1.0 INTRODUCTION

In May 2018, ASL were instructed by Rosconn Group, to undertake a desk study of the site known as Land at Dodford Wharf Farm, Weedon Bec. The instruction to proceed with these works was received by email from Rosconn Group dated 25th May 2018.

The purpose of this desk study is to determine any potential environmental and geotechnical risk issues and liabilities pertaining to the future development of the site. It is understood that the proposed development comprises the demolition of any existing structures and the construction of up to fifty residential dwellings with associated areas of hardstanding for access and parking and soft landscaping for gardens and areas of public open space. An illustrative proposed development layout is presented in Appendix I.

This assessment uses available information on the site and the surrounding area sourced from environmental databases maintained by the Environment Agency (EA), historical ordnance survey maps, a site walkover survey, a review of the site’s environmental setting and an appraisal of the current and former land uses with a view to determining the potential for contamination to be present at the site. This report presents the findings of this assessment together with the factual data sourced during the course of these works which are appended for completeness.

It should be noted that this assessment cannot determine the actual levels of contamination present at the site only the potential for contamination to be present. The general notes section should be consulted in relation to the limitations of this report.

This report has been prepared for the sole benefit of the Client, Rosconn Group and their representatives and agents. The report has been written based on the results of data searches and site conditions encountered at the time of the assessment. Future changes in legislation and advances in current best practises or provision of more detailed design proposals will result in this report requiring review and possible further assessment after the date of issue. The general notes section within this report should be noted in relation to the limitations of this assessment.

2.0 THE SITE

The site is located to the north of High Street (A45) and directly to the west of the to the north of the village of Weedon Bec, located approximately 12km to the west of town centre and can be located approximately by National Grid Reference SP 629 600. A site location plan is presented as Figure 1.

The site comprises an irregular shaped piece of land with maximum dimensions of approximately 250m by 190m with the long axis aligned approximately north to south. The site generally slopes gently down to the south-east with a maximum change in elevation of approximately 8m to 10m across the site.

The site is occupied by a farm area in the south and south-east, comprising barn type structures and areas of concrete hardstandings for access and vehicle parking. To the north of the farm area are two agricultural fields currently used for grazing livestock.

The farm area of the site comprises approximately six agricultural structures. The two largest structures located centrally and in the north-east of the farm area comprise steel framed barn type structures with cement bonded sheet cladding and sloping roofs. The cladding was noted to have been damaged in some places. These structures are generally used for agricultural storage and the servicing and maintenance of haulage vehicles. The barn in the west of this area was noted to be used for the servicing of vehicles and included a service pit. Some hydrocarbon staining was noted in this structure from spills of oil. The remainder of the structures are brick built with sloping tiled or cement bonded sheet roofs and extend to one or two stories in height.

In the west of the farm area is an area of concrete hardstandings together with a small storage container and large drainage grate. It is considered that this area is used for washing down the haulage vehicles and possibly agricultural vehicles. A small stockpile of general construction waste is located in the north and small stockpiles of agricultural equipment are located around the perimeter of the farm area. A small stockpile of ashy material is also located in the north of the farm area and is considered to be associated with burning of waste materials. The remainder of the farm area generally comprises concrete hardstandings at the surface.

Two above ground fuel storage tanks were noted to be present along the eastern elevation of the structure present along the south-western boundary of the site. The tanks appeared to be redundant. No visual or olfactory evidence of contaminations was noted in the vicinity of these features.

An irregular shaped area of soft landscaping is located in the south-western corner of the site and is used for grazing livestock.

Two above ground storage tanks (AST’s) are located directly off site to the south-west and appear to contain fuel that may be used by agricultural vehicles or haulage vehicles. An above ground heating oil tank is located to the rear of the farm house which is located to the south of the site. No visual or olfactory evidence of contamination was noted during the walkover.

