PROPOSED DETACHED HOUSE

Introduction

The existing building sits within a 1.8 acre plot and comprises timber framed and masonry construction The timber framed section of the existing building is derelict and uninhabitable. The part of the building which is constructed with masonry has been converted to temporary living accommodation whilst building works take place, on completion this space will be used as games room.

There is an existing overhead electricity power supply line 3.3m away from the existing building.

Use

The use of the property is to remain a residential family dwelling.

Proposal

The proposal is to demolish the existing timber framed section of the existing building, retain the part of the building which is of masonry construction and construct a new house a greater distance from the existing power lines.

Location

The site is situated approximately 1 mile from which has a primary school, village store and post office together with two public houses.

Halesworth is approximately 7.8 miles away and provides schools, doctors, vets and supermarket together with restaurants and public houses. Halesworth also offers train links to London Liverpool Street.

Framlingham is 8.5 miles away and also has shops, schools and a college.

Access

The existing vehicular and pedestrian access from Cratfield Lane will continue to be used for access to the site.

Scale

The building is within the bounds of the existing curtilage and will be screened to the west, north and east boundaries by existing mature trees and hedgerows. Therefore, it should not be an intrusive or dominant feature within the area.

Landscape

The garden is currently overgrown with trees and hedges to the boundaries. Following completion of the building works the garden will be reinstated mainly with grassland and with a formal garden close to the house.

Appearance

The proposal is a simple straightforward construction with a gable to the front elevation and a balcony to the rear offering views across the countywide.

Materials

The materials are traditional with brickwork and black timber boarded external walls together a rustic tiled roof. The fascia is dark grey and the gutters and downpipes will be black. The windows and doors will also be dark grey colour.

The outbuildings will have dark grey roof tiles with cream render and brickwork plinths.
