Fairfield Lodge Priory Road | | | PO37 6SA Seller Insight

When we were first looking for a house more than twenty years ago, we kept being drawn back to Shanklin old village and to Fairfield Lodge in particular. It was a great choice.

According to the Deeds, the property was built as a ‘gentleman’s residence’ and it has a lovely, friendly feel to it. Family and friends love visiting and its size means it always feels homely but never crowded.

The area around the house is delightful. It’s quiet but with easy access to everywhere on the island. Just down the road we have Rylestone Gardens with its crazy golf and brass band concerts in the summer. There is the Big Mead park at the end of the road and the steps to the beach are just a few minutes’ walk away.

The old village is just a short walk away. It’s very easy to access the coastal path and the Downs above the town and both give great views across the bay.

Shanklin itself is nice. It’s a proper town with a mix of independent and larger shops and a strong range of restaurants as well as easy access to large supermarkets when needed.

The island’s capital, Newport, is a mere twenty minutes away by car and , , Yarmouth, and the rest of the island can all be reached by car in less than an hour.

As if that wasn’t enough, the island regularly enjoys more sunshine and less rain than the mainland.

Putting all of that together, you couldn’t wish for a nicer place to live.”*

Step inside Fairfield Lodge

Fairfield Lodge is a spacious and comfortable home in one of the most desirable locations on the Isle of Wight.

It was originally built in the 1850’s and has a fascinating history as a gentleman’s residence, as an hotel and then as a dormitory building for the now closed Upper Chine School. It was restored to a family home by its current owners who have lived happily there for more than 20 years.

The main entrance is on the left-hand side of the house and is approached by a drive which can easily accommodate two cars side by side. Another drive on the right of the house can hold six or more cars without the need to shuffle and provides access to the house via a second entrance.

There are south facing patio areas to the side and rear of the house. These enjoy sunshine throughout the day in summer and are perfect areas for an outside breakfast, for children to play, for lounging around and for barbeques with family and friends.

The inside of the house reflects the history of the property and includes original features such as ceilings, veranda windows and a stunning staircase with individually carved bannister posts still in place.

The most impressive feature though is the space. Downstairs, the house beautifully balances a lounge, sitting room, study, kitchen, dining room, utility room and toilet.

On the first floor, there are 7 large rooms, all of which could be used asdouble bedrooms. The main bedroom has a partial sea view and comes with a modern en- suite shower room and toilet. This can be separated off and accessed from the landing when required.

The main bathroom is large with a big shower area and there is also a separate room for towels and bedding to help keep the house clutter free.

Amazingly, all of this space manages to feel cosy and comfortable at the same time as providing plenty of room.

And as if all that wasn’t enough, Fairfield Lodge also offers terrific investment potential with its basement.

This large area has separate access to the side of the house and offers a wealth of creative opportunities. It could easily be converted into a stand-alone apartment for family members or as an investment opportunity generating a rental income.
