One of the unique aspects of operating a multi-state real estate brokerage is access to far more market data than most brokerages and the advantage of having our own licensed agents in so many local lake markets across the country.

This gives our agents and team a far broader and deeper market understanding than can be found in data alone, or from conversations with most local agents.

Continuing our work from the past five years, our leadership team continues to visit local lake markets across the country. We have hundreds of hours visiting with local real estate agents about market conditions, buyer trends, and seller outlooks.

For example, in April of this year, I spent time in face-to-face conversations with agents from Texas, Oklahoma, Arkansas, Alabama, , New York, Michigan, Iowa, and Pennsylvania.

Here are a few insights I’ve learned about the current lake real estate market:

1. Unlike prior real estate cycles, most markets are seeing a new buyer behavior. As a whole, lake real estate buyers are not yet in any rush to pay higher prices even when supply is very limited. Some “price mindset” adjustments may come this year, but these will be market-by-market and not across the lake real estate market as a whole.

These buyers are, at least for now, willing to wait instead of paying the higher prices that many sellers continue to seek.

2. I expect the next two years to be active (but not hyper-active) for lake property sales, although the level of activity will vary at each local market.

More interestingly, some markets with high demand by buyers will not see a strong increase in the number of transactions compared to the prior year. This is not due to a lack of buyer interest. The issue is a limited number of “sellable” homes in many lake markets. (By “sellable,” I mean homes in good condition, on decent water, that are not over-priced.)

New construction will not quickly resolve this issue (and some lake markets have no room for new construction). Markets with limited sellable homes will instead self-limit the number of transactions.

3. While there are exceptions, lake homes priced between $175,000 and $750,000 will continue to sell well when priced appropriately for age, location, and physical condition. I anticipate this trend to continue through 2018 and 2019.

4. Lake homes priced at $1 million or more are selling, but these are still not in high demand in most markets. I do not see much change in the next several months due to several combined factors.

First, many buyers who can afford such a high-end home learned during the past real estate bust that they may not be able to easily sell such a home in the future. They don’t want to trap their money.

Second, we’ve shifted culturally. The “Age of Opulence” has passed, and it is no longer as popular to own these types of high-end homes. Many high-end buyers are considering smaller and lower- priced lake homes.

The prior home construction boom focused in many markets on high-end homes. These homes were purchased at the height of the real estate boom with prices at their peak. These buyers actually lost their money the moment they bought at a premium price. Many are still not yet emotionally (or financially) ready to eat that loss.

At the same times, buyers are better informed than any time in history. They believe these homes will not sell at these high prices, and they have no appetite for overpaying, now or later.

5. Most lake markets are no longer buyer’s markets. However, this is nothing like the real estate boom of a few years ago, so this does not mean a rash of competing offers on most properties.

An important caution on the market shift for home sellers: Due to the wealth of online information, including what can be found on our website www.LakeHomes.com, buyers are better informed than any time in history.

Today’s lake home buyers (and home buyers in general) quickly spot overpriced homes, and they avoid them. Typically they don’t even request a showing or more information.

6. Inactivity of showings or offers is rarely due to a lack of marketing of a home (except for very special cases or some For-Sale-By-Owner properties).

Buyer actions continue to speak loudly (although often ignored by sellers). A lack of buyer interest announces they consider the home overpriced and not even worth the time to inquire or visit. Inactivity, even in the first two weeks, is the market announcing the property is very over -priced for buyers’ appetite.

7. Speaking of the wealth of online information, lake home sellers need to be very aware that many of today’s buyers are not just comparing a home to the other homes across that specific lake. These buyers are comparing lake homes on multiple lakes.

Therefore, it is wise to price property with a firm understanding of this consumer behavior. I recommend you consult with a lake real estate expert that understands these multi-lake buyers’ expectations (and ideally has access to price information across multiple lake markets).

8. While not widespread, new construction has begun more earnestly in several lake markets. Home buyers will often pay 10% to 15% more for a similar home that is new. Sellers of existing homes in markets with new construction should account for this buyer mindset when pricing their home, regardless of what they paid for their lake home. The history is in the past, price for today.

We hope you find our report valuable, and remember we publish this report several times a year, each time with even more information. Please let us know how we can be of service!

Lake Homes Realty is the nation’s largest lake-focused real estate company. At publication, the firm is licensed as a full-service real estate brokerage in 17 states and holds brokerage membership in 82 Multiple Listing Services (MLS). Lakes Homes Realty’s unique website, www.LakeHomes.com, is the most convenient way to find, buy, and sell lake homes and land. However, unlike web-only real estate portals, Lake Homes Realty has its own licensed real estate agents, each with expertise in their unique local lake markets. Lake Homes Realty is founded around several key ideas. First, we believe finding the perfect lake home should be easy and convenient. You shouldn’t have to visit several different sites to view and compare lake homes or land, and it should be easy to compare different lakes. Second, lake real estate is unique, and there are times when you need a guide to truly understand the lake or the properties you are considering. An experienced lake agent will help you understand the area of the lake you are considering, the water depth and conditions at various properties, special rules and regulations about docks or boating, and so much more. Finally, we believe in service to our clients. We commit to answering your calls, updating our clients regularly, and responding to every question. In short, we believe that helping clients buy or sell their lake home is about going above and beyond. Combine the best lake-focused website with accurate listings, knowledgeable lake agents, and a company that delivers exceptional service, and what you have is Lake Homes Realty.

Lake Homes Realty is a licensed, full-service real estate brokerage and currently a member of 82 Multiple Listing Services (MLS) in 17 states, 13 of which are covered in this report.

Lake Homes Realty is licensed in four states, Connecticut, Florida, Iowa, and Louisiana, that are not included in this report, and data has not yet been evaluated. Future market reports will include data from these states, as well as other states where the brokerage will be adding operations.

This report is based on real estate property for sale based on listing data collected in April of 2018, including value (i.e., list price) and volume of listings in the 13 states covered in this report.

When calculating the “Most Expensive” and “Most Affordable” rankings, any lake with fewer than 10 home listings or 10 land/lot listings currently available was eliminated from the report to maintain consistency. Lakes with less than one total acre were not included in acreage price averages. The several state graphic include only lakes with one or more or two or more million-dollar homes. Zip codes with four or fewer listings were not included in zip code analyses.

Many states share at least one large lake with another state, and to best represent their market size, the inventory for the entire lake market is included in the market size rankings. These lakes are noted throughout the report (**). Because prices in some states are inherently different than their neighboring states, combined inventory of border lakes is not used for “Most Expensive” and “Most Affordable” rankings, which are calculated using only property in the given state.

Market and Listing totals include all currently listed property, not the total of the top lakes listed. All other comparisons, including website traffic, were determined using data from www.LakeHomes.com for the 12-month period ending April 1, 2018. Data is collected from each MLS on a daily basis for each home and land/lot listing available for sale. Through Lake Homes Realty’s proprietary algorithms, it is determined which MLS listings are lake homes and lake property. For reporting purposes, lake homes and lake land are any home or land/lot listing adjacent to a recognized inland body of water, has a view of any of these lakes, has designated access to a lake, or is within a community that considers itself a lake-focused community or development. The data is comprehensive for each MLS of which Lake Homes Realty is a member, however additional MLSs are periodically added. This can increase the total amount of data collected and can slightly influence comparative measurements with past and future lake market reports. New data and MLS sources are periodically added, and the lake algorithms frequently adjusted to accurately include only lake property and lake-associated property. This can result in the periodic addition or removal of active listings.
