EXECUTIVE SUMMARY

Assessment

A Phase I – Environmental Site Assessment was carried out for the properties at 364, 368, 370 and 372 Queen Elizabeth Driveway, 1 Fifth Avenue and 2 Fourth Avenue in the City of Ottawa, Ontario. The purpose of this environmental assessment was to research the past and current use of the subject site and adjacent properties and identify any environmental concerns with the potential to have impacted the subject property.

Based on a review of historical sources, the subject property has always been used for residential purposes. No potentially contaminating activities were identified on the subject property or on surrounding properties.

Following the historical review a site visit was conducted. The site is occupied by six (6) residential dwellings. The buildings are currently heated by a combination of natural gas and/or electric baseboard heaters. Heating oil storage tanks were reported to have been used in some buildings until they were removed by their respective property owners before 2002. The tanks were located in the buildings’ basements. No staining was present in the areas of the former tanks. The surrounding land use consisted predominantly of residential buildings with some light commercial to the east and south. No potentially contaminating activities were identified on the subject property or properties in the Phase I-ESA study area during the site visit portion of the assessment.

Based on the results of this Phase I Environmental Site Assessment, no PCAs were identified onsite resulting in no Areas of Potential Environmental Concern (APECs) and in our opinion, a Phase II - Environmental Site Assessment is not required for the property. Recommendations

Based on the construction dates of the buildings, asbestos-containing materials and lead-based paints are potentially present. It is recommended that a designated substances survey (DSS) be completed on the subject properties if the buildings are to be demolished. Any demolition debris encountered during excavation for redevelopment of the property, such as that in BH2, should be disposed of offsite at an approved waste disposal facility.

1.0 INTRODUCTION

At the request of Roca Homes, Paterson Group (Paterson) conducted a Phase I Environmental Site Assessment (Phase I ESA) of the properties located at 364, 368, 370 and 372 Queen Elizabeth Driveway, 1 Fifth Avenue and 2 Fourth Avenue, in the City of Ottawa, Ontario. The purpose of this Phase I ESA was to research the past and current use of the site and study area and to identify any environmental concerns with the potential to have impacted the subject property.

Paterson was engaged to conduct this Phase I ESA by Mr. Roberto Campagna, of Roca Homes. Mr. Campagna’s office is located at 24 George Street West in Ottawa, Ontario. Mr. Campagna can be reached by telephone at (613) 422- 3737.

This report has been prepared specifically and solely for the above noted project which is described herein. It contains all of our findings and results of the environmental conditions at this site.

This Phase I-ESA report has been prepared in general accordance with Ontario Regulation 153/04 as amended by O.Reg. 269/11 (Environmental Protection Act), and also complies with the requirements of CSA Z768-01. The conclusions presented herein are based on information gathered from a limited historical review and field inspection program. The findings of the Phase I - ESA are based on a review of readily available geological, historical and regulatory information and a cursory review made at the time of the field assessment. The historical research relies on information supplied by others, such as, local, provincial and federal agencies and was limited within the scope-of-work, time and budget of the project herein.

2.0 PHASE I PROPERTY INFORMATION

Addresses: 2 Fourth Avenue, 1 Fifth Avenue, 364, 368, 370 and 372 Queen Elizabeth Driveway, Ottawa, Ontario.

Location: The subject site is located on the west side of the Queen Elizabeth , between Fourth and Fifth Avenue, in the City of Ottawa, Ontario. The subject site is shown on Figure 1 - Key Plan following the body of this report.

Latitude and Longitude: 45° 24' 15" N, 75° 40' 57" W.

Site Description:

Configuration: Irregular.

Site Area: 0.20 hectares (approximate).

Zoning: R3Q[1474] – Residential, third density, subzone Q [minimum front yard setback is 1.5 m and the maximum front yard setback is 3 m].

Current Use: The subject site is currently occupied by six (6) residential buildings.

Services: The subject site is located in a municipally serviced area.

3.0 SCOPE OF INVESTIGATION

The scope of work for this Phase I – Environmental Site Assessment was as follows:

. Determine the historical activities on the subject site and study area by conducting a review of readily available records, reports, photographs, plans, mapping, databases and regulatory agencies;

. Investigate the existing conditions present at the subject site and study area by conducting site reconnaissance;

. Conduct interviews with persons knowledgeable of current and historic operations on the subject property, and if warranted, neighbouring properties;

. Present the results of our findings in a comprehensive report in general accordance with the requirements of Ontario Regulation 269/11 amending O.Reg. 153/04 made under the Environmental Protection Act and in compliance with the requirements of CSA Z768-01;

. Provide a preliminary environmental site evaluation based on our findings;

. Provide preliminary remediation recommendations and further investigative work if contamination is suspected or encountered.

