Sustainable Design

Quad3 Group’s environmentally conscienti ous architectural and engineering designs seek to create environmentally sustainable spaces that are healthy for the occupants. Our architects, engineers and environmental scienti sts consider knowledge of environmental opti ons to be central to our responsibiliti es as designers. Our in-house experts have developed minimum practi ce standards for environmentally fragile sites, energy effi cient buildings, product specifi cati on, and indoor air quality. Our design team evaluates data from the toxicity of building materials to the environmental status of hardwoods, texti les, lighti ng systems, insulati on materials, and glazing and wall assemblies. Our professionals acti vely learn of “green” issues that are regularly featured at trade show seminars and through special issues.

Architects and engineers can have a direct impact on conserving natural resources and lowering outdoor polluti on through energy conservati on and effi ciency; through water conservati on; and through promoti on of recycling and use of recycled and recyclable materials and products.

Quad3 Group has developed the following criteria for building and furniture product selecti on. These criteria set forth a guideline for inclusion of ecologically or environmentally “aware” products. In order to protect the environment, the manufacturer and individual product must:

LEED Certi fi cati on Awarded The US Army New England Recruiti ng Batt alion located on the Portsmouth Naval Shipyard, Kitt ery, ME is our most recently completed project that is currently under review for certi fi cati on by USGBC. Due to combined eff orts of the Navy, the con- tractor and our design team, the project currently is at a LEED Gold Certi fi cati on Level, although the Navy Standards only require the project to meet Silver Certi fi - cati on Level. If the Gold certi fi cati on level is achieved, the US Army New England Recruiti ng batt alion will be the fi rst building on the Portsmouth Naval Shipyard to achieve Gold.

Referenda

Our approach begins with understanding the District’s budget and fi nancial limitati ons. Thru a series of meeti ngs with the District and its fi nancial advisors, we develop constructi on opti ons and relati ve costs tailored to that budget and goal. By providing these opti ons, we can analyze and recommend to the District the most cost eff ecti ve soluti on with long term benefi ts.

This informati on is then presented at various community and town hall meeti ngs to inform the public. The public presentati ons provides the platf orm for open dialogue, foster communicati on and encourages the public to parti cipate on the team to culti vate its educati onal faciliti es, community and most important, its students.

Educati onal Model and Curriculum

Quad3 Group’s approach to fulfi lling the project requirements begins with working in conjuncti on with the State College Area School District throughout the project. Quad3 will provide architectural, engineering design services and educati onal planning experti se to att ain your goals. We have assembled a team of professionals that are familiar with the architectural and engineering complexiti es associated with educati onal faciliti es. Our experience represents a wide range of projects in terms of size, cost and complexity. The team leader is the Project Administrator, Mr. Samuel Scaranti no. Sam has successfully guided many school districts through the complicati ons of uti lizing brick and mortar to accomplish curriculum goals. He is an outstanding communicator who will facilitate meeti ngs between the School District, school administrators, faculty, staff , community organizati ons and students.

Quad3 is very familiar with the comprehensive service requirements of a school district. We have provided complete architectural and engineering design services for some 20 additi ons, renovati ons or new constructi on projects totalling more than $80 million dollars in constructi on costs over the past fi ve years. We credit the success of those contracts to the following project practi ces: proven K-12 educati on experti se, complete in-house services, project team approach, on schedule and within budget.

Project types include the development of district-wide feasibility studies, master plans, design and constructi on of new school faciliti es, complex additi ons and renovati on projects, athleti c complexes and faciliti es, uti lity and infrastructure modernizati on and replacement projects, project phasing and temporary faciliti es.

Communicati on is key to team building and encourages all members of the design team to develop and connect to a common set of goals and objecti ves.

Study Process Our approach begins with initi al interviews with the administrati on and representati ves of the Board. These initi al interviews are to obtain informati on which defi ne the overall project needs, goals and budget. We conti nue with fi eld observati on visits to study and become familiar with existi ng faciliti es, circulati on of both pedestrian and vehicular traffi c, environmental surroundings, and overall use and atmosphere. This interacti on of our design team allows them to become integrated and familiar with the environment for which they will be striving to maintain.

