Ayala Land’s commitment to corporate social responsibility is embodied in the company’s mission – “Enhancing land, enriching lives for more people.” It is a commitment that started when the forerunners of set up a school for girls in Sta. Ana, Manila shortly after they arrived in the country back in the 1830’s. That school, Colegio de la Immaculada Concepcion Concordia, still exists today.

ALI has carried on the vision of Ayala’s founders with respect to doing business in a socially responsible and relevant manner. In recent years, ALI’s CSR efforts have evolved from philanthropic initiatives to more strategic intents of contributing to nation building, uplifting the lives of people through education, health programs, and livelihood opportunities, and being a “preferred neighbor” to communities surrounding our developments. This has further grown into the broader concept of Sustainable Development, wherein CSR or community stewardship is now a key component of ALI’s Sustainability Framework.

In 2009, we focused much of our community building and social development efforts on the Canlubang communities neighboring our Nuvali project as we continued with our commitments in other areas.

The various programs implemented were mutually beneficial to the communities and to the company, creating employment and livelihood opportunities for community members and, at the same time, a source of services and products that ALI could tap for its requirements. We have also stepped up our contribution to primary education in public schools through various programs. As many of these initiatives become more and more self-sustaining, we can shift our focus to priority communities in other areas where we are present.

This year we also witnessed the strong spirit of volunteerism among ALIzens, who went into flood stricken areas to distribute relief goods to communities affected by typhoon Ondoy and help in the clean-up operations.

The details of these and other stories can be found within the pages of this edition of Groundbreakers. Our theme, “The Business of Enriching Lives,” echoes how CSR is a core value and so much a part of how we do business. Set against visual highlights of the new Ayala Triangle Gardens, it reflects the spirit of our resolve to building sustainable communities that thrive for generations of people. Dear fellow ALIzens:

Allow me to personally wish all of you a happy and successful 2010 and to thank you for a job well done in 2009.

Following a challenging and eventful year, we look forward to 2010 as we go full-throttle on our four-pillar strategy. By now, your managers must have discussed with you the details of our strategy and how your respective units will contribute to the four pillars – Growth, Margin Improvement, Capital Efficiency, and Organization Development.

The management team is very positive and excited about the strategy, and so are our shareholders and investors. We have spent a good part of 2009 planning for a strong ramp-up this year. The focus now shifts to our execution. We will count on everyone’s commitment to make it happen.

We have a very busy year ahead of us. We plan to launch at least ten new residential developments, aside from launching new phases of existing projects; begin constructing five new commercial centers, four new BPO campuses, and three hotels; and we’re launching new brands in the economic residential housing segment and small format retail to begin our conscious push towards servicing a broader base of Filipinos.

Managing our project costs and finding efficiencies remains a high priority for our organization. This is the only way we can return to higher margins and achieve the return on investment which our shareholders require. We must remain aggressive in managing our project expenditures. This involves a design-to-cost mind-set, as well as efficient procurement and construction methodologies.

The challenges we face with the project ramp-up can only be accomplished by new ways of doing things. This demands openness to change and looking at creative ways of being better at what we do.

This is how organizational transformation takes place – when people work hand-in-hand towards positive change for greater business success in the face of shifting market realities.

Amidst all this activity, we must not forget a very important aspect of how we do business. That is, making a positive social and environmental impact through everything that we do. After all, we consider ourselves to be in the business of enriching lives. We must fulfill this by constantly integrating social and environmental goals into our business goals.

This is the reason we are expanding to the economic housing segment, complemented by small format retail. By doing this, we will provide housing opportunities for families of public sector employees, overseas Filipino workers, and business process outsourcing employees, and help to improve their quality of life. At the same time, we will contribute to our growth strategy by serving a broader market.

Sustainability will continue to be a core element of our business strategy and the differentiating factor of our developments. We will continue to lead the way in developing sustainable communities that promote healthy lifestyles and minimize environmental impact. Focus should be on achieving energy and water-use efficiencies, solid waste management, and livelihood and employment generation.

There is much to do and the organization will be stretched. Nevertheless, I am very confident that after having achieved positive results at the end of a challenging year, we are ready to meet and surpass our goals this year.

The prestigious Management Man of the Year award for 2009, conferred by the Management Association of the , has been bestowed on our very own President and CEO, Mr. Antonino T. Aquino.

Only business leaders of “unquestioned distinction” in the practice of management and in contributing to national progress have been given such an award. Criteria for which this award is given are anchored on the individual’s exemplary management qualities, his unwavering values and role in values formation in performing his duties as a leader. It also credits the manner in which the individual aligns business goals with its commitment to society in order to build a better nation and to touch more people’s lives.