4.0 RECORDS REVIEW

4.1 General

Phase I-ESA Study Area Determination

A radius of approximately 250 m was determined to be appropriate as a Phase I ESA study area for this assignment. Properties outside the 250 m radius are not considered to have impacted the subject land, based on their significant distance from the site.

First Developed Use Determination

According to the chain of title, city directories and aerial photographs, the subject properties were developed in the early 1920s. Although the chain of title has records for the properties dating back to 1891 (when they were owned by St. Andrew’s Church), the properties were only listed in the city directories between 1922 and 1928. For the purposes of this report, the first developed use of the subject site is considered to be residential, in 1922.

Fire Insurance Plans

Fire insurance plans from 1956 (Volume 1, Sheets 140, 141-2, and 146) were reviewed as part of the records review. In 1956, the subject property was occupied by six (6) residential buildings. A detached automobile garage was located along the western property boundary.

Neighbouring properties consisted of residential dwellings to the north across Fourth Avenue, to the south across Fifth Avenue and to the west. To the east of the subject site was Queen Elizabeth Driveway, followed by vacant land and the . No potentially contaminating activities were identified in the FIPs within 250 m of the subject properties.

City of Ottawa Street Directories

City Directories from 1920 to 2000 were reviewed in approximate 10 year intervals for the area of the subject property. The subject site has always been listed as residential dwellings. The residential dwelling at 364 Queen Elizabeth Driveway was first listed in 1922; number 368 was first listed in 1927 as vacant, and number 370 was first listed in 1928.

Neighbouring properties along Queen Elizabeth Driveway, Fourth Avenue and Fifth Avenue were residential properties.

Chain of Title

Paterson requisitioned a title search for the subject property from Read Abstracts Ltd. of Ottawa, Ontario. Based on the chain of title, the subject properties were first recorded in 1891 as belonging to St. Andrew’s Church. After that, in 1905, the subject site was listed in two parts, with the Queen Elizabeth Driveway addresses and the Fourth Avenue address deeded to two different individuals. Based on the chain of title, all properties were transferred between individuals and financial institutions (in the case of foreclosures). There are four (4) registered owners for the four (4) different addresses. No environmental concerns were identified in the review of the chain of title. Although the chain of title included in this report does not include the properties at 372 Queen Elizabeth Driveway or 1 Fifth Avenue, no concerns are expected to be present in the historical ownership of these properties, given the residential nature of the adjoining properties.

Current Plan of Survey

A plan of survey of the property was prepared by Farley, Smith, and Denis Surveying Ltd. on March 6, 2015, which shows the subject property in its current configuration. A copy of the survey plan is presented in Appendix 1.

4.2 Environmental Source Information

Environment Canada

A search of the National Pollutant Release Inventory (NPRI) was conducted electronically on March 27, 2015. The subject site was not listed in the NPRI database nor were any neighbouring properties.

PCB Inventory

A search of national PCB waste storage sites was conducted. The subject site was not listed as a PCB waste storage site. The nearest PCB waste storage site was located approximately 1.5 km west of the property, at 605 . Based on the large distance from the subject site, it is not considered to pose an environmental concern to the subject site.

Ontario Ministry of the Environment and Climate Change (MOECC) Instruments

A request was submitted to the MOECC Freedom of Information office on November 6, 2014, for information with respect to certificates of approval, permits to take water, certificates of property use or any other similar MOECC issued instruments for portions of the subject site.

It was indicated in a response letter from the MOECC, dated December 15, 2014, that no records were identified for the subject site.

MOECC Coal Gasification Plant Inventory

The Ontario Ministry of the Environment and Climate Change document titled "Municipal Coal Gasification Plant Site Inventory, 1991" was reviewed to reference the locations of former plants with respect to the site. No coal gasification plants were identified within the Phase I study area.

MOECC Incident Reports

A request was submitted to the MOECC Freedom of Information office on November 6, 2014, for information with respect to environmental incidents, orders, offences, spills, discharges of contaminants or inspections maintained by the MOECC for the site. It was indicated in a response letter from the MOECC, dated December 15, 2014, that no records were identified for the subject site.

