Updated 11:30 a.m., July 27: A Chicago-based restaurant is joining the tenant roster at Aventura ParkSquare, a health-oriented mixed-use project under construction in Aventura.

Integra Investments announced that Doc B’s Fresh Kitchen inked a lease for 5,600 square feet at the 7.5-acre development. The restaurant, which also has a location in Tampa, joins Icebox Cafe, , The Mediterranean Kitchen, Graziano’s Marketand Angelo Elia Pizza Bar & Tapas, as well as retailers greenmonkey yoga, Barry’s Bootcamp, Cycle House and Lee Spa Nails.

Doc B’s serves burgers, salads, sandwiches and seasonal entrees that include fried chicken Doc B’s Fort Lauderdale and fish of the day, as well as craft beer, wine and liquor, according to a press release. The restaurant group, owned by Craig Bernstein, is expanding with additional plans for Fort Lauderdale, Fort Worth, Austin and Dallas.

The restaurant’s Fort Lauderdale location at 500 North Federal Highway will open by the end of the year, according to the Comras Company. Doc B’s is in the midst of construction. Jeff Evans, Comras’ senior director of retail Leasing, represents the tenant exclusively in South Florida.

The Aventura location, set to open in 2018, will feature a minimalist design and open space. Comras’ Jonathan Carter brokered that lease, according to a spokesperson. “The project’s customer base is perfectly aligned with our concept and we look forward to further expanding our footprint nationally,” Bernstein said in the release.

In all, Aventura ParkSquare will have 55,000 square feet of retail space, a 131-unit residential tower, 100,000 square feet of Class A office space, a 45,000-square- foot wellness and medical center, and an Aloft Hotel that will is being developed by Norwich Partners. Italian chef and restaurateur Angelo Elia opened its bakery bar in Fort Lauderdale, complete with coffee and wine. Aventura ParkSquare, a mixed-use project being developed by Integra Investments, announced Starbucks signed a lease. And two investors behind the Zuma food and beverage concept are launching a casual chicken restaurant in Wynwood called Le Chick Rotisserie.

The cafe, at 2104 East Oakland Park Boulevard, opened in a 2,000-square-foot space with indoor and outdoor seating. The Fort Lauderdale restaurant will offer counter service and serve pastries, sandwiches, pizza, coffee and wine. The restaurant declined to provide lease details. Elia first opened Casa D’Angelo, an upscale restaurant in Fort Lauderdale in 1998, according to the Sun-Sentinel. Since then, he’s expanded to the Bahamas and throughout South Florida. The chef and restaurateur also owns Angelo Elia Pizza, Bar & Tapas, which has locations in Fort Lauderdale, Weston, Delray Beach and Coral Springs. The pizza bar is also set to open at Aventura ParkSquare early next year, with two more restaurants planned for Miami-Dade, the Sun-Sentinel reported.

Starbucks | Aventura

The developer of Aventura ParkSquare brought on Starbucks to join its mixed-use development when it opens in 2018.

The 1,600-square-foot Starbucks marks the third for Aventura, which has two stores on Biscayne Boulevard. The ParkSquarelocation, on the north side of the office building fronting Northeast 207th Street, will have outdoor seating and a dedicated parking lot.

Urbis Real Estate, led by Argentine developers Pablo Hoberman and Alejandro Rakover, brought Starbucks. The company assembled a joint venture with a group of Argentine investors to bring Starbucks to a number of South Florida locations, the first of which is at 6080 Collins Avenue in Miami Beach. Urbis has sold the most square footage at the Aventura development, according to a press release.

Integra Investments developing ParkSquare, which is set to have a 131-unit residential tower, 100,000 square feet of Class A office space, a 45,000-square-foot wellness and medical center, plus an Aloft Hotel with 207 rooms developed by Norwich Partners.

Integra broke ground on the project in April with a $100 million construction loan. Other retail tenants include Icebox Cafe, greenmonkey, Graziano’s Market and Barry’s Bootcamp.

Two Zuma investors will open a fast casual chicken restaurant in Wynwood, set to open in time for Art Basel.

Le Chick Rotisserie will open in a 4,000-square-foot space at 310 Northwest 24th Street, on the same block as 250 Wynwood. The European restaurant concept is also in Amsterdam as Rotisserie Amsterdam, Gaston Miculitzki of BM2 Realty told The Real Deal.

