The accommodation is set within 25 acres of grounds with lakes, meadows and woodlands, offering country pursuits and being a haven for birdlife and wildlife including deer, hares and red squirrels. Two idyllic lakes are large enough for boating with the larger having a lakeside garden and seating area for relaxing and taking in the superb views of the Ullswater fells. There are further gardens surrounding the main buildings, with alfresco dining areas. A beck passes through the gardens from the woodland.

The highly desirable amenity woodland lies on the West side, with mixed mature coniferous and deciduous trees and a paddock area amongst the trees. A woodland walk has been created through areas of open pasture with mowed avenues for horse- riding and panoramic views of the Pennines. The land leads up to a public bridleway at the foot of with easy access onto the fell.

The property is approached by a 0.3 mile track from the nearest public road. Overlooking a lawned garden at the front, the house is part of an attractive courtyard of traditional buildings which encompasses the large holiday lodge.

To the ground floor the kitchen with breakfast area and central island opens into a charming dining room and through to a spacious sitting room with wood-burning stove. On the first floor are three bedrooms, with two having ensuite shower rooms and there is a separate family bathroom with stylish free standing bath.

External entrances lead into utility, store, office and garage spaces offering potential to extend the farmhouse, subject to planning consent. Likewise, the adjoining barn conversion also offers scope for larger residential accommodation, if desired.

Land Ends main self catering accommodation is a country lodge barn conversion with nine ensuite bedrooms and large living and dining areas. This generous flexible accommodation also offers a number of alternative living or business possibilities, including bed & breakfast, a residential workshop/retreat venue or as part of a private hotel, for which planning permission previously granted and is still extant.

The lodge has spacious entertaining rooms, including a lounge/dining room which extends over 45’ (13m) and has doors out to the gardens and woodland. There is an additional lounge, ‘reception’ area, glazed garden room and a spacious and popular dining kitchen with commercial standard cooker. The nine ensuite bedrooms are set over two floors, including an impressive vaulted bedroom with external entrance, which is large enough for a self contained apartment.

The cabins have either one or two bedrooms and each has an open plan living area with kitchen and a veranda with lovely views of the lake or woodland beck area.