MOECC Waste Management Records

A request was submitted to the MOECC Freedom of Information office on November 6, 2014, for information with respect to waste management records. It was indicated in a response letter from the MOECC, dated December 15, 2014, that no records were identified for the subject site.

MOECC Brownfields Environmental Site Registry

A search of the MOECC Brownfields Environmental Site Registry was conducted as part of this assessment for the site, neighbouring properties and the general area of the site. No Records of Site Condition (RSCs) were filed for the subject site or any properties within 250 m of the subject site.

MOECC Waste Disposal Site Inventory

The Ontario Ministry of the Environment and Climate Change document titled "Waste Disposal Site Inventory in Ontario, 1991" was reviewed as part of the historical research.

This document includes all recorded active and closed waste disposal sites, industrial manufactured gas plants and coal tar distillation plants in the Province of Ontario. Based on the available information, no waste disposal sites were present within the Phase I study area.

MOECC Well Records

A search for groundwater wells within the Phase I-ESA study area was conducted through the MOECC. Based on search results, all six (6) well records consisted of records for groundwater monitoring wells, located on a property within the study area, but not on the subject site. Copies of the MOECC well records are included in Appendix 2.

Areas of Natural Significance

A search for areas of natural significance and features within the Phase I study area was conducted on the web site of the Ontario Ministry of Natural Resources (MNR) on November 4, 2014. The search did not reveal any natural features or areas of natural significance within the Phase I study area.

Technical Standards and Safety Authority (TSSA)

The TSSA, Fuels Safety Branch in Toronto was contacted electronically on October 31, 2014 to inquire about current and former underground storage tanks, spills and incidents for the site and neighbouring properties. A second search was submitted on March 27, 2015 to update previous search results. The TSSA search did not reveal any records for the subject or neighbouring properties. A copy of the TSSA correspondence is included in Appendix 2.

City of Ottawa Landfill Document

The document entitled “Old Landfill Management Strategy, Phase I – Identification of Sites, City of Ottawa”, was reviewed. No former landfill sites were identified within the Phase I study area.

City of Ottawa Historical Land Use Inventory (HLUI)

A request to the City’s Historical Land Use Inventory Database was submitted in November 2014. A response from the City was received on January 29, 2015. According to City records, the subject property is located within 500 m of a former landfill. The City conducted a data gap analysis on the former landfill and concluded that it does not pose any potential human health risks to the current land use of the site.

No historical land uses were associated with the subject property. Three (3) activities were identified within the study area; these include the former landfill (mentioned above), an automotive garage (located at 109 Third Avenue) and Landsdowne Park (located at 1015 ). None of these activities are considered to pose an environmental concern to the subject site.

The overview plan included in the HLUI search results indicated that three (3) activities are in close proximity to the subject site. It should be noted that upon further investigation, the reported activities (notably the garage and the former landfill) are in fact located outside of the 250 m radius of this Phase I-ESA, and not in the locations shown on the HLUI overview plan.

Previous Engineering Reports

Paterson has conducted various Phase I-ESAs in the study area. No issues were identified that were considered to pose a concern to the subject site.

Paterson conducted a Geotechnical Investigation on the subject property in conjunction with this Phase I – ESA in November 2014, and conducted additional geotechnical work in April 2015. Demolition debris was noted in the top 1.22 m of borehole BH2. Fill material was also observed in other boreholes up to a maximum depth of 2.1 m. This fill is not considered to be a concern to the property. All of this material will be removed at the time of the redevelopment of the site.

4.3 Physical Setting Sources

Aerial Photographs

Historical air photos from the National Air Photo Library were reviewed in approximate ten (10) year intervals. The review period dates back to the first available air photos for the site. Based on the review, the following observations have been made:

1928 The subject property is occupied by residential buildings. The buildings appear to be the same as the current buildings, with the exception of structure expansions that currently exist on the subject site. Surrounding properties appear to also be either residential or commercial.

1950 No changes appear to have been made to the subject property; it appears as though it remains occupied by several residential

buildings. No obvious changes appear to have been made to the neighbouring properties.

1965 (City of Ottawa Website) No changes appear to have been made to the subject property; it appears as though it remains occupied by several residential buildings. No obvious changes appear to have been made to the neighbouring properties.