BM2 represented the landlord, Block Capital Group, in the 10-year lease deal. Leslie Cooper and Sophie Bamps of ONE Sotheby’s International Realty represented the tenant, Zuma owners Yona and Tunu Puri. Coco Coig and Jorge Sanchez will bring the concept from Europe, Miculitzki said.

In Amsterdam, the menu includes chicken, burgers, a variety of sauces, salads and cocktails.[more]

Employees Only | South Beach The Washington Park Hotel brought in Employees Only, a New York-based cocktail lounge, to handle the hotel’s food and beverage. Set to open at the property’s coral house in September, the restaurant and bar will span about 3,500 square feet, outdoor space, dining space, and kitchen included.

Known for its craft cocktails, the bar will serve drinks that include the Amelia, a vodka and liquor cocktail with pureed blackberries and fresh lemon juice. The dinner menu will offer tableside steak tartar, bone marrow poppers, bacon-wrapped lamb chops; caviar service and fresh oysters.

Highgate is managing the hotel at 1030 Washington Avenue. The Witkoff Group and the Carlyle Group are the owners/developers. [more]

Peppers Authentic Mexican | Pinecrest Peppers Authentic Mexican is opening a third location at Dadeland Plaza in Pinecrest this month, replacing Brazilian eatery Giraffas.

The casual Mexican restaurant will open at 9459 South Dixie Highway in a 3,000- square-foot space, according to a press release. David Gonzalez and Gonzalo Leon De Bracamonte own and operate the chain, which is also located in South Beach and Brickell.

Signature dishes include made-to-order tacos, salads, fajitas, enchiladas and burritos.

The Learning Experience, HealthGains ink deals for new HQs in South Florida Delray Corporate Center also brought on two new tenants valued at $3M

Two South Florida-based companies are moving their corporate headquarters to new sites in Deerfield Beach and Aventura.

The developer of the Hillsboro Technology Center signed a lease with the Learning Experience, an early childhood education company. The Learning Experience will occupy 39,000 square feet at the Deerfield Beach business park, which is east of I-95. Its new headquarters will span two stories and 28,000 square feet, with an additional 11,000-square-foot preschool with a mini Main Street, USA and a 10,000-square-foot outdoor playground.

In its office space, the Learning Experience will incorporate modern workspaces and common areas, a 3,000-square-foot training facility, a 1,500-square-foot video and digital production studio, and a full kitchen and coffee bar. The company, which has 180 locations, plans to open in the fall of next year.

Butters and the Bristol Group co-developed the 925,000-square-foot business park. When it’s completed, the development will include Class A warehouse space, offices and a limited service hotel.

Aventura HealthGains, a medical company that provides hormone replacement therapy, anti-aging and sexual wellness services, will move to Aventura ParkSquare, a mixed-use project being developed by Integra Investments. HealthGains, which is currently based at 20800 West Dixie Highway also in Aventura, will lease about 8,800 square feet at the 40,000-square-foot medical wellness building. The company was founded by Dr. Richard Gaines in 2003 and has more than 1,500 clients in the U.S.

Aventura ParkSquare, which includes retail, Rendering of the medical wellness lobby at office, condos and a garage, is currently under Aventura ParkSquare construction. Integra scored $100 million in construction financing for the project in February.

Delray Beach

The Delray Corporate Center brought on two new tenants valued at more than $3 million: Call 4 Health, a medical call center, relocated from Boca Raton via a 10-year, 14,500-square-foot lease at 2855 South Congress Avenue. Judith Deveau Montella of Levy Realty Advisors represented the landlord and Chad Presnell of Mizner Grand Realty represented the tenant, according to a press release.

Also at the Delray business park, United World Telecom is relocating and expanding into a 5,350-square-foot space at 3333 South Congress Avenue. The telecommunications service provider is moving from 551 Southeast Eighth Street. Deveau Montella brokered the deal. The 150,000-square-foot corporate park is near I-95.

A new, LEED-certified office plaza in Aventura received $31 million in financing, HFF announced on Wednesday.

Mercantil Commercebank was the lender for Aventura Optima Plaza, an eight-story class A office and medical office tower at 21500 Biscayne Boulevard.

