Student Guidelines
The following are a set of AECC Students’ Union guidelines for finding suitable property. You may find these useful….
Make sure that you view the property before signing anything. If you are an overseas student and are unable to view, then ask the landlord to send you some pictures via e-mail. Or ask a student who is at the college to check on your behalf.
Find out what the surrounding area is like and whether you are likely to get any disturbances e.g. noisy neighbours, railway tracks nearby.
Ask the landlord what he/she expects of you (find out if you are allowed pets, if friends are allowed to stay over etc.) and if necessary, negotiate the terms.
Find out how long the tenancy period is (you may want to pay a retainer over the summer period) and whether bills are included in the rent (not always the case, but better for students, as they know exactly how much they have to pay each month).
Make sure that you and the landlord both agree to an inventory check. Note the condition of each room in the house. If there are any scratches, tears in materials, holes in walls, cigarette burns in carpets etc. ensure that these are noted on the inventory form and get the landlord to sign, agreeing that these were present before your term of tenancy.
Ask to look at a written contract or ‘Terms of Agreement’ (a brief outline stating who the landlord and tenants are, rent payable and provisions for review of rent, the start date of tenancy and length of the fixed term) and make sure that you are happy with what has been written before you sign.
Do not sign any contracts or pay a deposit for accommodation before you have received an unconditional offer from us.

The AECC is pleased to offer halls of residence through our relationship with Lulworth Student Company who run Hurn House and Union House in central Bournemouth. These luxury halls are situated just two miles from the college, on a direct bus route (which offers discounted student rates), whilst also being a short walk to Bournemouth’s trendy shopping, bars, restaurants and beach.
AECC have 70 rooms available within this facility, which take the form of ensuite flats with shared kitchen facilities. These will be offered on a first come, first served basis and can be secured with a payment of £420 (£300 refundable deposit and £120 non- refundable fee).

Costs are from £135 a week for a 42 week tenancy - all prices include all bills, internet access and 24 hour CCTV, security services and a secure entry system