The remainder of the site is separated into two agricultural fields by a track constructed of hardcore materials together with a post and wire fence runs along both sides of the track. This track has been constructed in association with the road improvement scheme taking place to the north.

At the time of the investigation the north-eastern of the two fields was used for grazing cattle. Access to this portion of the site is via a metal gate located in the north of the farm area. Numerous mature trees are located along the eastern and north-western boundaries. A number of these trees are surrounded by wooden fencing for protection. The south-western field was used for grazing sheep with numerous mature trees located along the south-western boundary. Overhead powerlines transect this portion of the site from north to south with the power cables entering the ground at the southern boundary of the field.

Access to the site is from High Street in the south.

The site is bound to the north-west by agricultural land with the road improvement scheme taking place beyond, to the east by the Grand Union Canal with residential and commercial properties beyond, to the south by an existing farmhouse and associated structures with High Street beyond and to the south-west by a railway line, located in a cutting, with agricultural land beyond.

The site layout is presented on Figure 2.

It is understood that the proposed development comprises the demolition of any existing structures and the construction of up to fifty residential dwellings with associated areas of hardstanding for access and parking and soft landscaping for gardens and areas of public open space. An illustrative proposed development layout is presented in Appendix I.

3.0 GEOLOGY

The British Geological Survey (BGS) Sheet No. 185 – Northampton (Solid and Drift) and the Geology of Britain viewer indicates the site to be directly underlain by drift geology comprising Glaciofluvial Deposits generally described as ‘sand and gravel, locally with lenses of silt, clay or organic material; of glaciofluvial origin’ by the BGS. BGS records within the vicinity of the site indicate the Glaciofluvial Deposits to be between approximately 3m and 6m in thickness.

Further drift geology comprising the Oadby Member is indicated to be present in the vicinity of the site and may be present underlying the Glaciofluvial Deposits. The Oadby Member is generally described as ‘diamicton, grey, weathering brown, characterised by Cretaceous and Jurassic rock fragments; subordinate lenses of sand and gravel, clay and silt. Clay, brown to grey, and silty clay, with chalk and flint fragments’ by the BGS. The thickness of the Oadby Member is not defined by the BGS in the vicinity of the site, however it is generally present at thicknesses between 1m and 7m and locally up to 20m.

Across the majority of the site the drift geology is indicated to be underlain underlain by solid geology comprising the Dyrham Formation, generally described as ‘pale to dark grey and greenish grey, silty and sandy mudstone, with interbeds of silt or very fine-grained sand’ by the BGS. The thickness of the Dyrham Formation is not defined by the BGS in the vicinity of the site, however, it is indicated to be of a significant thickness.

In the westernmost portion of the site the drift geology is indicated to be underlain by the Marlstone Rock Formation, which overlies the Dyrham Formation. The Marlstone Rock Formation is generally described as ‘sandy, shell-fragmental and ooidal ferruginous limestone interbedded with ferruginous calcareous sandstone, and generally subordinate ferruginous mudstone beds’, by the BGS. The thickness of the Marlstone Rock Formation is not defined by the BGS in the vicinity of the site, however it is indicated to be typically up to 10m in thickness.

In addition to the published geology, it is anticipated that Topsoil will be present at the surface across the majority of the site, however Made Ground materials are anticipated to be present at the surface or beneath hardstandings within the vicinity of the existing structures in the south-east of the site.

The site is indicated to be in an area that may not be affected by coal mining and an area with no hazards associated with non-coal mining activities.

There are no BGS recorded mineral sites within 0.5km of the site.

The environmental database search indicates the site to be in a lower and intermediate probability radon area, however no radon protective measures are necessary in the construction of new dwellings or extensions.

4.0 HYDROGEOLOGY

The Dyrham Formation is classified by the Environment Agency (EA) as a ‘Secondary Aquifer – Undifferentiated’ defined as ‘has been assigned in cases where it has not been possible to attribute either category A or B to a rock type.’

