Rental of Property Investments - Commercial Areas - Office Developments BRIEF HISTORY Megaworld was incorporated last August 24, 1989 and was founded by Mr. Andrew L. Tan. Megaworld’s initial venture was One Beverly Place, a residential condominium located at the bustling Annapolis St. in Greenhills. On June 15, 1994, Megaworld was converted to a public company listed on the Philippine Stock Exchange (PSE) and became the hottest property issue in Manila increasing the capital of Php 500M to Php1B. In July 1994, Megaworld formed Empire East to focus on the middle and lower income market. Empire East was listed on the PSE on June 28, 1996. After building stand-alone residential and office buildings, the compa- ny then shifted its focus on building community townships that follow the “Live-Work-Play- Learn” philosophy. MILESTONES OF MEGAWORLD CORPORATION 1989 Megaworld Properties and Holdings Inc. was founded by Dr. Andrew L. Tan Marked by the launch of One Beverly Place in Annapolis, Greenhills 1994 Megaworld became a publicly listed company. Megaworld subsidiary Empire East Land Holdings Inc. was formed 1996 Eastwood City was launched as the first Philippine Economic Zone Authority-accredited IT Park 1998 Megaworld became the first property company in the country to set up a global sales network through Megaworld International 1999 Megaworld became the first ISO-9001 certified Philippine property company. The first project of Megaworld in Fort Bonifacio 2004 McKinley Hill in Fort Bonifacio was launched, becoming Megaworld’s largest township in Metro Manila 2005 Newport City was introduced as the country’s first integrated leisure and entertainment township 2006 Cityplace was launched as the largest most modern real estate development in Binondo THE TOWNSHIPS OF MEGAWORLD (Includes only the townships of Megaworld at the Fort) EASTWOOD CITY Eastwood City has 20 existing luxury condominium towers that are home to over 25,000 residents. Megaworld has completed 10 office towers in Eastwood City now hosting a 60,000-strong workforce in nearly 60 companies. As the first cyber park in the Philippines, Eastwood City has contributed to the unprecedented growth of the country’s BPO and IT sectors. The township brings high-end boutiques, specialty shops, restaurants, and cinemas together at the four-level Eastwood Mall, which is easily accessible from anywhere in the community. The 18.5-hectare Eastwood City is Megaworld’s pioneer project and the first to be granted special economic zone status by the Philippine Economic Zone Authority (PEZA). It is considered a highly successful community that offers establishments and various developments geared towards the live-work-play concept of the Company. Aside from being the first township development, it is now home to 20 completed luxury condominium towers, ten high-end corporate buildings, and around seven ongoing residential projects. As of the recent statistics, there are approximately 25,000 residents and over a hundred office tenants. Eastwood Mall, the newest addition to the township, is a popular go-to destination in Eastwood City. It received the award as the “Best Shopping Center of the Year” by the Philippine Retailers Association in 2010 and 2012. Upon completion, Eastwood City is envisioned to offer more than 21 high-rise residential towers with a total of 9,136 condominium units. Over 270,000 square meters are dedicated to office buildings, while 60,000 square meters are allotted for entertainment, commercial, and retail spaces. FORBES TOWN CENTER The latest landmark to emerge in Fort Bonifacio is ForbesTown Center. The expansive 15-billion, five-hectare mega-community in Fort Bonifacio has 12-residential towers with a total of 3,552 units when completed. The project’s unique selling point is that it is adjacent to the Manila Polo club, Forbes Park, and the Manila Golf and Country Club which provides residents of Forbes Town Center a cool half-a-kilometer long view of its golf course. Burgos Circle is the hottest new attraction in this posh development. With over 37 restaurants and shops that cater to the diverse needs of residents in the community, this retail strip is definitely the place to be. MCKINLEY HILL With 50-hectares worth of land, McKinley Hill is the largest and most important township development of the Company to date. Still a work in progress, it is envisioned to the “PERFECT” live-work-play-learn community. With a wide assortment of residential developments, from townhouses, single-detached homes, a mid-rise condominium, and high-rise luxury residences, clients are definitely in for a real treat. There are also BPO offices, a Venetian-themed mall, several international schools, and an events venue. McKinley Hill is set to complete 36 residential condominium towers with more than 6,600 units. The community also features a 10-hectare upscale village offering 482 premium lots. Around 11,000 residents are set to occupy the residential block. The McKinley Hill Cyber Park, like the Eastwood City Cyberpark, is an economic zone accredited by the Philippine Economic Zone Authority. It offers about 300,000 square meters of office space in 17 buildings. One of these buildings, 8 Campus Place, is recognized as the country’s first LEED Gold-certified building for BPO companies. Two world-class Venetian-inspired commercial destinations serve as the focal points of McKinley Hill’s leisure scene. The fully operational Venice Piazza replicates some of Italy’s most iconic landmarks, with flocks of pigeons heightening its European mood. Set to open in 2016 is the 76,000 square meter Venice Grand Canal Mall, an upscale retail center featuring a man-made canal and a bridgeway. The township offers over 90 restaurants and retail establishments. The township is also home to the country’s first world-class stadium, the McKinley Hill Stadium. MCKINLEY WEST The Company invested in the 34.5-hectare JUSMAG property in Fort Bonifacio at the back of Forbes Park to transform it into a mixed-use complex. Around 60% of the property will be used for residential development projects while the rest will be used for leisure amenities, access roads, and wide open spaces with lush greenery. The project’s investment amounts to Php 45-billion. The township’s first residential offering is the McKinley West Village. Its prime lots have appreciated in value by as much as 110 percent since the village’s launch in 2010. In the pipeline are two luxury residential estates that pay homage to European luxury. With the expansion of Lawton Avenue, into six lanes, residents based in McKinley West enjoy that much more convenience to the metro’s key destinations. UPTOWN BONIFACIO Megaworld is developing a 15.4-hectare township development in Bonifacio Global City, the second township after Forbes Town Center, this is Uptown Bonifacio. This township will become a mixed use development boasting of upscale malls and residential towers. Inspired by progressive cities around the world, Uptown Bonifacio elevates Megaworld’s signature to a new level of luxury. The project’s overall investment value is Php 65-billion. Uptown Place, the township’s upscale mall, will feature high-end retail shops and restaurants. It will have four BPO office towers, which adds to its unique salability of being accessible to its concessionaires and guests. This mall will feature world-class cinemas, retail attractions, a glass viewing deck, VIP lounge, chapel, and a viewing deck. The Palace, dubbed as the ultimate nightlife destination in the country, is currently the centerpiece of Uptown Bonifacio’s play scene. The three condominium project developments of Uptown Bonifacio are One Uptown Residence, Uptown Ritz, and Uptown Parksuites. One Uptown Residence is a 45-story development with water cascade, green wall, and sky gardens, showing that the modern industrial world harmonizing with nature. Uptown Ritz, launched in 2012, is Megaworld’s introductory project to the high-end market.     MMUTIS Final Report These improvement measures, however, will not fundamentally improve future traffic congestion. Hence, the MMUTIS proposes two new major access roads to Terminal 3. The first proposal will provide a new interchange from the Skyway to Sales Road. The interchange has to shift slightly from the exact location of the Nichols Interchange, but contained on Sales Road as an elevated structure. This facility will connect Terminal 3 directly with the Skyway, which serves SLE near Magallanes Interchange and Pasay Road or Buendia Avenue over the Magallanes Interchange. The second proposal is an underground tunnel from C-5 South Section to Andrews Avenue to go under the main runway.