Once this initi al informati on has been gathered, we will conduct additi onal interviews with the various administrators, faculty members, faciliti es departments and staff to defi ne the needs and goals from their perspecti ves.

All informati on is then complied in writt en, tabular, and graphic format which represents our understanding of the project. These documents are presented to the administrators and building committ ee for review and upon their approval presented to the full school board for fi nal approval thus recognized as the building Quad3 Group, Inc. program. The goal is to establish a cohesive development of a building program incorporati ng the ideas of administrators and end users. The results are an effi cient, functi onable and economical faciliti es and grounds.

Data Collecti on For the purpose of evaluati ng existi ng conditi ons, the architecture and engineering team will conduct a survey of the major A/E systems for each building. These will include athleti c, administrati on, and support faciliti es. Existi ng code, ADA, site improvement and site uti lity informati on will also be collected. A review of district documented energy usage, data / communicati ons technologies and architectural record drawings will also be conducted by the team.

The educati onal planning team will conduct a review of all District materials relati ng to current and future educati onal programs and program goals. Meeti ngs will be held with the District to confi rm the current and future programs and goals. The planning team will also tour the faciliti es to survey the adequacy of existi ng spaces to deliver the programs that they house.

Organizati on and Analysis The Organizati on and Analysis Phase includes the documentati on of the uses of qualifi ed spaces within each facility for purposes of establishing building capaciti es as well as for establishing the capability of the faciliti es to adequately house alternate and/or future program needs.

Formal documentati on of collected data regarding building site and infrastructure limitati ons and requirements will be part of this phase. Documentati on of existi ng code, ADA, and constructi on standards issues at each facility will also be produced. On this basis, probable constructi on costs will be developed to bring the existi ng faciliti es to a level that is deemed standard for the District.

Comparisons between building capaciti es based on programs off ered and enrollment projecti ons, using current and alternati ve grade alignments as requested by the District, will be prepared.

Plan Development Quad3 will lead in the process of communicati ng results in the form of alternati ve soluti ons, with the appropriate backup informati on including advantages, disadvantages and building capaciti es (PDE and otherwise), to the designated District personnel, consti tuent groups, and the Board of School Directors. These communicati ons will establish the dialog for development of the alternati ve soluti ons and of the fi nal program. Meeti ngs will be held as required to present graphic informati on, preliminary plans, reports, and budgets. The alternati ve soluti ons and the fi nal program will include esti mated levels of State parti cipati on in the form of reimbursement on each project included. The assessment of the feasibility of each opti on will include informati on on the logisti cs and costs of phasing into reconfi gured faciliti es, including temporary faciliti es and interim requirements. To the extent that is required by the District, results of this progress can be developed by our design department for posti ng on a District web site, where applicable. Quad3 Group, Inc. A composite of current conditi ons combined with the identi fi ed projected needs will be overlaid to identi fy areas of opportunity. To the extent necessary at this point in the plan development, several approaches to accomplishing the defi ned goals, with probable costs, will be presented for feedback and evaluati on. A preferred faciliti es alternati ve will be developed and presented in draft form. The fi nal document will be presented to the Board of School Directors for approval.

Quad3’s project process will take into account any previous faciliti es studies prepared, along with preliminary programming and budgets for the School District. Uti lizing these documents and our observati ons, we can address the physical conditi on, educati onal program analysis and enrollments that will expedite the program development and design phases. Our educati onal team will develop opti ons and alternati ves to address any limited site constraints, and the potenti al need to relocate students during constructi on phase.

Design Approach Design will proceed through the standard Schemati c Design, Design Development and Constructi on Documents Phases.

Schemati c Design Quad3 shall prepare and review Schemati c Design studies consisti ng of drawings and other documents illustrati ng the design concept, scale and relati onship of the project components, and submit to the District for approval. These documents shall include drawings and a writt en report. The report shall incorporate Quad3’s Conceptual Project Cost Esti mate (CPCE), that will be expanded and become more detailed during ensuing phases of the project.