1976 (City of Ottawa Website) No changes appear to have been made to the subject property. A high-rise apartment building is present immediately north of the subject site. A commercial or residential building is present on the previously vacant lot to the south of the subject site, on the south side of Fifth Avenue.

1985 No significant changes appear to have been made to the subject site or neighbouring properties.

1995 No significant changes appear to have been made to the subject site. Additional development has occurred on the lot on the south side of Fifth Avenue.

2005 (City of Ottawa Website) No significant changes appear to have been made to the subject site or neighbouring properties.

2011 (City of Ottawa Website) No significant changes have been made to the subject site or surrounding properties.

Laser copies of selected aerial photographs reviewed are included in Appendix 1.

Topographic Maps

Topographic maps were obtained from Natural Resources Canada – The Atlas of Canada website and from the City of Ottawa website. The topographic maps indicate that the elevation of the subject site is between 66 and 75 m ASL, and that the regional topography in the general area of the site slopes gradually downward to the south and east. According to the maps, the nearest water body is the Rideau Canal, located approximately 75 m to the east of the site. An illustration of the referenced topographic map is presented on Figure 2 – Topographic Map, appended to this report.

Physiographic Maps

A Physiographic Map was reviewed from the Natural Resources Canada – The Atlas of Canada website. According to this physiographic map, the site is located

in the St. Lawrence Lowlands. According to the mapping description provided: “The lowlands are plain-like areas that were all affected by the Pleistocene glaciations and are therefore covered by surficial deposits and other features associated with the ice sheets.” The subject site is located in the Central St. Lawrence Lowland, which is generally less than 150 m above sea level.

Geological Maps

The Geological Survey of Canada website on the Urban Geology of the National Capital Area was consulted as part of this assessment.

Based on this information, bedrock in the area of the site consists of shale of the Billings Formation. Overburden consists of clay and offshore marine sediment, with a drift thickness on the order of 25 to 50 m.

These findings are generally consistent with site-specific data from the geotechnical subsurface investigation. Overburden was found to extend up to 20 m below grade.

Water Well Records

A total of six (6) well records were encountered within the specified search radius. All of these records referred to the 2013 installation of groundwater monitoring wells. All of these wells are at 585 O’Connor, 190-230 m from the subject site.

Water Bodies and Areas of Natural Significance

The Rideau Canal was identified in the Phase I study area, 75 m from the subject site. No other water bodies or areas of natural significance were identified. 5.0 INTERVIEWS

Property Owners and Representatives

Mr. Brad Sigouin, the current owner of 368 Queen Elizabeth Driveway, was present during the site visit. Mr. Sigouin has been the owner of number 368 since September 2002, and oversaw extensive renovations ten (10) years ago, including an extension constructed adjacent to the location of the former interior aboveground fuel oil storage tank. According to Mr. Sigouin, no unusual odours or visual observations were made during the renovation. Mr. Sigouin also noted that asbestos-containing insulation, lead pipes, and the boiler were removed and

replaced in 2002-2003. The oil fuel pipes ran from the back of the house across the backyard to the corner of the garage.

Mrs. Amber Nicholson, the current owner of 364 Queen Elizabeth Driveway, was present during the site visit. Mrs. Nicholson has been the owner since the 1940s. Mrs. Nicholson reported that the oil furnace was removed in 1998, and around the same time, plaster walls were replaced with drywall, new windows and insulation were installed, asbestos-containing insulation was removed, and the knob and tube electrical wiring was removed and replaced.

Mr. Ken White, the owner of 2 Fourth Avenue, was contacted by email after the site visit. An addition was constructed between 1999 and 2003, at which time renovations to the upper levels were completed. When Mr. White bought the building in 1982, the aboveground fuel oil storage tank was removed and replaced with baseboard heaters. A heat exchange system was installed between 1999 and 2003 in the location of the former oil fuelled boiler. According to Mr. White, the original insulation, which did not contain asbestos, was replaced at the same time.