The Marlstone Rock Formation is classified as a Secondary Aquifer – A, defined as ‘permeable layers capable of supporting water supplies at a local rather than strategic scale, and in some cases forming an important source of base flow to rivers’.

The Glaciofluvial Deposits are classified as a Secondary Aquifer – A, defined as ‘permeable layers capable of supporting water supplies at a local rather than strategic scale, and in some cases forming an important source of base flow to rivers’.

The Oadby Member is classified by the Environment Agency (EA) as a ‘Secondary Aquifer – Undifferentiated’ defined as ‘has been assigned in cases where it has not been possible to attribute either category A or B to a rock type.’

There are no abstractions from or discharges to groundwater located within 1.0km of the site.

The site is not located in an area with limited potential for groundwater flooding to occur.

The site is not located in a Source Protection Zone (SPZ).

The site is not in a groundwater nitrate vulnerable zone.

5.0 HYDROLOGY

The nearest recorded surface is the Grand Union Canal located along the eastern and south-eastern boundaries of the site. The Grand Union Canal is classified as GQA Grade E (Poor) by the EA in the vicinity of the site.

Further from the site, a stream ( Branch) and are located approximately 240m to the north and 525m to the south, respectively. Both of these surface water courses are classified as GQA Grade A (Very Good) by the EA in the vicinity of the site.

There are three discharge consents to surface water located within 0.5km of the site. The closest listing relates to the discharge of ‘other matter – surface water’ to the Whilton Branch located approximately 345m to the east. The second listings relate to the discharge of ‘public sewage – storm sewage overflow’ to the river Nene located approximately 370m to the south-east. The remining listing is located approximately 415m to the east, however no details of the discharge type or receiving water are provided.

There are two abstractions from surface water located within 0.5km of the site. the listings relate to the abstraction of surface water for ‘private water supply’ and ‘impounding’ located approximately 405m to the south-east. The status of both of these listings is detailed as ‘revoked’.

The site is not located in an area at risk of flooding from rivers or seas. Areas at risk from flooding from rivers or seas are present located approximately 170m to the north and east of the site.

Localised small areas in the south-east of the site is indicated to be at low and medium risk from surface water flooding. The remainder of the site is not indicated to be a risk from surface water flooding. associated with the existing canal, are indicated to be at low and medium risk from surface water flooding.

The site is located in a surface water and eutrophic water nitrate vulnerable zone.

6.0 SITE HISTORY

The site history has been derived from historical OS maps dating back to 1884. The map extracts are presented in Appendix III. Table 1 below presents a summary of the key developments in and around the site shown on the historical maps.

The railway infrastructure to the south-west has undergone expansion with the cutting 1900 extending to the boundary of the site. A railway station is present approximately 25m to the (1:2500 & south-west. 1:10560) Limited development has taken place within the village to the south-east. Weedon Barracks has undergone expansion to the west. A further railway line has been constructed approximately 250m to the north-west. A gravel pit is present approximately 750m to the east. Further small structures are present in the south-east of the site. A small structure is present on the northern boundary of the site. Assumed residential development has taken place approximately 125m to the south-east, with 1926 - 1927 a square, possible covered reservoir, structure present approximately 75m to the south-west. The site’s history dating back to 1884 indicates the site to have generally comprised undeveloped agricultural land together with a number of structures in the south-east of the site. These structures are indicated to have been a timber yard between approximately 1900 and 1994, after which they are labelled as Dodford Wharf Farm.

A further small structure is indicated to be been present on the northern boundary of the site between approximately 1926 and 1952.

A limekiln is indicated to have been present directly to the north of the site between approximately 1884 and 1952, with a gas cylinder filling depot present approximately 25m to the east between 1968 and 2006.

Railway lines, located in a cutting, are present directly to the east with the Grand Union Canal present along the eastern and south-eastern boundaries of the site.

The remainder of the immediate surrounding area has generally comprised residential and agricultural properties and undeveloped agricultural land.

