Step inside Castleton Cottage

Sweeping through the five bar gate onto the driveway that provides off road parking for up to three cars, you can enjoy your first glimpse of this extended period cottage that was originally built in 1801 and nestles in 1.49 acres of garden and paddocks. Set well back from the road, beyond the south facing front lawn, it immediately exudes charm and character, with its ivy clad pitched roof porch, multi-pane windows, mellow brick work and peg tiles, before you even venture inside.

Once over the threshold you can feel the warm and friendly atmosphere that is enhanced even further as you see the large light and bright lounge with its small inglenook fireplace, double aspect windows and central beam. This leads to the fitted office with a large picture window overlooking the fishpond and a cloakroom with a door to the garden that is particularly useful when children and pets come in from the paddocks or return from a country walk with muddy boots. There is also a delightful dining room with the original exposed ceiling beams, parquet flooring and an inset log burner as well as a large, walk in larder and understairs storage.

There is an open archway from the dining room to the new extension that incorporates the attractive, country style kitchen/breakfast room. This includes a range cooker, wood units, ceramic tiles and an island that discreetly hides the washing machine and tumble dryer. French doors to the large terrace and double aspect windows provide plenty of natural light.

Upstairs there is a family bathroom together with a single bedroom and three double bedrooms that all have fitted cupboards and wonderful rural views across the surrounding countryside or the paddocks and orchards beyond. The attractive main bedroom includes an en-suite shower. On the landing there is a pull down ladder giving access to the loft which provides additional storage.

Outside there are two good sized paddocks that back on to orchards and they provide plenty of space for the erection of a field shelter or stables for horsey enthusiasts if required. There are two garden storage sheds and, for those who enjoy indulging in the ‘good life,’ you will find a large vegetable patch and a greenhouse. A large paved terrace leading directly from the kitchen is just the spot for al fresco dining and has steps to the rear lawn that has direct access to the paddocks. The lawn continues around to the front and the whole plot enjoys all day sunshine. It includes the goldfish pond, shrub borders and the lawn is interspersed with a variety of trees including willow, apple and pear. The house also benefits from newly installed excellent double glazing. Seller Insight

This house has been in our family since 1975 and it will be a real wrench to leave it. But we feel the time has come to move nearer to our children in London. We have thoroughly enjoyed our time here and it has been a great place for the kids to grow up and enjoy their horses and other country pastimes.

There is a footpath beside the house that leads to the orchards and it is ideal for a country walk. In fact the picturesque hamlet of Marshside offers a variety of wonderful country walks and the house is only a couple of minutes from the renowned Gate Inn pub and restaurant if you want to go out without taking the car. For those who enjoy fishing there is the Marshside Fishery with its two lakes covering seven and a half acres and these lakes are well stocked with a variety of fish including carp, tench and bream. For riding enthusiasts there is the Marshside Riding Club in nearby Maypole that also includes the excellent Prince of Wales pub and restaurant, while commuters can use the mainline station at or Canterbury West.

If you like watersports there is sailing and jet skiing in Herne Bay and and golfing aficionados can enjoy the nearby , St Augustines and Westgate golf clubs. You will find some good primary schools including the Federation of and Primary school while the Herne Primary is rated by Ofsted as Outstanding. There is also the Herne Bay High school and excellent grammar and first class private schools within 8 miles in Canterbury as well as in Broadstairs, Ramsgate and Sandwich”.*
