DIRECTIONS From Edinburgh, take the A7 south passing Newtongrange and Gorebridge. Turn right off the A7 at Heriot onto the B709. Pass through the village of Heriot, continuing past the primary school and proceed for about a mile. Just before the road bends right to cross the Heriot Water the entrance to Borthwick Hall will be seen immediately ahead. Where the drive divides, take the right hand fork and follow the tarmac drive which eventually swings around to a cluster of houses. The Mill is the last of these houses, on the right.

SITUATION The Mill, formally part of Borthwick Hall Estate, is situated on grounds bounded by the Heriot Water. The property is surrounded by the Moorfoot Hills, which divide the from the Borders. The nearby village of Gorebridge provides a wide range of local shops and facilities including a leisure centre, library and pharmacy and there is a 24-hour Tesco superstore.

Regular bus services run from the area to Edinburgh and the station in Gorebridge provides regular train services from Edinburgh to the Borders. Edinburgh is the capital city and cultural centre of with extensive shops, amenities and schools, including private schooling at Cargilfield, Fettes College, Edinburgh Academy and George Watson’s among others. Excellent local primary schooling is available at Heriot Primary School.

There are many outdoor activities to be enjoyed. For golfers, Muirfield and Gullane, the two most famous East courses, are within easy reach and there is a nine-hole course more locally within Vogrie Country Park. There is dry- slope skiing at Hillend (18 miles). Horse riding and hill walking are also available nearby.

DESCRIPTION The Mill, formerly the sawmill for Borthwick Hall, is a charming property built in the 1800s. The conversion of the building was completed in 2003 and it is now a wonderful family home. The entrance façade of the property, including the original waterwheel, is particularly impressive. The accommodation is spread across ground and first floors and the finish is to an excellent standard. An external stairway gives access to the first floor above the garage, allowing for an optional, self contained one bedroom flat.

On the ground floor the dining room, accessed directly from the hallway, is bright and spacious. It has oak flooring and a remote controlled gas fire built into the wall. From here, two doors lead into the magnificent drawing room where there is a wood burning stove and two sets of French doors leading out to the garden and the original water mill wheel. The kitchen can be accessed from both the dining room and the hall. The excellent range of wall and floor units include a built-in coffee maker and a double dishwasher. There is also an impressive Fisher-Peykel range cooker with gas hob and electric ovens as well as an American fridge-freezer. The adjacent breakfast room leads to the utility room which houses the oil-fired boiler and has separate doors giving access to the back garden and double garage.

A wooden staircase from the hall leads to the galleried landing. Off the main bedroom corridor are three bedrooms, including the master bedroom, which has an en suite shower room, and a large family bathroom.