Developers Jose Bromberg and Ariel Bromberg acquired the 1.6-acre site for $5.5 million in July 2008, according to Miami-Dade property records.

Jim Dockerty, Scott Wadler and Marc Roth of HFF represented the borrower, Inmobiliaria Brom, to obtain the 10-year fixed-rate loan, according to a press release. Mercantil’s Brian Barroso led the deal. “Aventura Optima Plaza’s success is due to Ariel Bromberg’s masterful combination of the aesthetic and efficient design of the buildings along with their focused hands-on management,” Dockerty said in a statement. “The property is one of the finest office addresses in South Florida and is one of only two LEED Platinum buildings in the state of Florida.”

The 346,161-square-foot building, completed in 2013, includes balconies, a gym, a 20,000-square-foot rooftop garage with an outdoor jogging trail and a fifth floor social deck. Tenants include Benihana’s U.S. headquarters, Fossil and Adler Kawa Real Estate Advisors.

Integra closes first phase of $100M construction loan for Aventura ParkSquare Norwich Partners paid $8M for the hotel site

Integra Investments has sold the hotel site for Aventura ParkSquare and closed on a $33 million construction loan as the mixed-use project moves forward.

The loan is the the first phase of $100 million in financing, with the second portion closing within the next 30 days, Integra principal Victor Ballestas told The Real Deal. Bank of the Ozarks is the lender.

Groundbreaking is scheduled for next month at the 8.5-acre development site, a spokesperson for Integra said.

All-in-all, ParkSquare will include 55,000 square feet of retail; a 100,000-square-foot office tower, which sold out for $56 million last year; a 45,000-square-foot wellness medical center; a garage; and a 131-unit luxury residential condo tower.

Ballestas said 60 percent of the condos have been sold, mostly to end-users who are looking for walkability and new retail and restaurants. Amenities within the complex will include restaurants such as Icebox Cafe, outdoor green spaces, a Barry’s Bootcamp and greenmonkey yoga. The health-oriented development will also feature extra-wide sidewalks for walkability; open staircases that support less use of elevators; and the elimination of curbs.

Prices for the residential condos range from $500,000 to $900,000. “A lot of local people in Aventura are buying for their kids,” Ballestas said.

The project also includes an Aloft Hotel. In addition to the construction financing, Miami-Dade County records show that Integra sold the hotel site to Norwich Partners, the Sanibel, Florida-based hospitality developer and investor. Norwich paid $8 million for the roughly 1-acre site. The 207-key hotel, complete with an Aloft W XYZ bar and pool deck, will be completed along with the rest of the project by December 2017, Ballestas said. Construction will begin this month.

Aloft operates in Coral Gables, and is Rendering of the Aloft already open in South Beach and in Doral.

Norwich Partners is also developing the AC Hotel by Marriott, a 233-key property directly across the street from Aventura ParkSquare. Zyscovich Architects is designing that hotel, as well as the entire Aventura ParkSquare development. “The Aventura market has a pretty healthy demand for limited service hotels,” Ballestas said, citing one or two older hotels that service the market.

Norwich Partners tops out Aventura AC Hotel Project expected to open in November this year

Developer Norwich Partners just topped out its upcoming AC Hotel by Marriott in Aventura.

Construction of the nine-story hotel at 20805 Biscayne Boulevard began in June 2015, according to a news release from CBRE Project Management. Craft Construction, the project’s general contractor, held its topping-off celebration Friday after they finished the concrete pour for the hotel’s final floor.

The 233-room hotel is slated to be South Florida’s second-ever AC Hotel by Marriott when it opens in November of this year. Norwich, which has a development office in the city of Sanibel on Florida’s western coast, hired Zyscovich Architects to design the 192,514-square-foot structure.

Norwich financed its project with a $35 million construction loan from Wells Fargo, which it inked in August. Besides its rooms, the hotel will feature two levels of integrated parking, a bar, gym, pool, amenities deck and breakfast room. Nearby, the mixed-use Aventura ParkSquare development expects to break ground on its own 207-room Aloft hotel this month.