Mr. David Sutherland, the owner of both 1 Fifth Avenue and 372 Queen Elizabeth Driveway, was present at the time of the March 27, 2015 site visit. Currently, Mr. Sutherland resides at 1 Fifth Avenue and rents the two (2) apartment units at 372 Queen Elizabeth Driveway. Mr. Sutherland has owned and lived at 1 Fifth Avenue for approximately 9 years. He has owned 372 Queen Elizabeth for approximately 1 year. He indicated that he has not carried out any significant renovations in the buildings and he does not know of any aboveground or underground storage tanks on either of his properties. 6.0 SITE RECONNAISSANCE

6.1 General Requirements

The site visit was conducted on November 6, 2014. Weather conditions were cloudy, with a strong wind, and a temperature of approximately 4° C. Mr. Adrian Menyhart and Ms. Anna Graham from the Environmental Department of Paterson Group conducted the site assessment. In addition to the site, the uses of neighbouring properties within the Phase I study area were also assessed at the time of the site visit. A return site visit was conducted on March 27, 2015, by Mr. Adrian Menyhart, to assess the properties at 372 Queen Elizabeth Driveway and 1 Fifth Avenue.

6.2 Specific Observations at Phase I Property

Buildings and Structures

The subject property is occupied by six (6) residential dwellings. The buildings are finished with light red or brown brick, and feature shingled roofs.

In the 1990s, extensions were constructed on the west side of 368 and 370 Queen Elizabeth Driveway and on the north side of 2 Fourth Avenue. Additions were also constructed on the west side of 372 Queen Elizabeth and on the west and east sides of 1 Fifth Avenue. Floors in the buildings were observed to be finished with carpet, concrete, wood and ceramic tile. The interior walls and ceilings were observed to be constructed with drywall and plaster. Lighting was almost entirely provided by fluorescent lighting (compact fluorescent and tubes) as well as LED.

The buildings are currently heated by natural gas; however evidence of former oil heating systems is visible in the form of vent and fill pipes on the external wall at 370. The property owners at 368 and 364 confirmed that the respective buildings were formerly heated by oil, and interior aboveground storage tanks had been removed during renovations. The owner at 368 Queen Elizabeth Driveway described the presence of a buried fill pipe that extended from the west side of the property to the location of car garage. Part of the pipe was removed during the construction of the addition onto the house. Our Borehole 2 is located adjacent to the rest of the pipe. Based on this information, the reported pipe is not considered to pose a concern to the property. No evidence of former oil heating systems was observed in the buildings at 372 Queen Elizabeth and 1 Fifth Avenue.

Chemicals observed in the building were limited to paints and household-type chemicals and are not considered to pose a concern to the subject property.

Underground Utilities

Underground service locates were acquired for the subject site in October 2014. Gas and hydro services enter the basements of the buildings from the east side (along Queen Elizabeth Driveway), while telephone services enter from the west side, aboveground.

Site Features

The majority of the site is occupied by residential dwellings and associated patios and porches behind some of the buildings. The remainder of the site is occupied

by a narrow driveway at the back of the dwellings, a four (4) car garage, and an open asphalt-covered space around the garage. Site drainage consists of sheet flow to surrounding streets (Fifth Avenue, Fourth Avenue, and Queen Elizabeth Driveway). No significant areas of stained pavement were observed on site. No discoloured vegetation was observed on the property, nor was fill material.

No wells or private sewage systems were observed on the subject property, nor are any expected to be present, as the site is located in a municipally-serviced area. No evidence of current or former railway or spur lines on the subject property was observed at the time of the site inspection. There were no unidentified substances observed on the subject site.

Neighbouring Properties

An inspection of the neighbouring properties was conducted from publicly accessible roadways at the time of the site inspection. Land use adjacent to the subject site was as follows:

. North - Fourth Avenue, followed by a highrise apartment complex; . South - Fifth Avenue, followed by a fire station, and day care; . East - Queen Elizabeth Driveway, followed by the Canal Ritz restaurant `````````````and the Rideau Canal; . West - Residential dwellings followed by O’Connor Street. Adjacent properties were observed to be used for residential and some commercial purposes. Commercial spaces are office space, a restaurant, a day care, and fire station. Property use within the Phase I study area is shown on Drawing PE3427-2R – Surrounding Land Use Plan.

7.0 REVIEW AND EVALUATION OF INFORMATION

7.1 Land Use History

Contaminants of Potential Concern

No Contaminants of Potential Concern (CPCs) have been identified. 7.2 Conceptual Site Model

Geological and Hydrogeological Setting

The Phase I property is located in an area of clay overburden soils, with bedrock located more than 10 m below existing ground surface. Two boreholes placed as part of a geotechnical investigation, at the east side (back) of the site, resulted in groundwater table measurements of 4.37 and 6.77 m below existing grade. A layer of crushed stone was present over fill in both boreholes. The fill in BH1 consisted of soil only, while demolition debris was present in BH2, to a depth of 1.2 m. Given the history of the site, this debris is considered to be an isolated pocket. A supplementary geotechnical investigation added two boreholes placed near the southern side of the property, behind 372 Queen Elizabeth and 1 Fifth Avenue. A similar soil profile was noted in these boreholes, with the exception of the demolition debris.

