Land is only dirt worth so much the load. When real estate is purchased, i t is the title that is bought, and its condition governs how one may use, own, occupy or dispose of the premises. W hen money is loaned upon real estate as security, the title is the measure of the safety behind the investment.
The chief concern of every purchaser or investor should be more in the title than in the land itself. Those supervising transactions for others should see that their clients are afforded every precaution and protection. One has no recourse if he fails to ascertain the character and validity of the title to the land he purchases and later suffers a loss because of the claims and rights of others not l earned in advance.