Icebox Cafe, a health-conscious eatery, is planning to open its fifth location in the upcoming Aventura ParkSquare — a mixed-use development with a health and wellness spin. The 4,000-square-foot cafe is the first to sign a lease from the development’s planned 55,000 square feet of retail space. Victor Ballestas, principal with ParkSquare developer Integra Investments, told The Real Dealthat every aspect of the community, from the curbless roads and open staircases to the chosen restaurants and medical offices, will be centered on health. ParkSquare will consist of five buildings, which will house a 207-room hotel, 131 residences, 100,000 square feet of office space, 55,000 square feet of retail space and 45,000 square feet of medical offices. Most of the retail space will be restaurants, Ballestas told TRD. The condo units will be priced from $500,000 to $850,000, and will range in size from one to three bedrooms. Ballestas said utilities are being piped into the eight-acre lot at the corner of 207th Street and ParkSquare Boulevard, which is currently vacant, and groundbreaking is expected to start in the summer. Integra Investments picked up a Cypress Creek office building for $21 million, The Real Dealhas learned. BB&T sold the former BankAtlantic headquarters, a 185,000-square-foot office building at 2100 West Cypress Creek Road next to the Fort Lauderdale Executive Airport on Tuesday, according to Broward County records. “It’s a well-positioned building in a good market that’s been on sale for a little while,” Victor Ballestas, principal of Integra told TRD. “Our plan for now is to clean it up and re-tenant it.” Kimberly Barbar of Stiles was the listing agent for the 14-acre site. The two-story building was renovated in 2005 and includes two gyms, a cafeteria, health center and 687 parking spaces, according to Stiles. The property last sold to BankAtlantic (now BB&T) in June 2002 for $12 million, Broward property records show. It features a flat gravel roof, two loading areas each with two dock-high loading doors and a closed loop HVAC system. After BB&T acquired BankAtlantic in 2012, the company kept the building empty, Ballestas said. An LLC tied to Miami-based Integra Investments was the seller. Integra recently announced plans to develop Aventura ParkSquare, a mixed-use development with a health and wellness angle. The project will include, office, retail, hotel and residential component. In March, an office building across the street from the Fort Lauderdale Executive Airport sold for $10.9 million — $4 million less than its last sale price.

The upcoming Aventura ParkSquare mixed-use project just signed on three new tenants, including a Mediterranean restaurant and an exercise studio.

Of the three tenants, the largest is Cycle House, a cycling studio that got its start in Los Angeles. The fitness studio’s 3,500-square-foot location at Aventura ParkSquare will be its first ever Florida branch.

Cycle House’s routines are focused on burning large amounts of calories in short periods of time, all to the beat of “high-energy music.”

Developer Integra Investments had told The Real Deal in the past that Aventura ParkSquare is meant to be a health-oriented project, with Cycle House joining other fitness studio tenants like Barry’s Bootcamp and greenmonkey yoga.

ParkSquare has also signed the Mediterranean Kitchen, a fast-casual eatery from the founder of Icebox Cafe founder Robert Siegmann. The shop will have “grab-and-go” natural foods as well as sandwiches and wraps. It will be located at the base of the project’s office condo building, which sold out last year. Icebox Cafe is also opening a restaurant at the Aventura ParkSquare.

Integra also announced its first beauty salon tenant: Lee Spa Nails. The salon will have 1,410 square feet of space and offer services like manicures, pedicures, facials, waxing, eyelash extensions, tanning, body massages, hair and skin care treatments.

Vacant land is scarce in Aventura, where Integra Investments will develop an 8.5-acre mixed-use community, complete with condos, senior living, a select-service hotel, offices and retail, slated to open in early 2017.

Integra Principal Victor Ballestas, who lives in Miami Beach and is a big fan of Sunset Harbour, wants to bring that vibe to Aventura with a health and wellness spin. In April, Integra announced that it had signed on Icebox Cafe to its Aventura ParkSquare, which will lease 4,000 square feet out of planned 55,000 square feet of retail.

The Real Deal sat down with Ballestas to discuss the project, who it’s targeting and what’s next.

You launched Aventura ParkSquare in March. What will the project bring to the city?

First of all, it’s in the last remaining 8.5 acres in South Florida, which in itself I think is pretty special. We, as a company, tend to focus on limited supply areas and this is perfect for that. It’s in a very dense area, a neighborhood that doesn’t have a real mixed-use project. Some of the credit for that goes to the city because they pushed us in that direction. And when that happened, we started discovering what Aventura was really lacking — a destination mixed-use project.