A number of works and depots have been identified in the surrounding area, the closest of which is located approximately 100m to the south-east.

7.0 STATUTORY DATABASE SEARCH

7.1 General

This section details any relevant information from registers maintained by the EA. Information provided by the BGS, The Coal Authority, Health Protection Agency and the National Environment Research Council (NERC) is also considered. The information held by the various bodies is summarised below and presented in detail in Appendix II.

It should be noted that the information provided in the desk study is obtained from independent third party sources. It is provided in good faith, but no guarantee can be provided as to its accuracy. Independent enquiries should be made relating to information provided in the desk study information that may impact on the proposed development. The desk study information is not necessarily exhaustive and further information relevant to the site may be available from other sources.

7.2 Database Search Results

7.3 Environment Agency Search Results

There is one Local Authority pollution prevention and control located within 0.5km of the site. This listing relates to a petrol filling station located approximately 425m to the south-east. The status of this listing is detailed as ‘authorised’.

There are six pollution incidents to controlled waters located within 0.5km. The closest two listings relate to the release of ‘crude sewage’ located approximately 150m to the south-east. The receiving waters associated with these listings are detailed as ‘freshwater stream/river’. The remaining listings are located at distances greater than approximately 275m from the site. All these incidents were classified as Category 3 - Minor Incidents by the EA.

There is one substantiated pollution incident register entry located within 0.5km. The listing relates to the release of ‘contaminated water – firefighting run-off’ located approximately 480m to the west. This incident was classified as ‘having no impact to land and air and significant impact to water.

There is one historical landfill site located within 0.5km. The listing relates to a facility located approximately 220m to the north. This site is indicated to have accepted waste including inert waste between 4th October 1982 and 5th April 1983.

There is one registered landfill site located within 0.5km. The listing relates to a landfill site located approximately 440m to the north. this site is indicated to have no known restriction on the source of waste. The license status of this site is detailed as ‘surrendered/cancelled’.

7.4 Geological Hazards

There is either a very low risk or no hazard from collapsible ground stability, compressible ground stability, ground dissolution stability, landslide ground stability or running sand ground stability hazards at the site.

There is a low risk from shrinking or swelling clay ground stability hazards at the site.

The site is indicated to be in an area that may not be affected by coal mining and an area with no hazards associated with non-coal mining activities.

There are no BGS recorded mineral sites within 0.5km of the site.

The environmental database search indicates the site to be in a lower and intermediate probability radon area, however no radon protective measures are necessary in the construction of new dwellings or extensions.

7.5 Contemporary Trade References

There are thirty-seven contemporary trade references located within 0.5km of the site. The closest listings relate to ‘boatbuilders and repairers’ located approximately 20m to the south, ‘garages services’ located approximately 30m to the north-east and ‘caravan dealers and manufactures’ located approximately 35m to the east. The remaining listings relate to various industrial and commercial services located at distances greater than approximately 50m from the site.

There are three fuel station entries located within 0.5km of the site. The closest two listings relate to ‘obsolete’ sites located approximately 90m to the east and 180m to the south. The remaining listing relates to an ‘open’ petrol station located approximately 440m to the south-east.

There are seventeen commercial services points of interest located within 0.5km of the site. The closest two listings relate to ‘distribution and haulage’ located approximately 5m to the south and ‘vehicle repair, testing and servicing’ located approximately 25m to the north-east. The remaining listings relate to various commercial services located at distances greater than approximately 130m from the site.

There are five manufacturing and production points of interest located within 0.5km of the site. The closest listing relates to livestock farming’ located approximately 5m to the south. The remaining listings relate to ‘unspecified works or factories’ located at distances greater than approximately 170m from the site.

There are four public infrastructure points of interest located within 0.5km of the site. The closest listing relates to ‘railway stations, junctions and halts' located approximately 55m to the south-west. The remaining listings relate to ‘petrol and fuel stations’ located at distances greater than approximately 425m.

