Possibility for railing at any outdoor spaces – at least on corners Additional Discussion Items 1. Meritage 35 SF Series – 4204, 3244 Models a. Conceptually how to design rear decks in compliance with recessed/projected deck rules i. Should be more than 1/3 width of rear so that it does not feel tacked on b. Enhanced require plane break, additional masonry, and style details c. Model location - elevation adjacent to parking lot required to be enhanced d. Meritage to submit revised architecture for SFD product – refer to duplex stylistic/material redlines and apply same concepts to SFD product 2. Richmond – Filing 6 Conceptual Product – 4 Series a. Need to complete Conceptual Approval prior to next DRC meeting b. Willing to allow Variances for rear deck recessed rule on Cityscape product if needed c. Motion to allow Richmond to pick 2-3 of the best-selling Season SF Product from Filing 4A to re-use in Filing 6 on the 50’ lots by Brock Smethills; Seconded by Diane Smethills; All in Favor - APPROVED 1

Motion to DENY under-eave lighting as an allowable product type for everyday use deemed to be brighter than needed and not in alignment with Sterling Ranch guiding principles by Brock Smethills; Seconded by Rob Johnson, All in Favor - NOT APPROVED 4. Outdoor Controlled Pet Areas a. Allowable Kennel square footage requirement reduced to 50 sf max b. Kennel needs to either be framed to include wood for more custom-built feel or metal is required to be painted to match the body color of house c. Motion by Brock Smethills to approve Outdoor Controlled Pet Areas with changes discussed (noted in items a and b above); seconded by Diane Smethills – All in favor APPROVED 5.
