Ideal New Home The present owners built Woodpecker Cottage themselves. “We’ve owned the land for about twelve years, but the bungalow is a new build,” they explained. The detached bungalow offers three bedrooms with the main bedroom having an en-suite bathroom, a family bathroom, and a spacious kitchen/diner and sitting room. The property has air source heating and a wood burning stove in the sitting room. One of the owners unfortunately suffers from arthritis so this was a consideration in the design and layout of the property, with wider doors specified and also the choice of flooring.

As the owners said, “This property has been a fantastic home for us through the pandemic. We have an eating area in the front with a table and chairs around our barbecue, and we normally use this in the daytime. In the evenings we light the fire pit and toast marshmallows until quite late in the night.”

Outside In a wonderful rural setting, the property has grounds of approximately two acres, with its own enclosed garden. “It’s so very quiet and peaceful. We sometimes wander down to the pond area where we keep three geese and a couple of friendly wild ducks, and simply sit there, listening to the sound of the waterfall.” The present owners also have a small allotment space in the garden, where they have been growing their own produce and keeping chickens.

The detached stable block and the surrounding three fields are, of course, tailormade for the equestrian family. “Briston has a great horse community. We have a separate tack room opposite the stables, and another outdoor covered area for the hay and straw. And I love that we are spoilt for parking spaces, so we have enough room for horse boxes and cars and for friends to park when visiting.”

Further Afield Discussing what Briston village has to offer, the present owners said, “There is a great community spirit here, and a wide range of clubs and things to do. We have two convenience stores, a bakery, butchers, a deli and fishmongers, and a great garden centre which is only a short walk from the cottage.” Briston has a large village green, which features a travelling fairground and summer fete once a year. “There are so many lovely walks in Briston for either hacking or walking the dog,” the owners said.

A short drive away is the neighbouring village of Melton Constable with a range of local shops including a butcher, a general store/post office, take-away food restaurant and a garage. The village also has a primary school and a doctor’s surgery. The market town of Holt is approximately five miles away if further amenities are required, and the celebrated north Norfolk coastline around ten miles with villages including Blakeney and within easy motoring distance.