As part of the design process, the project team would present various planning opti ons to the District, receive feedback, modify the opti ons as necessary, and re- present the opti ons in order to set the best directi on for the development of the design. Our design team is adept at quickly providing several design opti ons and working with the client team to select the most promising soluti ons.

Design Development Based upon the approved Schemati c Design, Quad3 shall prepare Design Development documents consisti ng of drawings and other documents to fi x and describe the scope and character of the project. Criti cal details will begin to be identi fi ed and design approaches for these items proposed.

The documents will include any new fi eld data, drawings and a writt en report detailing important aspects of the project. The CPCE will be updated and revised as required, and the package will be submitt ed to the District for review and approval. At the end of this phase, Quad3 will provide the District with complete set of drawings and supporti ng documentati on for their records.

Constructi on Documents Quad3 will prepare from the approved Design Development documents, Working Drawings and Specifi cati ons setti ng forth in detail all of the requirements for the constructi on of the enti re project. Specifi cati ons shall be prepared using the Constructi on Specifi cati ons Insti tute 16 Division format.

The team’s Project Administrator shall periodically provide and review with the District progress drawings during this phase.

The fi nal Constructi on Document submitt al will be a complete, fully coordinated, integrated package, suitable for bidding distributi on, without any signifi cant addenda or further clarifi cati on required. The package will consist of the Bidding and Constructi on Documents, and Specifi cati ons that will include the District’s fi nal comments, all applicable code informati on, and standardized equipment and detailing where possible.

Quad3 shall parti cipate in review meeti ngs to ensure that the project design conforms to all applicable codes and all requirements of regulartory agencies and will make any changes to the Constructi on Documents which are required for issuance of all permits and legal authorizati ons needed to construct the project. Prior to bidding, the documents shall receive an in-house quality assurance review for completeness, a Quad3 standard.

Bidding Negoti ati on Quad3 shall prepare such clarifi cati ons and addenda to the Bidding documents as may be required. The fi rm will schedule and conduct Prebid Conferences with prospecti ve bidders to review the project(s) requirements. Aft er the Prebid Conference, the fi rm shall deliver to the District and Bidder, if needed, a fi nal Addendum. Quad3 shall assist the District in obtaining or evaluati ng bids or negoti ati ng proposals and preparing recommendati ons for the District concerning the contract award. Quad3 shall prepare the Agreement(s) between the District and Contractor(s). Quad3 will coordinate award(s) and noti ce(s) to proceed for the District.

Constructi on Administrati on Quad3 shall consult with School District and parti cipate in all decisions as to the acceptability of subcontractors and other persons and organizati ons proposed by the Contractor(s) for various porti ons of the work. The project team shall review and approve shop drawings, samples, and other submission of Contractor(s) as well as the work performed by the Contractor(s) for conformance with the design concept and Contract Documents.

Quad3 Group shall make such periodic visits to the project site to determine in general the progress and quality of the work and verify that the work is proceeding in accordance with the Constructi on Contract Documents. Upon completi on of constructi on, Quad3 shall inspect the work or porti ons of the work and prepare and submit to the District punch lists of the work of the contractor(s) which is not in conformance with the Constructi on Contract Documents.

Post Constructi on Upon correcti on of the defi cient reports (punch lists), and acceptance of all other close-out submitt als and certi fi cates of the Contractor, Quad3 shall approve the Applicati on for Final Payment and forward it to the District.

Additi ons and Renovati ons to Athens Area High School Athens Area School District, Athens, PA

The project consisted of renovati ons to an existi ng 120,000 SF facility with a new 26,000 SF additi on that includes new science laboratory/classrooms, library, media room, vo-ag shop, industrial technology shops, computer and CADD laboratories. A new 1500 seat, 22,000 SF gymnasium with lobby, concession and ti cket booths, offi cials rooms and locker rooms was also constructed.

