meeting places to enjoy the beautiful scenery of the place are organized at the intersection of the paths taken as cardi and decumani. The main place for fun and relaxation in the village is the large pool overlooking the sea, with children’s area and ample solarium in the service of the entire community. THE SERVICES

Laid down on a gentle slope facing the sea, the villas of Castiadas are close to the be- autiful beach of Cala Sinzias accessible by shuttle-bus in only a few minutes. The location is strategic as it offers all facilities for living totally relaxed; in fact there are nearby supermarket, restaurant, sports equipment, golf course. Cagliari airport is a few kilometers far.

The Village benefi ts by a series of maintenance and management services within the complex, such as custodian/porter’s offi ce, garden management and ordinary maintenance, private swimming-pool with space reserved for children, continuous free access to the beach by shuttle-bus in only a few minutes. THE ARCHITECT

Vito Sonzogni was born in Valle Brembana (1924, Zogno). His professional and political life coincided with the years of Italian post-war reconstruction. Fortifi ed by the teachings of the masters, such as Wright and Le Corbusier, he began at that time to design and draft projects in the light of one specifi c guiding principle: “if you want to build the future, then keep your eyes on the present”.

In Sardinia he undertook to build the Villas of Castiadas in accordance with his unmistakable style, as in the case of all his previous projects on the island including the exclusive residential village of Domus di Pitrizza on the Emerald Coast. His work has been awarded major prizes, many of which are typically related to the Sardinian territory, as the prestigious contest “DESIGNING THE GRANITE” obtained in the late ‘80s.

Arch Sonzogni has been inspired, in his work, by the splendid Sardinian granite, not debased by the use of the machine, but quarried and processed manually, to preserve the more intimate impression of nature, thanks to the wise labor of the Sardinian miners.

It is looking at the large slabs of granite, similar to monoliths, that Sonzogni has begun to build the villas of Castiadas, almost block on block, wisely located between the sea and nature, where the simplicity of the Mediterranean home meets the echoes of distant civilizations.

There are no barriers: from the houses of the villages we pass directly to the Mediterranean maquis and its intense fragrance. ECO-SUSTAINABILITY AND ENVIRONMENTAL IMPACT

The choice of the materials is dominated by the respect for tradition and the environ- ment: to preserve the naturalness of the area, natural building materials were used, in parti- cular, it has been chosen the expressive presence of stone and trilith.

Special deference has been paid to the historical dimension of the locality: in the type of residences, in the use of local materials and in the global organization of the residential village. And in particular - the expressive presence of the exposed stone and of the trilith. The mo- nolithic stones lend stability, energy and warmth to the houses and re-introduce the ancestral architecture of Sardinian stone.

The granite stonework expresses its full potential when the stone is used in accordance with its geological and static function.
