Clowance Wood Farm is in the process of being divided up and overall comprises a refurbished main farmhouse together with three separate barns/outbuildings two of which have recently acquired planning permission for conversion into separate full residential dwellings. The Chicken House is situated to the west of the main farmhouse and will have its own separate access across a field in front of it. Planning permission has been granted for an existing garage and adjacent outbuilding to be turned into a two double bedroom, two bathroom dwelling with an open-plan sitting room/kitchen/diner. There is plenty of scope within its grounds for the property to be extended out to three bedrooms, subject to any necessary consents.

It may well be possible to purchase further acreage which could include fields to the rear of the property, by separate negotiation.

LOCATION

Clowance Wood Farm is situated on the outskirts of the privately owned Clowance Estate which is centred around a large stately home. The former farmstead enjoys an elevated position with panoramic views in all directions over some beautifully unspoilt countryside. This is a beautiful, semi rural area of unspoilt farmland and outcrops of mature woodland enhanced by the surroundings of the Clowance Estate and set in a popular area of central Cornwall, enjoying easy access to both the north and south coasts.

A short drive away to the north are the wonderful surfing beaches at the Towans and Gwithian whilst, to the south, are the softer sandy beaches of south Cornwall stretching from all the way down to providing excellent bathing and surfing under certain conditions.

The surrounding countryside provides access to some wonderful footpaths and bridleways. The popular coastal resort of St Ives is a short drive away with its picturesque streets of individual shops, wonderful beaches around the town and the Tate Art Gallery. On the south coast the town of Penzance provides a marina and laying up facilities for pleasure and sailing craft. The nearest towns are Helston and Camborne which provide for day-to-day requirements and Camborne has a mainline station providing a direct link to London Paddington with approximate travel time of 4½ hours.

By road the A30 (Cornwall’s main arterial road) is a short drive away providing a largely dual carriageway link all the way northwards to Exeter where it joins the national motorway network and to the north east lies Cornwall Airport providing daily shuttle flights to London Heathrow and other UK cities together with an ever increasing number of European destinations.