The residents of Aventura, when they want to go somewhere, their only option is Aventura Mall, and I think they’re getting pretty tired of having to go to restaurants in the mall.

The development has office, residential and a hotel. Who are you targeting?

Originally we went in for a heavy residential component because that’s what we thought the demand was. The city came to us and said, ‘look that’s our last parcel. We want to see a mixed- use project on that site.’ They tried to do that before and it didn’t work out.

The heart of the project is really all of the retail. We’re carefully selecting different that work together instead of compete against each other. I live in Miami Beach and am a fan of Sunset Harbour. I can get in the car, park in the garage and decide what I want to eat. That’s kind of what I wanted here.

We also hired Michael Comras as our leasing agent, so I think you’re going to see a similar type of ambiance. Who’s buying?

We’re starting to see [exisiting] Aventura residents come and buy units for their kids. Everyone in Aventura is building large units and they’re pricing those units at $1 million, $3 million. There’s really no new supply in the price range we’re in, which is $400,000 to $800,000. We have 35 percent in reservations.

What is the health component?

We were looking for an angle on the project that was simple and timeless. The retail is shaping up to be health and wellness. Between the office building and the residential building, we have a rooftop terrace. We’re planning to do an outdoor garden where the residents can go have lunch outside. Our fitness tenants can use the outdoor spaces for workouts.

The tenants in the medical office building will be geared toward health and wellness, like beauticians. In front of the hotel building, we have a 0.25-acre park, which spills out from all of the retail.

I saw in one article that they’re comparing us to Canyon Ranch, and it’s not a real comparison. Canyon Ranch is where they built three buildings and then threw $30 million into a gym and thought that was going to work for everybody. Ultimately, what we’re doing is not an expense to everybody.

There’s a concept called FitCity, which Bernard Zyscovich has kind of hooked up to figure out how to design this project. How do you get people to use a staircase instead of an elevator? The easy way to do it is you provide an outdoor staircase where people are enjoying the view of the project on this extra large staircase, instead of an enclosed staircase where it’s dirty.

We did sidewalks without curbs. All of the little things kind of want you to be outside.

Why a senior living component?

There’s a pretty high demand in the city of Aventura. Maybe you want to live across from your parents. Most people think you want to have a senior living [development] next to a hospital, and that’s not true. They want to be next to retail. What else is Integra working on?

We have a large project in Key West — 24 acres in Old Town. We broke ground on Sereno, 38 units in Bay Harbor. We just got approval for ArtSquare in Hallandale. ArtSquare will be 358 rental units, which is in high demand in that area.

We have this building [the Chase Bank building in downtown Miami], and the Ocean Bank building which we’re also selling. We bought it, are rehabbing it and converting them to office condos.

When we bought Chase, rents were $20 a square foot, now they’re north of $30 a square foot.

New York investors buy Aventura Corporate Center for $105M The buyer is tied to the Fishels, who own Renaissance Properties in Manhattan

The Aventura Corporate Center has sold to a New York-based group of investors for $105.28 million, or $417 per square foot.

ACC/GP Development LLC and ACC/GP Investment LLC sold the property, which includes three Class A office buildings and three parking garages on Biscayne Boulevard between Northeast 207th and 209th streets in Aventura.

Corporate records show the buyer is controlled by investors Kenneth L. Fishel and Robert Fishel. In Manhattan, the Fishels own Renaissance Properties, a privately held development company. In February the firm sold a 12-story commercial building in New York for $59 million.

They purchased the 8.67-acre Aventura property through a 1031 exchange and financed the deal with a $50 million loan from Prudential Insurance Company of America. The financing has a seven-year loan term with a “very attractive interest rate,” Bob Dockerty of Dockerty Romer & Co. told The Real Deal. He said the buyers were looking to buy a Class A office property in Florida after selling a property in New York.

Dockerty represented the buyer, while HFF’s Manny de Zarraga, Ike Ojala, Hermen Rodriguez and Jorge Portela represented the sellers.

The 252,244-square-foot office center, at 20801, 20803, and 20807 Biscayne Boulevard, was developed between 1986 and 2007, and includes two five-story buildings and one six-story building. It’s on the same block as the new AC Hotel by Marriott, which was developed by Norwich Partners.

Tenants at Aventura Corporate Center include Morgan Stanley, South Broward Hospital, Regus and Serendipity Labs.

