New Off-Plan Apartment Project in Zell Am See New off-plan apartment project in Zell am See. St Nikolaus Apartments, Zell Am See, Austria From €199k to €999,990 Managed and rented by Avenida Studios to 4 bedrooms 33 to 132 m2 Owners usage 6 weeks per annum Building work to commence in spring to be completed winter 2021 Underground car parking, restaurant and large wellness facility Local Information Located circa 85km from the historic city of Salzburg and nestled among the stunning Schmitten mountain range is the well renowned traditional Austrian town of Zell-am- See. Zell am See is one of those rare destinations where at some times of the year you can ski in the morning and then be swimming and sun-bathing by the lake in the afternoon. A true four-season destination, this delightful and lively alpine town is ideally situated to make the most of summer and winter sports activities in the Alps. Zell am See, Austria’s most important holiday destination together with its smaller neighbour Kaprun, lies at the shores of the beautiful Lake Zell, with the majestic 2,000m Schmittenhöhe Mountain as a backdrop. Zell am See is in the very heart of the Hohe Tauern, a mountainous region with 30 peaks, many over 3,000m. The Kitzsteinhorn glacier is located close by where you can ski for 9 months per year. Zell-am-See also boasts two championship golf courses, a tennis club, hiking, mountain biking and a yacht club where you can do numerous water sports on Lake Zell. Zell am See lies on the thin strip of land between lake Zell and the Schmittenhöhe Mountain – this factor greatly limiting the land available for building. Consequently, property in the centre of Zell-am-See is an extremely rare commodity and highly sought-after. About this property The Nikolaus project will consist of 29 luxury alpine apartments, ranging from studios to spacious 4 bedroom penthouse units. The apartments are spread over 4 buildings set into the steep mountain side with spectacular unspoilt lake and mountain views. The start of the project is planned for spring 2020 with completion due in summer 2021. The centre of Zell am See and the main City Express gondola can be reached in about 10 minutes on foot along a wooded pathway. Alternatively, there is a shuttle bus which takes guests from the building into the centre of Zell am See and to the numerous ski lift stations. The apartments will be built to the highest standards with modern architecture combined with local warm natural materials. Natural local stone and wood give the façade an alpine charm. Inside, high quality floor tiles, underfloor heating, designer bathrooms and a fully equipped kitchen are just some of the highlights. The apartments make the most of the stunning views with floor-to-ceiling glass in all the living rooms. Each apartment will also have its own private terrace or balcony with plenty of space for outdoor dining. There are also private saunas to give it that extra luxurious touch. Prices are net of VAT and high quality interior design packages as well as parking spaces are to be purchased separately with each apartment. Resort facilities include a free shuttle service for owners and guests, a 24 hour reception, full serviced restaurant, heated ski and boot room, private owner storage rooms and breakfast/room service. The on-site rental management will make the most out of the high, year-round occupancy rates of Zell am See, to ensure you the best possible return on your Austrian property investment. Due to local Austrian laws, owners are obliged to actively rent out their apartments through the rental management company. All aspects of the rentals will be taken care of for a fixed 25% commission and as an owner you can expect the same warm welcome as the guests for those weeks you choose to use the apartment yourself. Excitingly, from winter 2019 the ski areas of Zell am See, Kaprun and Saalbach- Hinterglemm have been combined so that the ‘Ski Alpin’ pass now covers all three areas. You can now enjoy glacier skiing on the 3,000m+ Kitzsteinhorn glacier of Kaprun as well as the 270km off varied pistes in the Saalbach-Hinterglemm-Leogang-Fieberbrunn ski region. 2019 also sees the final stage of the ‘Zell am See Express’ gondola opening which will connect the Schmittenhohe mountain in Zell am See directly into the Saalbach valley. It was firstly docu- mented in 743 a.d.. Zell am See is the oldest Bajuwaric (Bavarian) settlement in Pinzgau. The settlement was exhalted to a „market“ in 1357 and due to the mining boom in Hirzbachtal and Limberg, it became a thriving community. During the Peasants’ War in 1525/26, the Zell community remained either neutral, or true to the Archbishop – for which they received privileges when making the yearly pilgrimage to the Salzburg Cathedral.