8.0 ASSESSMENT OF CONTAMINATION RISK

8.1 General

The following sections identify potential sources of contamination at the site and the surrounding area. The receptors to any contamination are also identified together with the pathways by which the contamination may make contact with the receptors. This section of the report uses the guidance presented in CLR 11 ‘Model Procedures for the Management of Land Contamination’ produced by DEFRA and the EA to develop a conceptual site setting as a ‘source-pathway-receptor’ model in accordance with current best practise.

8.2 On-Site Sources of Contamination

The potential sources of on-site contamination are associated with the site’s former land uses. The site’s history dating back to 1884 has generally comprised undeveloped land with structures present in the south-east of site. In addition, a structure is indicated to have formerly been present in the north of the site between approximately 1926 and 1952.

The structures in the south-east of the site are indicated to have formerly comprised a timber yard. At the time of the site walkover the structures in the south-east and associated areas of hardstandings in the south-west of the site appeared to be used for the storage, maintenance and cleaning of road haulage vehicles.

The former uses of the site as agricultural land is not classified by the Department for environment, Food and Rural Affairs and the Environment Agency’s document CLR8 as being a potential source of contamination.

The former use of the structure in the south-east of the site as a timber yard and the current use of this area for the storage, maintenance and cleaning of road haulage vehicles are classified by the Department for Environment, Food and Rural Affairs and the Environment Agency’s document CLR8 as being potential sources of contamination of metals, sulphates, asbestos, pH, acetone, phenol, chlorophenols, oil and fuel based hydrocarbons, aromatic hydrocarbons, polycyclic aromatic hydrocarbons, chlorinated aliphatic hydrocarbons, hexochlorocyclohexanes, dieldrin and organotin compounds.

A number of redundant above ground fuel storage tanks have been identified in the south of the site. These are considered to be a potential source of contamination in the form of oil and fuel hydrocarbons as a result of leaks and spills. No visual or olfactory evidence of fuel or oil spillages was noted within the vicinity of these features during the site walkover.

A number of stockpiles of general construction waste materials and evidence of bonfire activity were noted to be present in the area to the north of the structures in the south of the site. As the nature and source of these materials are unknown, these are considered to be potential sources of contamination and asbestos.

There is the potential for contamination at the site from incidental leaks or spills of fuels and oils from vehicles used or stored at the site. This would give rise to the presence of oil and fuel based hydrocarbons within the near surface soils. Some visual and olfactory evidence of fuel or oil spillages was noted during the site walkover in the barn used to service vehicles. No significant evidence of fuel or oil spillages was noted elsewhere on the site during the site walkover.

Any Made Ground at the site is considered to be a potential source of contamination including asbestos and hazardous ground gas.

The structures present in the south-east of the site were noted to be constructed using potentially asbestos containing cement bonded sheeting some of which was noted to be damaged.

It is recommended that an asbestos survey is completed at the site by a specialist contractor prior to the commencement of any clearance or demolition works in this part of the site to verify the presence of any asbestos bearing materials present within existing building fabric and generally around the site.

8.3 Off-Site Sources of Contamination

A number of above ground fuel storage tanks and associated refuelling apparatus was noted to be present directly off-site to the south-west. These features are considered to be a potential source of contamination in the form of oil and fuel hydrocarbons as a result of leak and spills. No significant visual or olfactory evidence of fuel or oil spillages was noted within the vicinity of these features during the site walkover.

Railway land is located approximately 10m to the south-west. Railway land is classified as a potential source of contamination in the form of metals, sulphates, asbestos, pH, polycyclic aromatic hydrocarbons, chlorinated aliphatic hydrocarbons and polychlorinated biphenyls (PCBs).

A number of former and existing commercial land uses have been identified within the immediate vicinity of the site. These land uses are considered to be potential sources of contamination similar to those detailed in Section 8.2. These land uses are also a potential source of hazardous ground gases.