Contaminants of Potential Concern

No CPCs have been identified in this Phase I – ESA.

Existing Buildings and Structures

The subject site is currently occupied by six (6) two (2) storey residential dwellings as outlined in Section 6.2 of this report.

In addition to the residential dwellings, a four-car garage is located on the west side of the site, behind 370 Queen Elizabeth Driveway. This garage is used by residents of 364, 368, 370 and 372 Queen Elizabeth Driveway.

Water Bodies

The Rideau Canal is located approximately 75 m to the east of the subject site.

Areas of Natural Significance

No areas of natural significance were identified on the site or in the Phase I study area.

Drinking Water Wells

The Ministry of the Environment was contacted regarding the presence of groundwater wells in the area of the subject site. Based on search results provided by the MOECC, there are no drinking water wells on the subject site or neighbouring properties. Several records pertaining to groundwater monitoring wells and the abandonment of these wells exist for properties within the study area, but none on the subject site itself.

Neighbouring Land Use

Neighbouring land use in the Phase I study area is mostly residential; several small retail businesses and offices are also present. No environmental concerns were identified with the use of neighbouring lands.

Areas of Potentially Contaminating Activities and Potential Environmental Concerns

As per Section 7.1 of this report, no Potentially Contaminating Activities have been identified on the subject site and, as a result no Areas of Potential Environmental Concern are considered to be present on site.

Assessment of Uncertainty and/or Absence of Information

The information available for review as part of the preparation of this Phase I ESA is considered to be sufficient to conclude that there are no potentially contaminating activities on the subject site which have the potential to have impacted the subject site.

The absence of potentially contaminating activites was confirmed by a variety of independent sources, and as such, the conclusions of this report are not affected by uncertainty which may be present with respect to the individual sources.

8.0 CONCLUSIONS Assessment

A Phase I – Environmental Site Assessment was carried out for the properties at 364, 368, 370 and 372 Queen Elizabeth Driveway, 1 Fifth Avenue and 2 Fourth Avenue in the City of Ottawa, Ontario. The purpose of this environmental assessment was to research the past and current use of the subject site and adjacent properties and identify any environmental concerns with the potential to have impacted the subject property.

Based on a review of historical sources, the subject property has always been used for residential purposes. No potentially contaminating activities were identified on the subject property or on surrounding properties.

Following the historical review a site visit was conducted. The site is occupied by six (6) residential dwellings. The buildings are currently heated by a combination of natural gas and/or electric baseboard heaters. Heating oil storage tanks were reported to have been used in some buildings until they were removed by their respective property owners before 2002. The tanks were located in the buildings’ basements. No staining was present in the areas of the former tanks. The surrounding land use consisted predominantly of residential buildings with some light commercial to the east and south. No potentially contaminating activities were identified on the subject property or properties in the Phase I-ESA study area during the site visit portion of the assessment.

Based on the results of this Phase I Environmental Site Assessment, no PCAs were identified onsite resulting in no Areas of Potential Environmental Concern (APECs) and in our opinion, a Phase II - Environmental Site Assessment is not required for the property.

Recommendations

Based on the construction dates of the buildings, asbestos-containing materials and lead-based paints are potentially present. It is recommended that a designated substances survey (DSS) be completed on the subject properties if the buildings are to be demolished. Any demolition debris encountered during excavation for redevelopment of the property, such as that in BH2, should be disposed of offsite at an approved waste disposal facility.

9.0 STATEMENT OF LIMITATIONS

This Phase I - Environmental Site Assessment report has been prepared in general accordance with O.Reg. 153/04 as amended by O.Reg. 269/11, and meets the requirements of CSA Z768-01. The conclusions presented herein are based on information gathered from a limited historical review and field inspection program. The findings of the Phase I - ESA are based on a review of readily available geological, historical and regulatory information and a cursory review made at the time of the field assessment. The historical research relies on information supplied by others, such as, local, provincial and federal agencies and was limited within the scope-of-work, time and budget of the project herein.

Should any conditions be encountered at the subject site and/or historical information that differ from our findings, we request that we be notified immediately in order to allow for a reassessment.
