Great Torrington offers a good selection of shops and leisure facilities and the famous “Tarka Trail” is nearby offering an extensive cycle trail linking a large area of north Devon. Riding, walking, fishing and golf are all in the locality and the glorious north Devon coast is within a short drive, as is the Exmoor National Park. Barnstaple, the North Devon regional centre, is only 9 miles and provides an extensive range of facilities befitting a centre of this importance. There is a railway station which links to Exeter St David’s on the London Paddington line. The A361 (North Devon link road), is also easily accessible providing a fast route to the M5 at J27 and Tiverton Parkway railway station. Introduction Hill Farm is an award winning holiday cottage business having been nominated the best self-catering establishment in 2007 from the North Devon Tourism Awards. The cottages were converted from the traditional buildings around 1990 and since then have been upgraded and refurbished along with the subsequent addition of the indoor swimming pool and other facilities. The property is run by a husband and wife team who undertake their own marketing and undertake bookings via their website www.hillfarmcottages.co.uk. The property offers scope for additional facilities to be developed taking into account the agricultural land with the property up to about 6 acres. The House The house is situated on the north side of the courtyard and faces south. It is in excellent decorative order, has double glazing and gas fired central heating. It is approached through a covered walkway and through the landscaped courtyard. Entrance porch and adjoining customer reception area. Reception hall. Bedroom 4 also has an ensuite shower room with shower cubicle, WC and basin. There is also a family bathroom with bath, separate shower cubicle, WC and basin. The house overlooks the communal courtyard at the front whilst at the rear there is a large private owner’s garden with access leading also up to the swimming pool area and other buildings. The courtyard between the house and the cottages has been attractively landscaped with numerous flower beds and borders for welcome colour throughout the seasons. The Cottages Annery Kiln (sleeps 4 plus cot) A two bedroom cottage with kitchen/dining room, hallway, bathroom, separate WC and sitting room. Beam Weir (sleeps 7 plus cot) On the ground floor – kitchen, dining room and sitting room whilst on the first floor are three bedrooms, one with ensuite shower room plus family bathroom Adjoining this cottage is a laundry room with sink unit, cupboards, hot water heater, coin operated washing machine and tumble drier plus beyond a small store room with electricity boxes. Halfpenny Bridge (sleeps 4 plus cot) Entrance hall, kitchen, sitting room/dining room. Two bedrooms and bathroom. Landcross (sleeps 4 plus cot) Open plan kitchen/breakfast room, steps up to sitting room/dining room with under stairs cupboard, doors to inner hallway and outside. On the first floor is a landing, two bedrooms and a bathroom. Pebble Ridge Cottage (sleeps 6 plus cot) Entrance hall, The Cottages kitchen/breakfast room, sitting/dining room. On the first floor are three bedrooms and a bathroom. Facilities There are a good range of facilities converted from former farm buildings comprising an indoor heated swimming pool with changing rooms and wet room off. Sauna. Games room with snooker and table tennis. Adjoining this is a livestock barn where the owners keep a variety of livestock which are popular with guests (guinea pigs, rabbits, tortoise, goats and chickens). There is a further large workshop/storage barn. There is car parking behind the farm buildings. To the rear is a children’s outdoor playing field with equipment including climbing frame and summer house.