In addition, it is considered that localised Made ground materials may be present in the vicinity of the former limekiln located directly to the north of the site. Any Made Ground materials are considered to be a potential source of contamination including asbestos and hazardous ground gas.

8.4 Receptors and Pathways

The receptors at this site which are at risk of contamination, and are at risk, are as follows:

• Construction and maintenance workers (R1); • Future site users (R2); • Service Lines, constructed as part of any new development (R3); • Groundwater hydraulically down gradient of the site – Secondary Aquifer – A and Secondary Aquifer – Undifferentiated (R4); • Surface watercourses: - Grand Union Canal located directly to the east and south- east and surface water courses located approximately 240m to the north and 525m to the south (R5); • Neighbouring properties and residents (R6).

A pathway is the means by which a contamination source makes contact with the receptor creating a pollutant linkage. The three elements of a pollutant linkage, which are source, pathway and receptor, need to be identified for there to be a perceived risk from identified contamination. The pathways considered in this assessment are as follows:

• Direct Physical Contact – Dermal contact, ingestion, inhalation (PL1); • Migration from soils to groundwater via leaching (PL2); • Migration within groundwater (PL3); • Migration via service lines (PL4); • Volatilisation of contaminants from soils and groundwater (PL5); • Migration of hazardous ground gases (PL6); • Vegetable intake (PL7).

The critical receptors on this site are considered to be groundwater hydraulically down gradient of the site within the Secondary Aquifer – A and Secondary Aquifer – Undifferentiated and the Grand Union Canal located directly to the east and south-east (controlled waters) and a female child at a residential development (human health).

8.5 Potential Pollutant Linkages and Qualitative Risk Assessment

The potential sources, pathways and receptors have been assessed to derive a list of potential pollutant linkages. This assessment is based on CLR 11 ‘Model Procedures for the Management of Land Contamination’ (DEFRA) and in accordance with the procedure for identifying contaminated land under Part IIA of the Environmental Protection Act (1990). A generalised conceptual site model has been produced in this report as Figure 3.

Human Health The potential contamination risks to future site users and construction and maintenance workers are from the current and historical activities completed at the site and in the surrounding area.

The desk study has identified potential sources of contamination and hazardous ground gases in the south of the site associated with the former timber yard and the current use of this portion of the site for the storage, maintenance and cleaning of road haulage vehicles. In addition, a number of ASTs have been identified in the south of the site. The existing stockpiles and bonfire areas are also considered as potential sources of contamination. The potential for contamination to be present across this portion of the site is therefore considered to be moderate to high. There is the potential for physical remediation to be required in this area subject to the findings of a suitable intrusive investigation.

The desk study has not identified significant potential sources of contamination across the remainder of the site as these areas are indicated to have comprised undeveloped agricultural land. The potential risk posed to human health in these areas is therefore considered to be low and any residual risk is likely to be mitigated by the use of physical barriers including cover systems.

The desk study has identified potential sources of contamination in the surrounding area associated with the tanks present directly to the south-west. Due to the proximity of these features, the risk posed at the site from the migration of contamination and hazardous ground gases is considered to be moderate.

The desk study has identified potential sources of contamination in the surrounding area associated with current and former commercial and industrial land uses and railway infrastructure. The risk posed at the site from the migration of contamination and hazardous ground gases from these features is considered to be moderate in the southern part of the site and very low across the remainder of the site area.

In addition, a limekiln is indicated to have been formerly present directly to the north of the site. The risk posed from the migration of contamination and hazardous ground gases from this feature is considered to be low.

Potential sources of hazardous ground gas have been identified in the surrounding area associated with current and former commercial and industrial land uses and railway infrastructure. The potential risk to human health is considered to be low. It is considered that any risk may be mitigated by the use of physical barriers comprising gas resistant membranes.