“Aventura is the strongest submarket with 4.6 percent vacancy,” Dockerty said, referencing a CBRE office report released last week. The deal closed on Friday, he said.

The sellers are controlled by Michael, Sara and Charles Bedzow of Groupe Pacific, a South Florida real estate firm. Michael Bedzow sold a Fort Lauderdale Beach development site for $10 million last year.

Nearby is Aventura ParkSquare, an 8.5-acre, mixed-use project being developed by Integra Investments.

Norwich Partners has closed on $37 million in construction financing for an Aloft hotel at Aventura ParkSquare, a mixed-use project that’s being developed by Integra Investments.

Integra sold the roughly 1-acre development site for the hotel to Norwich in January for $8 million. The Aloft, a W Hotels brand, will feature 207 rooms, an Aloft W XYZ bar and a pool deck.

Citizens Bank provided the $37 million loan, records show. Norwich, a Sanibel, Florida- based hospitality developer and investor, also built the new 233-key AC Hotel by Marriott across the street. Zyscovich Architects designed both hotels, as well as Aventura ParkSquare. CBRE Project Management is managing the design-build of both Norwich hotels.

Integra, led by principal Victor Ballestas, is developing the 8.5-acre, mixed-use project, which will also include a 131-unit luxury residential condo tower, 55,000 square feet of retail, a 100,000-square-foot office tower, which sold out for $56 million last year, and a 45,000-square-foot wellness medical center.

Amenities within the complex will include restaurants such as Icebox Cafe, outdoor green spaces, a Barry’s Bootcamp and greenmonkey yoga. The health-oriented development will also feature extra-wide sidewalks for walkability; open staircases that support less use of elevators; and the elimination of curbs.

Last week, New York-based Renaissance Properties paid $105 million for three Class A office buildings next to the AC Hotel.

A second AC Hotel is coming to South Florida, The Real Deal has learned.

Zyscovich Architects will design the 192,514-square-foot hotel in Aventura, according to a press release.

AC Hotels by Marriott is a new brand of boutique hotels with existing locations in Spain, Italy and Portugal. The first U.S. location opened first AC Hotel by Marriott opened in Miami Beach.

The nine-story, 233-key hotel with attached parking will be located on Northeast 207th Street and Northeast 30th Avenue, next to the planned Aventura ParkSquare, a mixed-use project developed by Integra Investments.

Norwich Partners is developing the Aventura AC property, which is set to open in January 2016, according to its website. Amenities will include a bar, gym, pool, amenities deck, a breakfast room with a catering kitchen, and two levels of integrated parking. — Katherine Kallergis

Aventura ParkSquare is planning a 10-story, 40,000-square-foot Medical Wellness Center at its mixed-use project, to include three floors of office condos and a multi-level parking garage, The Real Deal has learned.

Continental Real Estate Companies is the exclusive sales and marketing firm for the wellness center, which is being designed by Zyscovich Architects. Developed by Integra Investments, construction is expected to begin in the fall, with an expected occupancy in early 2017, the developer said.

Wellness is the cornerstone of the design the nearly 7.5-acre, mixed-use development at the corner of 2900 Waterways Boulevard and Northeast 207th Street, the developer said. Victor Ballestas, principal with Integra Investments, told The Real Deal this spring that every aspect of the community, from the curbless roads and open staircases to the chosen restaurants and medical offices, will be centered on health.

In addition to the Medical Wellness Center, Aventura ParkSquare will have 55,000 square feet of retail space for shops and restaurants, a hotel, a 131-unit luxury condo tower and a 100,000-square-foot, ‘Class A’ office tower. Icebox Cafe was first to sign a lease in April for a 4,000-square-foot cafe at the development.

Aventura ParkSquare has brought on another health- oriented tenant: greenmonkey will join the 8.5-acre, mixed-use development, The Real Deal has learned.

The health and wellness company, which focuses on yoga classes and programs, has locations in Coral Gables, Miami Beach, Fort Lauderdale and Naples and South Naples. Greenmonkey will lease 3,500 square feet at Aventura ParkSquare, which is being developed by Integra Investments.

“The product Integra Investments has created for Aventura aligns perfectly with our practice and the transformation we’re seeing in this community,” Michael Block, principal of greenmonkey, said in a statement. “We can’t wait to empower and inspire the residents to create their greatest life at Aventura ParkSquare.”

