Little Melton is always high desirable due to its proximity to Norwich, the A11 and the A47, yet it still retains that traditional rural village feel. This particular property brims with period character and the features have been lovingly restored by the current owners who have also carried out a number of improvements and alterations to make it the fine family home you can see today, sitting in splendid and delightful gardens. All-Round Appeal This beautiful period home dates back to 1833. When the owners first saw it they fell in love with its character and were excited to take on restoration of its original features. “It had a warm and happy feel and we could see there was potential to improve it. We loved the size of the garden and of course the village location. We’re just ten minutes from the hospital, research park and university with excellent primary education within the village itself and high schools in both and Norwich. We’re close to the A11 and A47 for travel out of the area – and we can visit the Sainsbury Centre, the Broads and the beach or explore open countryside when we’re not working. Coming home here at the end of the day feels like another world and it’s a great place to recharge,” they explain. Character And Good Company The owners have carried out extensive works, replacing uPVC windows with bespoke hardwood frames made by a skilled carpenter, removing tiles and putting in wooden sills and restoring shuttered windows. They have transformed the former dairy into a lovely study and restored all the original Norfolk pamments on the floor. “Some of it was painstaking work but it’s been worth it.” The house is full of character and has lots of authentic features but it also works well for modern lifestyles. The owners have created a super family kitchen with dining and seating areas, a range cooker plus doors onto the garden. “When our boys were studying, they would come home and have a cuppa with us, then do homework at the table while we were preparing dinner.” The house became a hub for the boys and their friends when the children were growing up but it never disturbed the owners, as everyone had their own space. “They’d be in the summerhouse playing records or having poker tournaments, playing football on the lawn, all sorts. It was lovely that they could do all that. The house can accommodate a good number with ease.” The Great Outdoors The garden is just the right size – you can find something to do if you want to but it’s far from overwhelming, so you don’t feel like a slave to it. Leading out from the doors in the kitchen, the garden feels like an extra room in summer and the owners have used it far more than they expected. They have a barbecue and pizza oven out here for al fresco dining and enjoy sitting out watching the birds, with a huge variety appearing. One of the first things the owners did when they moved in was restore the barn: “To have all that storage has been amazing! We have a proper woodshed and the summerhouse on the end looking out over the garden. It’s a lovely place to sit in shelter when it’s windy or cool.” The Accommodation You move through the front door into the… Main Reception Hall Stairs directly in front of you rise to the first floor.