The potential contamination risks to neighbouring site users are from historical activities completed at the site. The desk study has identified potential sources of contamination at the site associated with it current and former use. The potential risk posed to neighbouring site users from any contamination at this site is considered to be low.

Service Lines Potential sources of contamination have been identified in the south of the site associated its former and current use. Therefore, the potential risk to service lines within this portion of the site is considered to be moderate. It is considered likely that the use of contaminant resistant water supply pipes will mitigate any potential residual risk to service lines.

Across the remainder of the site, the potential risk to service lines is considered to be very low.

Groundwater The drift geology and the underlying solid geology are classified as Secondary Aquifer – Undifferentiated and Secondary Aquifer - A. There are no abstractions from groundwater within 1km of the site and the site is not located in a source protection zone. In consideration of the environmental setting and the likely presence of contamination at the site, the potential risk to groundwater is considered to be low to moderate.

Surface Watercourses The nearest recorded surface water feature is the Grand Union Canal located along the eastern and south-eastern boundaries of the site. Further from the site, a stream (Whilton Branch) and River Nene are located approximately 240m to the north and 525m to the south, respectively.

There are two abstractions from surface water located within 0.5km of the site. the listings relate to the abstraction of surface water for ‘private water supply’ and ‘impounding’ located approximately 405m to the south-east. The status of both of these listings is detailed as ‘revoked’.

Due to the potential for contamination to be present in the south of the site and the proximity of the Canal, it is considered that the potential risk to surface water is low to moderate.

9.0 GEOTECHNICAL CONSIDERATIONS

The shallow ground conditions at the site are indicated to comprise Glaciofluvial Deposits which are anticipated to be typically granular in nature however cohesive materials may also be present. The Glaciofluvial Deposits may be underlain by further drift geology comprising the Oadby Member. The drift geology is indicated to be underlain by solid geology of the Dyrham Formation across the majority of the site with the Marlstone Rock Formation present across the westernmost portion of the site.

Based on the expected geology, it is considered that the use of traditional strip or pad foundations may be appropriate for the site. However, as cohesive materials may be locally present, foundations may need to be locally deepened in the influencing distance of trees in accordance with NHBC guidance. Consideration to appropriate heave precautions may also be required.

Foundations may need to be extended through any Made Ground or otherwise unsuitable materials.

Based on the likely granular nature of the ground conditions it is considered that the use of shallow soakaways may be feasible at the site.

It is considered necessary to undertake an intrusive investigation at the site to identify any potential geotechnical constraints which may exist and to determine the geotechnical parameters of the underlying ground conditions.

10.0 FURTHER WORK

Based on the findings of the desk study it is recommended that an intrusive investigation is completed before commencement of any development works to assess the actual contaminative status of the ground conditions at the site particularly in the south.

It is also considered essential that the intrusive investigation should determine the geotechnical parameters of the underlying ground conditions as part of the future development of the site.

The intrusive investigation is likely to comprise a series of boreholes and trial pits and should include the installation of ground gas monitoring standpipes and a suitable monitoring programme. Selected soil and leachate samples recovered during the intrusive investigation would be tested for a general suite of determinants.

In addition, it is recommended that an asbestos survey is completed at the site by a specialist contractor prior to the commencement of any site clearance or development works to determine the risk posed by any asbestos bearing materials present within existing building fabric and generally around the site.

11.0 SUMMARY AND RECOMMENDATIONS

A desk study is required to determine any potential environmental and geotechnical risk issues and liabilities pertaining to the potential future residential development of the site. The conclusions of this assessment are summarised as follows:

Based on the qualitative risk assessment the critical receptors are considered to be human health (female child for a residential development), groundwater hydraulically down gradient of the site within the Secondary Aquifer – A and Secondary Aquifer - Undifferentiated and surface water features within the vicinity of the site.