Mr. Aquino was chosen among other reasons for (1) his leadership role in a very successful waterworks privatization and public-private sector partnership; (2) steering the transformation of a moribund public service company into a publicly-listed private firm with remarkable growth and profitability; (3) making Corporate Social Responsibility (CSR) and sustainable development as integral parts of Manila Water’s overall corporate strategy; and (4) his contribution to national development by improving the quality of life of over one million people in depressed communities through Manila Water’s flagship program called “Tubig Para Sa Barangay” (Water for Low-Income Communities).

Mr. Aquino’s commitment to build an organization that has a mindset for progress and nation-building remains strong.

In his recent interaction with the ALI Management Team, he enjoined everyone to look at the bigger scheme of things as far the company’s role in nation-building is concerned. As one of the country’s business leaders, Ayala Land should help drive economic development and play an active role in poverty alleviation to improve the lives of the Filipino people.

“I’ve seen the spirit of this organization. We can do all these things. We have a legacy to deliver nothing but the best for the Filipinos,” he said.

The show was created by light designer Voltaire de Jesus and sound designer Jethro Joaquin.

Truly Enchanting The Ayala Triangle Gardens was introduced as a foremost outdoor events venue with its initial concert offerings during the Christmas season. Not surprisingly, from this one garden bloomed a variety of choices and a mix of views. Nikie Lingad Division Manager I was attracted to this sculpture because of its round shape which connotes unity. It was unity and teamwork that made the gardens possible.

Diane E. Malonzo Project Development Officer I like Convergence: Simbang Gabi because it embodies what Ayala Triangle Gardens is—a place where the community comes together. I also appreciate that the sculpture was made with great difficulty due to the material and was forged, melded into something highly polished, sleek and exuding lightness.

Mike Asinas Landscape Architect I like the feature garden–being a living form, it is more dynamic and experiential. It is a product of various disciplines, creativity and imagination. Truly a work of art.

From the project concept up to implementation, the trees were given high regard, and as such, the facilities, utilities and design intentions were built around the trees.

CMSG Summit: Balancing Roles, Gathering Strength, Transforming as One It was a day full of activities, fun, and surprises last Oct. 23 when the participants from the different units – Corporate Marketing, Customer Knowledge Division, Sales Development, Corporate Sales, Ayala Malls Group, Ayala Businesscapes, Strategic Landbank Management Group, ALSI, ALISI, and the marketing and sales groups of Ayala Land Premier, Alveo, Avida, and ALI Vismin/ CHI – gathered together for a summit at the UP Ayala Land TechnoHub.

The summit was a one-day program facilitated by and planned with ALI-HRD, which aimed to focus on promoting a better working relationship within and among these units to strengthen the group, as it functions as a newly-converged Corporate Marketing and Sales Group (CMSG).

Kicked-off by CMSG head Rex A. Mendoza, the Summit opened with a Chinese acrobats show to welcome the participants. The idea behind the summit revolved around the “Yin & Yang” concept to demonstrate that while each SBU in CMSG has individual roles to play, they gain strength by collaborating with each other and creating synergies.

The summit began with engaging SBU presentations that introduced each team’s services through creative presentations. As the first group to present, Corporate Marketing, Customer Knowledge Division, Sales Development and Corporate Sales had a quick “Nobody But You” dance number with a “Who Wants To Be a CMSG Henyo” game show. Meanwhile the Ayala Malls Group showed a lifestyle AVP featuring their malls with various events and achievements. The ALI Vismin/CHI contingent wowed everyone with an AVP There’s Land. The professional members of PIPHO were given 3 weeks (Oct 22-Nov 15 2009) to shoot project photos of Ayala Land Premier, Alveo, Avida, Ayala Malls, Ayala Land Businesscapes, and townships, BGC, and NUVALI. On November 24, 2009 a myriad of photos amazed the judges including Ayala Land’s CMSG head, Rex Mendoza, Cathy Bengzon (AMG), Ayin Fabian (FBDC), Rivka Nagtalon (SLMG), Pachot Villanueva (CKD), Rose Morales (Sales Dev’t) and Carol Magpantay (Corporate Sales). It was a challenging task, but eventually the winning photos emerged from the pile.

Taking Charge of Your Development This year, Ayala Land’s Corporate Learning and Development unit designed, enhanced and offered new training programs on top of its standard ALI 101 and 102 sessions which each ALIzen must undergo. One of these programs, ALI’s Green Training Series, was awarded in the recent Asian Forum on CSR held in Manila last November. Meanwhile, featured here are other interesting development programs which have been launched and will continue to be offered in 2010.

Performance Coaching Participants engage in several Coaching Skills practice exercises throughout the two half-day sessions. Each have an opportunity to be Coach, Coachee or an Observer.

Problem Solving Results: Solutions, Innovations and Improvements Workshop key take-aways were put in a time capsule to remind participants of key problem solving tools learned during the session. This was done by placing key learnings on small post-it notes inside plastic eggs.