Norwich Partners has closed on a $35 million mortgage for its planned AC Hotel by Marriott in Aventura, according to Miami-Dade County records.

Norwich is developing the 233-key property between Northeast 207 Street and Northeast 208th Street and between Biscayne Boulevard and Northeast 30th Avenue.

The nine-story, 192,514-square-foot hotel will be the second AC Hotel in South Florida. It’s set to open in January 2016, according to Norwich’s website. Zyscovich Architects will design the property. Amenities will include a bar, gym, pool, amenities deck, a breakfast room with a catering kitchen, and two levels of integrated parking.

Wells Fargo was the lender, records show. Norwich Aventura II paid $9.36 million in December for the 1.8-acre site on the southeast corner of that block. Norwich, a hotel development and investment company, has an agreement with ACC/GP Investment LLC, which owns the remaining properties on that block, according to Miami-Dade property records.

Norwich Partners, which is based in Lebanon, New Hampshire and Sanibel, Florida, is also developing an Aloft Hotel in Aventura. Norwich Partners did not immediately respond to calls for comment.

Also nearby is the planned Aventura ParkSquare, an 8.5-acre mixed-use project developed by Integra Investments. It’s slated for completion in early 2017.

Aventura ParkSquare is bulking up its tenant list with Barry’s Bootcamp, The Real Deal has learned.

Barry’s Bootcamp will join already announced Icebox Cafe and greenmonkey yoga in the retail component of the health-oriented, mixed-use development. Michael Comras, Jonathan Carter and Mike Silverman of the Comras Company brokered the deal, according to a press release.

The fitness company, which has an existing location in Miami Beach and is opening soon in Midtown Miami, will lease 4,775 square feet on the ground floor of ParkSquare. It will include high-end locker rooms, an open lobby and a Barry’s Fuel Bar.

“My partners and I are truly looking forward to bringing the Barry’s brand to Aventura ParkSquare as we continue to expand our reach in South Florida,” said James Provencher, partner of Barry’s Bootcamp. “This project offers the perfect setting for our next South Florida studio, right in the heart of Aventura with like-minded brands as our neighbors.”

Victor Ballestas, Integra Investments principal, has said that he is modeling the development after Sunset Harbour, a mixed-use development in Miami Beach. So far, all three Aventura ParkSquare tenants also have locations at Sunset Harbour.

“Barry’s Bootcamp is an exciting addition to our diverse line up of health and wellness- focused tenants at Aventura ParkSquare,” Ballestas said in a statement. Aventura ParkSquare has fully presold its 100,000-square-foot Class A office tower for about $56 million, The Real Deal has learned.

Office condos at ParkSquare Signature averaged $560 per square foot, a spokesperson for Integra Investments told TRD. Integra is developing the 8.5-acre, mixed-use development, which will also include a 131-unit luxury residential condo tower, 55,000 square feet of retail, a flagship select-service hotel and a 45,000-square-foot wellness medical center. The 11 buyers are primarily local, according to Integra. Investment groups, insurance companies, developers and family offices purchased office units, which range from 12,000 square feet to 15,000 square feet. Crescendo Real Estate is the project’s exclusive sales and marketing firm. Reservations are being converted to contracts, with a groundbreaking scheduled for the fall.

Graziano’s Market and Angelo Elia Pizza Bar & Tapas will lease space at Aventura ParkSquare, joining already announced tenants such as Icebox Cafe, greenmonkey yoga and Barry’s Bootcamp.

Coral Gables-based Graziano’s Market will lease 5,000 square feet, including a market, according to a press release. Angelo Elia Pizza Bar & Tapas, which has locations in Fort Lauderdale, Weston, Delray Beach and Coral Springs, will open in a 4,500-square- foot space with outdoor seating. Both are slated to open in early 2017.

The Comras Company’s Michael Comras, Jonathan Carter and Michael Silverman are the exclusive leasing agents for the retail component of the 8.5-acre project. The health and wellness-oriented development is targeting tenants similar to those at Sunset Harbour in Miami Beach. In the release, Silverman said the goal is to round out “a robust fitness roster” at ParkSquare.

Integra Investments is the developer. When completed, it will feature a “restaurant row” with outdoor seating on Northeast 207th Street.
