The entirety of the first floor is currently used as the master bedroom and is large enough for a study area. • The sitting room is beautiful and full of character and extends into an angled bay window with two large arched sash windows to either side of a woodburning stove with one of the windows giving an excellent far reaching outlook over countryside, along Devoran valley and over to the village of Devoran itself. • Outside, the enchanting gardens and grounds extend to approximately 2½ acres and are full of mature trees, shrubs and plants. To the front of The Old Chapel is a level lawned avenue which extends southwards towards the old ruins (privately owned by a neighbouring property) and was previously the original formal garden. • There are many little meandering pathways leading to several sitting out areas, and even a secret garden, all of which offer a different vantage point in which to enjoy the stunning sylvan setting. Also in the grounds is a large detached workshop/study. • Our clients have successful obtained planning permission to construct a two bedroomed annexe in the grounds, in place of where the static caravan sits currently. Groundworks have started and therefore we understand that the planning permission remains in perpetuity. Planning Reference No: PA16/10808. • Currently used as a main residence, The Old Chapel would also be perfect as a second home for those wanting to escape the hustle and bustle of everyday life. • Properties such as The Old Chapel are rare and seldom become available, especially in such sought after locations, and a viewing is wholeheartedly recommended to fully appreciate the uniqueness of the setting and the opportunity available. LOCATION Approached over the private Estate driveway approximately 0.4 of a mile long and set at the very end of a further driveway leading solely to The Old Chapel, the setting is an oasis of peace, tranquillity and absolute privacy – ideal for those who wish to be completely private, not at all overlooked and it is true to say that the existence of this property is unknown to all but a few. The town centre provides an excellent array of amenities, good shopping restaurants and bistros and schools. A railway station and branch line operates between Falmouth and the cathedral city of Truro, about 7 miles by road, which boasts Cornwall’s foremost range of shopping, business and commercial facilities – ever expanding – together with both state and private schools. Cornwall Airport is about 25 miles away and operates regular flights to London (flight time about 1 hour). For those with other sporting interests, there are golf courses close by at Budock Vean, Falmouth and Truro and the coastlines of both south and indeed north Cornwall are highly accessible and offer unspoilt picturesque, secluded beaches, magnificent coastal scenery and wonderful walks. THE PROPERTY The Old Chapel is an instantly captivating, ‘magical’ building of considerable architectural merit, listed Grade II*, facing south east over level grounds containing many spectacular trees originally part of the formal gardens of Carclew Mansion which, when the Seat of Captain Charles H Tremayne, was claimed to be one of the finest Palladian mansions in Cornwall until its destruction by fire on the 5th April 1934. The Old Chapel thankfully, however, survived undamaged, lying to the north of the Mansion and, one imagines, built as a folly to a supremely high standard of architectural detail, particularly notable for its unusual mixture of Gothic and classical style. Old photographs exist showing an intricate formal garden between the Mansion and The Old Chapel which now contains many marvellous specimen trees, masses of rhododendrons, camellias, azaleas and, towards the east, south and particularly the west boundaries, belts of mainly broadleaf woodland. During our clients’ ownership, the gardens have been restored to their former glory with the aid of old photographs which show an amazing formal avenue leading from The Old Chapel to Carclew Mansion. The ruins of the magnificent Mansion can still be seen today and are in private ownership (not owned by our clients) and provide breathtaking evidence of the grandeur of the Mansion prior to its destruction. The importance of The Old Chapel architecturally is highlighted by its Grade II* listing status. The listing describes the building as circa late 18th Century, of granite ashlar front with dressed granite details. Mention is also made of the symmetrical 3-bay south front, diagonal corner buttresses, bays punctuated by fluted consoles under a Gothic style cornice with 4 obelisk pinnacles as finials. The central doorway retains its original 6-panelled door with trefoil-headed upper and lower panels and quatrefoils to the middle panels. The doorway is moulded with 2-centred arch, original fanlight and intersecting glazed bars. The flanking window openings also have moulded architraves and 2-centred arches with original hornless sashes and intersecting glazing bars. These, and 4 similar windows to the rear elevation, having much original crown glass. Internally, niches survive to the east and west walls and fine ceiling cornice with Gothic style detail also survive. The listing closes by describing the property as ‘a very fine and complete 18th Century chapel particularly notable for its unusual mixture of Gothic and classical style’.
