Union Bank of requires premises admeasuring 1200 ± 10 % sq.ft carpet area in the ground floor in ready to occupy position for rent or vacant plot to construct a new premises as per our specification in Watrap, District with good frontage, facing main road, and with adequate parking for our Watrap Branch. The Technical bid will be opened on 26.10.2018 by 4.00 p.m at the above address in the presence of vendors / their representatives. No brokers or intermediaries please. Priority will be accorded to the property to be leased by the public sector undertakings or Government/Semi Government bodies. 2 Annexure I Notice Inviting Tenders

1. Union Bank of India requires a well constructed premises for shifting of its Watrap branch in the below mentioned place

Place Location Watrap, Virudhunagar Central place of Watrap District. 2. Basic requirements 2.1. Premises should be in ground floor with 1200 ± 10 % sq.ft carpet area. 2.2. Premises offered should have good frontage and preferably located in a prominent location. 2.3. Strong room complying with RBI Specification with a carpet area of 200 SFT to be provided in the premises 2.4. Two toilets (Gents/Ladies) should be provided attached to / within branch premises. 2.5. An ATM lobby with a carpet Area of 80 SFT and UPS Room with an SFT of 60 SFT is to be provided. 2.6. Remaining area in the premises to be provided as open hall, which the Bank will be doing the necessary interior furnishing to suit our requirement. 2.7. A separate electric meter in the name of the Bank with three phase power connection with 20 KV power load. 2.8. 24 hours continuous water supply. 2.9. Vitrified tiles flooring should be provided for the branch premises. 2.10. Space for installation of dish antenna /V-Sat/ any other equipment on the top of the building. 2.11. No objection for installation of ATM within the branch premises. 2.12. Sufficient parking space for staff members of the branch and customers. 2.13. Clear title of the land and permission for utilization of building for commercial use from the Competent Authority 2.14. In case the landlord has availed any loan against mortgage of land and/or building No objection certificate to be produced from the mortgagee. 2.15. All taxes (house tax / property tax / water tax etc) are to be borne by the landlord. 3. Applicants may submit the offer for the properties which are in ready possession. The prescribed Application Form can be downloaded from Bank’s website or collected from Regional Office Madurai at the address mentioned above. The prospective offerers may collect the tender documents viz, Technical bid and Financial (Price) Bid from the Regional Office. The Tender documents will be issued between 10.30 AM to 3.30 PM on all working days from 05.10.2018 to 26.10.2018. 4. The Offerer has to get three envelopes and marked the envelopes as I, II & III. Usage of envelopes will be as under: 4.1. Envelope marked as I: Financial (Price) Bid be put in this envelope and sealed. This envelope would be super scribed as Financial (Price) Bid. The Envelope will be opened if the offer is found suitable fulfilling the requirements stipulated by the Bank. 3 4.2. Envelope marked as II: Technical Bid, duly completed in all respects, be put in this envelope and sealed. The envelope would be super scribed as Technical Bid. 4.3. Envelope marked as III: The above two sealed envelopes No. I and No. II be placed in envelope No. III and sealed (envelope marked as III, will contain two envelopes marked as I & II.) The envelope marked as No. III would be super scribed as Offer for branch premises on Leased / rental basis. 4.4. The duly filled in and sealed and superscripted tender envelopes must be dropped in the Tender Box placed at the Regional Office, Madurai up to 3.30pm on or before 26.10.2018. 5. The technical bids will be opened on 26.10.2018 at 4.00 PM. at Regional Office, Madurai in the presence of the tenderers / Bank’s representatives. All the tenderers are advised in their own interest to be present on the date at the specified time. 6. TERMS AND CONDITIONS: 1. Rent floor-wise rent payable at the following rates 1.1. All repairs including annual/periodical white washing and annual/periodical painting will be got done by me/us at my/our cost. In case, the repairs and/or white/colour washing is/are not done by me/us as agreed now, you will be at liberty to carry out such repairs white/colour washing etc. at our cost and deduct all such expenses from the rent payable to us. 5. LOAN 5.1. I/We undertake to obtain prior permission for construction/addition/alteration/modification which are to be carried out in the existing premises. In case of any problem in future, I/We will secure the permission at my/our own cost. 6. LEASE DEED/REGISTRATION CHARGES 6.1. If you require, I/We undertake to execute an agreement to lease/regular lease deed as per Bank’s standard lease deed, in your favour containing the mutually accepted/sanctioned terms of lease at an early date. 6.2. I/We undertake to bear the charges towards stamp duty and registration charges for registering the lease deed on the basis of 50:50 between the Bank and me/us. 7. DECLARATION 7.1. I/We, am/are aware that the rent shall be calculated as per the carpet area which will be measured in the presence of landlord/s and Bank officials after completion of the building in all respects as per the specification/requirement of the Bank. 7.2. The concept carpet area for rental purpose was explained to me/us and clearly understood by me/us according to which the area occupied by toilets, staircase, pillars service shafts more than 2 m2 in area garages, balcony, common passage, lofts, A/C plant room, walls, kitchen and Pantries and other uncovered area, would be excluded for arriving at rental payments. 8. AMENITIES :The following amenities are available in the premises or I/We agree to provide the following amenities: 7 8.1. The strong room will be constructed strictly as per Bank’s specifications and size. Strong room door, grill gate and ventilators are to be supplied by the Bank. 8.2. Separate toilets for gents and ladies will be provided. A wash basin with fittings and water supply will also be provided in the lunch room. 8.3. Separate ATM Lobby and UPS room will be provided as per Bank’s requirement. 8.4. A collapsible gate, rolling shutters will be provided at the entrance and at any other point which gives direct access to outside. 8.5. Entire flooring will be vitrified Johnson’s make tiles and walls distempered. 8.6. All windows will be strengthened by grills with glass and mesh doors. 8.7. Required power load for the normal functioning of the Bank and the requisite electrical wiring/points will be provided. 8.8. Continuous water supply will be ensured at all times by providing overhead tank and necessary taps. Wherever necessary separate water and electric motor of required capacity will be provided. 8.9. Space for fixing Bank’s sign board will be provided. 8.10. Separate electric meter in the name of Bank, other required electrical facilities and additional points(lights, fans, power) as recommended by the Bank will be provided. I/We declare that I am/are the absolute owner of the plot/building offered to you having valid marketable title over the above. The building has permission to be used for commercial purpose from concerned authorities and if any misusers charge is levied at a future date. I/We undertake to bear the same. The charges/fees towards scrutinizing the title deeds of the property by Bank’s approved lawyer will be borne by me/us.