The facility accommodates 10th - 12th grades with a populati on of approximately 600 students. The renovati ons included new fl oor fi nishes, painti ng, acousti cal ti le ceilings, doors & hardware, windows, entrances, roofi ng, accessibility components and classroom modifi cati ons. The mechanical systems were replaced with a new hot water chilled water distributi on system providing air conditi oning throughout the facility. A complete new electrical service, distributi on wiring and lighti ng systems including data and distributi on were provided. Modifi cati ons to the existi ng security systems included: card readers, intercom / door release stati ons, electric door strikes, cameras, video multi plexer, video monitors and VCR. The systems were interfaced with the existi ng fi ber opti c panel.

Site development included a new parent drop off area, enlarged parking faciliti es to accommodate school faculty and visitor parking, adjacent athleti c programs, bus traffi c patt erns, a new football / soccer stadium, eight lane syntheti c track, 2,000 seat bleachers, press box, baseball and soft ball fi elds, dugouts, concession stands, alumni court, lawn and landscaping. The site lighti ng design for the new and existi ng parking lots included bollard lighti ng for the sidewalks and building façade lighti ng.

Additi ons and Alterati ons to Hamburg Area High School Hamburg Area School District, Hamburg, PA

Renovati ons to this 147,000 SF single story steel framed masonry high school involved the complete upgrade of the existi ng facility and the constructi on of a new 55,000 SF additi on.

The renovati on included the replacement of all interior fi nishes, replacement of all interior and exterior doors, window systems casework, lockers, auditorium seati ng and stage rigging, a new laboratory and an upgrade of the library’s furniture and fi xtures.

The additi on includes a new 1,200 seat gymnasium, wrestling room, weight room and locker rooms, and a new 250-seat large group instructi on classroom supported by a sophisti cated audio-visual system. The high school and district offi ce areas were completely rebuilt, doubling the existi ng fl oor space. A new boiler room and loading dock area were also added to the school.

Central Mountain High School Keystone Central School District, Lock Haven, PA

Located on the highpoint of a forty-seven acre site, this 1,100-student Central Mountain High School consolidated three separate schools into one high school that serves as the center of the community. Key features of the 149,000 SF building include classrooms, science labs, special educati on rooms, and a library. The program includes specialized suites for computer, art, technology educati on and family and consumer science instructi on. The music suite is linked to a 750- seat auditorium and stage. The physical educati on area contains locker rooms, an adapti ve gym, weight room and an 11,000 SF gymnasium with bleacher seati ng for 1,100 occupants. The school also includes a cafeteria, full service kitchen, and a loading dock.

Mansfi eld Jr./Sr. High School The project consisted of constructi on administrati on for the renovati on of all existi ng High School and Jr. High School classroom science labs, band room, choral room, cafeteria, library and auditorium. Four new classrooms were added to the Jr. High wing and the locker rooms were expanded to add team rooms, coaches rooms and additi onal locker rooms. A technology wing additi on housing the long distance learning room, computer labs and vocati onal technical classrooms and shop areas.

Liberty Jr./Sr. High School Our constructi on administrati on at Liberty added a new 526 seat auditorium, art, music and computer labs. The renovati ons porti on included upgrading the vocati onal agricultural labs, the vocati onal technical labs and the administrati ve suite.

North Penn Jr./Sr. High School/Blossburg Elementary School New constructi on incorporated the 560 seat auditorium four new computer and business labs and four new Jr. High classrooms.

Alterati ons/ Renovati ons to Galeton’s Elementary, Jr / Sr High Building Galeton Area School District, Galeton, PA

The existi ng 87,000+ SF Galeton Area School is located in Pott er County, PA. The renovati on of the District’s only facility included reorganizati on of interior spaces to include a new District Administrati on Suite, a renovated High School Offi ce, a new Elementary Art Room, and renovati ons to the Music Suite, as well as ADA renovati ons throughout the building, a new roofi ng system, and paving repairs at select areas. Engineering upgrades include mechanical, plumbing, and electrical renovati ons throughout the building to renovate and improve these operati ng systems. The scope of work also included a new hot water heati ng plant and distributi on system, new ADA accessible plumbing fi xtures, new lighti ng and power distributi on systems, a new fi re alarm system, and new clock / intercom system.

As this is the only building in the School District, the project was scheduled for a two-phased constructi on period during two consecuti ve summers.