The desk study has identified potential sources of contamination and hazardous ground gases in the south of the site associated with its former use as a timber yard and the current onsite operations associated with storage and maintenance of road haulage vehicles. A number of ASTs and associated refuelling apparatus have also be identified in the south of the site and directly off-site to the south-west. Therefore, the potential risk to the identified receptors is considered to be moderate to high in the south of the site. There is the potential for physical remediation to be required in this area subject to the findings of a suitable intrusive investigation.

The remainder of the site is indicated to have comprised undeveloped agricultural land. The potential risk posed to the identified receptors in these areas is therefore considered to be low and any residual risk is likely to be mitigated by the use of physical barriers including cover systems, gas protection measures and contaminant resistant water supply infrastructure.

Based on the expected geology, it is considered that the use of traditional strip or pad foundations may be appropriate for the site. However, as cohesive materials may be locally present, foundations may need to be locally deepened in the influencing distance of trees in accordance with NHBC guidance. Consideration to appropriate heave precautions may also be required.

It is recommended that an intrusive ground investigation is required ahead of any development works to determine the founding properties of the underlying ground conditions and to determine the actual contaminative status of the ground conditions particularly in the west of the site. The intrusive investigation should include an assessment of presence of hazardous ground gases.

GENERAL NOTES

The interpretation made in this report is based on the information obtained during the course of the desk study and ground investigation. It should be appreciated that any desk study information is not necessarily exhaustive and that further information relevant to the site and its proposed usage may be available. There may be conditions present on the site that have not been revealed by the ground investigation which as a result have not been addressed within this report.

The accuracy of any map extracts cannot be guaranteed and it should be recognised that different conditions on site may have existed between and subsequent to the various map surveys.

The qualitative assessment of risk presented in this report presents an assessment of potential pollutant linkages between sources, pathways and receptors. A level of risk is attributed to these linkages. However, a low or insignificant risk does not imply that elevated concentrations of various determinants are not present on the site when compared to background or ‘greenfield’ conditions.

The level of risk attributed is based on a number of factors and the interpretation of this risk may be applied in a different manner for a different end use or environmental setting. The presence of contaminants may be assessed in alternative ways by institutional bodies regardless of whether an apparent risk is present based on the identified pollutant linkages in this assessment.

This report may express an opinion on possible configurations of strata underlying the site between or beyond the exploratory holes or on the possible presence of features based on either visual, verbal or published evidence, this is for guidance only and no liability can be accepted for its accuracy.

Comments made on ground conditions are based on the observations made at the time of the investigation works. It should be noted that groundwater levels may vary due to seasonal fluctuation or other factors. Observations made with respect to below ground gas concentrations may also vary due to seasonal factors and atmospheric conditions.

In 1854 the 1:2,500 scale was adopted for mapping urban areas; these maps were used to update the 1:10,560 maps. The published date given therefore is often some years later than the surveyed date. Before 1938, all OS maps were based on the Cassini Projection, with independent surveys of a single county or group of counties, giving rise to significant inaccuracies in outlying areas. In the late 1940`s, a Provisional Edition was produced, which updated the 1:10,560 mapping from a number of sources. The maps appear unfinished - with all military camps and other strategic sites removed. These maps were initially overprinted with the National Grid. In 1970, the first 1:10,000 maps were produced using the Transverse Mercator Projection. The revision process continued until recently, with new editions appearing every 10 years or so for urban areas.

These maps were the fore-runners of digital mapping and so provide detailed information on houses and roads, but tend to show less topographic features such as vegetation. These maps were produced at both 1:2,500 and 1:1,250 scales.

These maps are produced from OS's VectorMap Local, a simple vector dataset at a nominal scale of 1:10,000, covering the whole of Great Britain, that has been designed for creating graphical mapping. OS VectorMap Local is derived from large-scale information surveyed at 1:1250 scale (covering major towns and cities),1:2500 scale (smaller towns, villages and developed rural areas), and 1:10 000 scale (mountain, moorland and river estuary areas).
