SECTION 17-1 APPLICATION/PURPOSE

17-101. The regulations set forth in this Article, or set forth elsewhere in these regulations when referred to in this Article, are the regulations in the “T” Town District. This District is designed to provide the continued existence of small unincorporated towns by placing very narrow restrictions on their use and further development. No development of new towns is contemplated under these provisions and only fill-in type development of existing towns with low intensity uses is intended.

SECTION 17-2 PERMITTED USES

17-201. In the Town District the following uses are permitted:

(1) Any use permitted in the Rural-Residential (RR), Planned Residential “A” (PRD-A), Planned Residential “B” (PRD-B), Residential (R), and Manufactured Housing (MH) .

SECTION 17-3 CONDITIONAL USES

17-301. The following conditional uses may be approved by the Board, for location within the Town District, upon application by the owner or the County, and consideration and action all in accordance with the provisions of Article 21 of these regulations:

-1 (1) All permitted uses and conditional uses in the Commercial District.

17-501. The parking regulations for the Town District are found at Article 24 of these regulations.

SECTION 17-6 SIGN REGULATIONS

17-601. The sign regulations are found at Article 25 of these regulations.

SECTION 17-7 HEIGHT, AREA AND YARD REGULATIONS

17-701. In the Town District, the height of buildings, the minimum dimensions of lots and yards, and the minimum lot area permitted on any lot shall be as follows:

(1) Height : Buildings and structures shall not exceed 35 feet and/or 2-1/2 stories in height.

(2) Front Yard : The depth of the front yard of any lot with frontage on a major road or highway shall be at least 30 feet.

(3) Side Yard : There shall be a side yard on each side of a building. No side yard shall be less than 10 feet.

(4) Rear Yard : The depth of the rear yard shall be at least 20 feet.

(5) Lot Dimension : No minimum lot dimensions are established, however, it is anticipated that every lot shall provide sufficient setbacks as specified herein and still provide adequate building area.

(6) Lot Area : No minimum lot area is established, however, it is expected that sufficient area will be provided to meet the requirements established herein and provide for the proper provision of safe water and the sanitary disposal of sewage in accordance with the Butler County Sanitary Code.

-2 SECTION 17-8 ACCESSORY USES

17-801. The regulations set forth in Article 26 of these regulations, Accessory Uses, shall apply to the Town District.
